What to Do When Your Adjustable-Rate Mortgage Payment Resets Higher

A higher ARM payment requires more than a quick refinance decision. Verify the reset against your loan documents, rebuild your full housing budget, compare written refinance offers, and contact the servicer and a HUD-approved counselor early if the payment is unaffordable.

A higher adjustable-rate mortgage (ARM) payment is a signal to verify the loan calculation, rebuild your budget, and compare your available choices before the first larger payment is due. Read the reset notice and ARM documents, ask the servicer to explain any discrepancy, obtain refinance offers only after comparing their full cost, and contact the servicer and a HUD-approved housing counselor promptly if the new payment is not affordable.

Start with the reset notice

Your mortgage servicer generally sends an estimate of the new interest rate and payment before an ARM adjustment. For the first reset, the estimate is generally sent seven to eight months before the first payment at the new rate. For a later reset that changes the payment, notice is generally sent two to four months beforehand. The timing is intended to give you time to check the loan, adjust your budget, and pursue another loan if that is practical.

Find these items in the notice:

  • The current interest rate and the new rate or estimated rate.
  • Your current payment and the new payment or estimated payment.
  • The date the first payment at the new amount is due.
  • For an initial reset, information about options to explore if the payment is unaffordable and how to contact a HUD-approved housing counseling agency.

Keep the notice with your mortgage note, ARM disclosure, recent statements, escrow analysis and closing documents. If the notice gives an estimated rate, the final amount may depend on the index value used on the adjustment date and the terms of your note.

Confirm how your ARM is supposed to adjust

Do not evaluate the increase from the payment alone. Locate the promissory note and ARM disclosures and identify the loan’s index, margin, adjustment dates, adjustment interval and rate caps. The rate is typically determined by adding the contractual margin to the specified index, subject to the caps and other terms in your documents.

Understand the three types of caps

  • Initial adjustment cap: limits the change at the first rate adjustment.
  • Subsequent adjustment cap: limits the change at each later adjustment.
  • Lifetime cap: limits how far the rate can rise above the initial rate over the life of the loan.

The Consumer Financial Protection Bureau says common examples are an initial cap of two or five percentage points, a subsequent cap of one or two points, and a lifetime cap of five points. Those are examples, not universal limits; some loans have higher or different caps. A cap limits the adjustment but does not make the resulting payment affordable.

Ask for the servicer’s calculation

Ask the servicer to show the index value, margin, cap applied, effective date and payment calculation used for the notice. Compare that explanation with your note and statement. A payment can change by more than the interest-rate reset itself because the bill may also include escrow, mortgage insurance, fees or a change in the way principal is repaid.

Check whether something besides the rate changed

CFPB guidance identifies several reasons a monthly mortgage payment can rise. Review the statement’s itemized principal, interest, escrow and other charges before assuming the ARM adjustment is the only cause.

  • Interest-only period ending: The loan may have begun requiring principal repayment in addition to interest.
  • Mortgage insurance or fees: A new charge, changed premium or servicing fee can increase the total due.
  • Servicing error: The rate, index date, balance or escrow calculation may have been entered incorrectly.

If a phone explanation does not resolve an apparent error, CFPB advises sending a written notice of error or request for information to the special address designated by your servicer for those notices. Use the address and instructions on your statement or the servicer’s website, not necessarily the address where you send payments. Keep a copy of the letter, the notice, statements, call dates, representatives’ names and reference numbers.

Put the new payment into a realistic budget

Build your budget around the estimated new payment, not the old one. Include the full housing amount shown on the statement, including escrow where applicable, and then add utilities, insurance, maintenance and essential household expenses. Account for other debt payments, variable income and a reserve for irregular costs.

Separate the change into two questions:

  • Can you make the new payment while preserving essential spending and a reasonable emergency reserve?
  • If you can make it now, could another adjustment make it unaffordable later under the loan’s adjustment interval and caps?

A mortgage calculator can help you compare scenarios, but it cannot determine the contractually correct rate or payment. The servicer’s notice and your loan documents control the calculation. If the notice is only an estimate, ask when the final rate will be set and when the final payment disclosure will arrive.

Compare keeping the ARM with refinancing

Refinancing can replace the ARM with a fixed-rate loan or a different ARM, but it is not an automatic escape from a reset. Approval and savings depend on your current income, credit, debts, property value, equity and the loan terms available when you apply. CFPB cautions that you should not assume you will be able to sell or refinance before a future reset; property values and financial circumstances can change.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

If refinancing appears feasible, request written Loan Estimates from multiple lenders. Compare the offers on the same basis:

Item What to examine
Rate structure Fixed or adjustable, the initial rate, the index and margin for an ARM, and every applicable cap.
Monthly payment Principal and interest, plus estimated escrow, mortgage insurance and other recurring charges.
Upfront cost Origination charges, appraisal, title services, recording costs, prepaid interest and other closing costs.
Term Whether the new term lowers the payment by extending repayment and potentially increasing total interest.
Expected total cost Total interest and fees over the period you expect to keep the home, rather than only the first payment.
Break-even timing How long the monthly savings would take to recover the refinance costs, and whether you expect to remain in the home that long.

Do not compare a new loan’s principal-and-interest payment with your current payment if one figure includes escrow and the other does not. Check whether the offer requires cash at closing, rolls costs into the balance, changes mortgage insurance or resets the payoff schedule. A lower payment can still produce a higher lifetime cost, and a refinance is neither guaranteed nor necessarily cheaper.

Choose a path based on your circumstances

Path Questions to ask Main constraint
Keep the ARM What is the reset rate, how often can it change, what caps apply, and can the budget withstand future adjustments? The payment may change again under the note’s terms.
Refinance Is the replacement fixed or adjustable? What are the rate, fees, term, payment and expected total cost? Approval and savings are not guaranteed.
Loan modification or repayment plan What will the new payment, duration, fees, arrears treatment and balance be? Availability and terms depend on the borrower and loan.
Forbearance How long are payments paused or reduced, and exactly how will the deferred amount be repaid? The debt is deferred, not forgiven.
Sale or deed-in-lieu What net proceeds, move-out timing, legal effects and tax consequences apply? Availability depends on circumstances; obtain individualized advice.

If the new payment is unaffordable, contact the servicer early

Call the number on your mortgage statement as soon as you know the payment may not be sustainable. Ask for a mortgage-assistance or loss-mitigation specialist. Explain whether the hardship is temporary or ongoing and ask what documents are required. Be prepared to provide income information, a list of expenses, bank or asset information and details about the payment change.

Depending on your circumstances, a servicer may discuss a refinance, modification, repayment plan, forbearance, short sale or deed-in-lieu of foreclosure. These are not guaranteed outcomes. Ask for the proposed terms in writing, including the payment, duration, fees, treatment of missed amounts, effect on the balance and what happens when the arrangement ends. Continue following the existing payment instructions unless the servicer gives you written directions that change them.

Get independent counseling

A HUD-approved housing counseling agency can help you organize documents, understand the alternatives and communicate with the servicer. CFPB also identifies the HOPE Hotline at (888) 995-HOPE. Counseling assistance is different from paying a company to “guarantee” a modification.

Recognize foreclosure-scam warnings

  • Do not pay an upfront fee for a guaranteed modification or a promised way to stop foreclosure.
  • Be cautious if someone tells you to stop making payments or to send payments to anyone other than the servicer without a verified written instruction.
  • Do not sign documents you do not understand or transfer ownership of the home to obtain help.

Understand forbearance before accepting it

Forbearance temporarily pauses or reduces payments; it does not erase the missed or reduced amounts. Before agreeing, ask whether the deferred balance will be due in a lump sum, added to the end of the loan, spread across later payments or handled through another arrangement. Ask how interest, escrow and fees will be treated, when regular payments resume and whether the agreement changes the loan’s maturity or balance.

Request the complete agreement in writing and keep proof of every payment made under it. If the proposed repayment is unaffordable, tell the servicer before signing and ask whether another option is available.

A practical timeline for the weeks before the reset

  1. Immediately: Read the notice, mark the first due date at the new amount and gather the note, ARM disclosures and statements.
  2. Within a few days: Verify the index, margin, adjustment interval and caps. Ask the servicer to explain the rate and payment calculation.
  3. During the notice period: Rebuild the budget with the complete housing cost, investigate escrow changes and document any discrepancy in writing.
  4. If refinancing is realistic: Obtain Loan Estimates from multiple lenders and compare rate type, fees, term, payment and expected total cost over your expected time in the home.
  5. If affordability is doubtful: Contact the servicer’s assistance department and a HUD-approved counselor before missing a payment. Provide the requested financial documents promptly.
  6. Before accepting any workout: Read the written terms, confirm how deferred amounts are repaid and keep copies of the agreement and correspondence.

When the notice or payment still does not make sense

Ask specific questions rather than relying on a general assurance that the increase is “normal”: What index value was used? What margin and cap were applied? Which date controls the adjustment? How was the principal balance determined? Did escrow, mortgage insurance, a buydown or an interest-only period change? Request an itemized explanation and compare it with your documents.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

If the servicer does not correct or adequately explain the issue, send the written notice of error or information request to the designated address and retain delivery evidence. Continue monitoring statements and deadlines while the issue is reviewed. A payment dispute does not automatically suspend your obligation to pay; obtain specific guidance from the servicer or a qualified housing professional about what to do while the review is pending.

What the available evidence can—and cannot—tell you

CFPB guidance does not establish a typical frequency or average size for ARM payment increases, and no universal reset amount can be calculated without your balance, remaining term, index, margin, caps, escrow and loan documents. The common cap figures above are general examples, not a prediction of your loan’s next adjustment. Your notice, note and servicer calculation are the sources for an individualized answer.
