Compare at least three written Loan Estimates for the same mortgage scenario, then weigh the interest rate, APR, monthly payment, lender-controlled charges, cash to close, five-year cost, rate-lock terms, and the lender’s ability to close on time. The lowest advertised rate—or the lowest number on one line of an estimate—does not necessarily make the best offer.
Start with comparable written offers
A lender’s price depends on the borrower and the loan being priced. Loan type, term, amount, down payment, property, location, points, and timing can all affect an offer. If those assumptions differ, a lower rate or payment may reflect a different loan rather than a better deal.

Ask each lender to quote the same loan type and term, loan amount, and down-payment assumptions. Keep the property and occupancy details consistent, too, and request estimates close together in time. Mortgage pricing changes, so offers gathered on different dates may not be directly comparable even when the loan details match.

Use the Loan Estimate as the starting point for comparison, not as a substitute for checking the details. Lenders may itemize charges differently, and an estimate can change as the application and transaction progress. Ask about any line you do not understand and have the lender explain what it covers.
Compare the same details on every Loan Estimate
Put the estimates side by side and check the loan terms before comparing the dollars. This makes it easier to spot an apparent bargain that comes with a different loan structure or a trade-off elsewhere.
| What to line up | What to check |
|---|---|
| Loan product and term | Confirm that the loan type and repayment term match. Do not treat a fixed-rate loan and an adjustable-rate mortgage (ARM) as equivalent offers. |
| Rate and APR | Compare both figures, and check whether points or lender credits are part of the offer. |
| Monthly payment | Review principal and interest, mortgage insurance, and the total estimated monthly payment separately. |
| Loan costs | Compare total origination charges, eligible services you can shop for, points, and lender credits. |
| Cash to close | Check the estimated amount due at closing, while separating loan charges from taxes, insurance, prepaids, and escrow estimates. |
| Five-year cost | Use the estimate’s “In 5 years” figures to consider what you would have paid and how much principal you would have repaid over that period. |
| Rate lock and timing | Check whether the rate is locked, the lock’s expiration, possible extension costs, and whether the lender can meet the closing date. |
Do not rank offers by a single payment or cash-to-close figure. A lower monthly payment can accompany a longer term or a different product; a lower cash-to-close estimate can reflect a lender credit that comes with a higher rate. First establish that the offers describe the same loan and then evaluate their full costs and timing.
Understand what the interest rate and APR tell you
Interest rate
The interest rate is the rate used to calculate interest on the loan. It does not include the fees charged to obtain the loan, so it cannot tell you by itself how expensive the offer is. A lower quoted rate may require you to pay points or other charges upfront.
Annual percentage rate (APR)
APR combines the interest rate with certain costs of getting the loan. The CFPB describes it this way: “The APR reflects the interest rate, any points, mortgage broker fees, and other charges that you pay to get the loan.” The CFPB page carrying that explanation was last reviewed August 28, 2026.

APR gives you a broader cost measure than the interest rate, but it is not a complete decision rule. It does not replace checking the payment, total lender charges, cash to close, rate-lock terms, or whether the loan suits the time you expect to keep it. Compare APRs only when the offers are for the same kind of loan and comparable terms. Be especially cautious about using APR to compare an ARM with a fixed-rate mortgage: an ARM’s future rate can change, while the initial figures do not tell you exactly what those later rates will be.
Points and credits change the trade-off
Points are among the charges that can affect APR. A lender may quote a lower interest rate alongside higher upfront charges, or offer a credit that reduces some costs while increasing the rate. Look at the rate, APR, points, credits, and total loan charges together. Do not assume a lower rate is worth extra upfront cost—or that a credit makes the offer cheaper overall—without considering the time horizon and other terms.
Separate lender charges from other costs
A Loan Estimate includes costs that are not all controlled by the lender. For an apples-to-apples comparison, focus first on the charges associated with obtaining the loan, then examine the other estimates without mistaking them for lender pricing.
Origination charges
Compare the total origination charges rather than relying on the names or order of individual line items. Lenders may itemize charges differently. Ask each lender to explain what is included in its total and whether a quoted fee is connected to a rate or point choice.
Services you can shop for
Some required services may be shoppable. Ask which providers you are allowed to choose and what requirements a provider must meet to be eligible. Compare eligible options on a consistent basis; a low estimate is not useful if it assumes a provider you cannot use.

Taxes, insurance, government fees, and escrow
Property taxes, insurance, government fees, prepaids, and escrow estimates can differ for reasons that do not mean one lender has lower loan charges. Property-related estimates may depend on the transaction and location, and initial figures may not match the final amounts. Review these costs because they affect cash to close and the estimated payment, but do not rank lenders as cheaper based on these figures alone.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteKeep the categories distinct when comparing: lender-controlled loan charges, services you can shop for, and transaction or property costs. That separation helps you identify which differences you can discuss with a lender and which may reflect a different estimate of taxes, insurance, or other costs.
Look beyond the first monthly payment
The initial payment matters to your budget, but it does not show the entire cost of borrowing. Review the Loan Estimate’s “In 5 years” comparison as another way to assess the offer. The CFPB describes the calculation as subtracting the principal paid from the total paid during that period; the remainder estimates the interest and fees paid over those five years.
Use this measure alongside—not instead of—the rate, APR, charges, and payment. It gives a defined time window for comparing borrowing costs and principal repayment, which can be useful when you do not expect to hold the mortgage indefinitely. It is still an estimate based on the loan terms shown, not a promise about your future costs.
For an ARM, the five-year figure assumes rates stay the same. It is not a worst-case projection and should not be read as a guarantee that the payment or cost will remain at the estimated level. When comparing an ARM, consider its adjustable-rate structure separately rather than treating this one estimate as a forecast of future rate changes.

Check the rate lock before you rely on the rate
A quoted rate and a locked rate are not the same thing. Ask whether the rate is locked, the date and time the lock expires, and what the lender requires for the lock to remain in effect. An unlocked rate can change. A locked rate generally holds through its stated period if you close on time and the application does not change.
Before choosing an offer, ask the lender directly:
- Is this rate currently locked, or is it only a quote?
- When does the lock expire?
- What would an extension cost if closing is delayed?
- What happens to the rate or lock if information in the application changes?
- Can you meet the closing date in the purchase contract or transaction schedule?
Record the answers with the estimate so you can compare the practical terms as well as the price. If the transaction is close to the lock expiration, an offer with attractive pricing may carry a timing risk that deserves a specific answer, not an assumption.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Evaluate service as part of the offer
Service is not just a question of whether a loan officer is pleasant to deal with. You need clear answers about the estimate, a reliable understanding of outstanding requirements, and confidence that the lender can close on the required schedule. These factors can determine whether a low-cost offer is workable for your transaction.
Use the conversations you have while collecting estimates to assess how the lender handles questions. Ask for explanations of confusing charges, differences between the quote and Loan Estimate, and the steps or timing still required. Notice whether answers address the question directly and whether you can get a clear response when a detail needs follow-up.

Negotiate with the complete offer
Once you have comparable written Loan Estimates, you can use them to ask lenders whether they can improve their offer. The CFPB’s guidance is to make it your goal to compare at least three loan offers from different lenders. Written estimates give you a more useful basis for a specific discussion than an advertised rate alone.
- Choose a comparable offer. Confirm that the competing estimate matches the same loan product, term, amount, and down-payment assumptions.
- Point to a specific difference. Ask whether the lender can match or improve a rate, origination charge, points, or credit shown on the other estimate.
- Request a revised estimate. Check the entire revised offer, not only the line the lender changed.
- Recheck the trade-offs. Make sure a reduced charge or rate has not been offset by higher points, another fee, a changed credit, or a different loan assumption.
- Confirm timing before switching. Ask whether the lender can still meet your closing date and what the change means for any existing rate lock or schedule.
Be cautious with “no closing costs” language. It can mean higher monthly payments rather than costs disappearing. Ask how the offer handles those costs and compare the resulting rate, payment, and other terms against the competing written estimate.
Do not accept a change based only on a verbal promise. Ask for the updated terms in writing and confirm that the loan scenario still matches the other offers. The goal is not to secure the lowest number on one line; it is to understand the revised cost and conditions before making a decision.

Use a decision process that fits your priorities
There is no universal “best lender” based on the information on a Loan Estimate alone. Pricing varies with the borrower, property, loan type, geography, points, and timing, and service and closing requirements matter to the borrower’s particular transaction. Choose by weighing the complete offer against your own constraints.
- Rule out non-comparable estimates. Set aside offers that differ in loan type, term, amount, or key assumptions until the lender provides a matching scenario.
- Identify the cost differences you can verify. Compare rate, APR, payment, total origination charges, eligible shoppable services, points or credits, cash to close, and five-year cost.
- Investigate unexplained gaps. Ask why lender charges or credits differ, and separate those explanations from changes in taxes, insurance, government fees, prepaids, or escrow.
- Check lock and deadline risk. Confirm lock status and expiration, possible extension costs, and whether the lender can close on time.
- Judge the communication you have experienced. Consider whether the lender has answered your questions clearly enough for you to understand the offer and next steps.
- Negotiate and compare the written revision. Look for offsetting charges or changed terms before deciding that the revised offer is better.
CFPB guidance says homebuyers can potentially save $600 to $1,200 per year by getting mortgage offers from multiple lenders. The CFPB page accessed October 9, 2026, does not state a publication year for that figure. Treat it as a potential saving, not a guaranteed result: the amount a borrower may save depends on the offers available and the borrower’s circumstances.
Common comparison mistakes to avoid
- Choosing by the advertised rate. A rate without the associated points, fees, loan assumptions, and lock status is not a complete offer.
- Treating APR as a final ranking. APR is broader than the interest rate, but it does not resolve differences in loan type, future ARM rates, payment, cash to close, or service.
- Comparing unlike products. A fixed-rate loan and an ARM, or loans with different terms or down-payment assumptions, should not be ranked as if they were identical.
- Calling the lowest cash-to-close figure the cheapest loan. Credits and other terms can change the rate or payment, while taxes, prepaids, and escrow estimates may account for differences unrelated to lender pricing.
- Ignoring lock expiration. A favorable rate that is not locked, or whose lock expires before closing, may not be the rate available when the loan is completed.
- Switching late without checking the schedule. A lender change can jeopardize closing timing if the new lender cannot complete the process before the deadline.
- Assuming a “no closing costs” offer eliminates costs. The trade-off may be a higher monthly payment, so inspect the full written estimate.
How to choose among the final offers
After matching the loan scenarios, comparing the cost categories, and checking the lock and timeline, decide which trade-offs matter most to you. One borrower may prefer lower upfront charges; another may focus on the payment or on confidence that the lender can close on schedule. The estimates help make those trade-offs visible, but they do not determine your priorities.
Before committing, make sure you understand which terms are estimated, which are locked, how the offer handles points or credits, and what remains to be confirmed. If a lender cannot explain a material difference clearly, ask again before treating the offers as comparable. The sound choice is the offer whose terms you understand and whose cost and timing fit your circumstances—not simply the one with the most appealing headline rate.
