Then check the affected fees against the applicable change limits and decide whether the corrected terms still work for you. A higher number on a Closing Disclosure does not by itself show that the change is improper—but neither does a revised Loan Estimate establish that every increase is allowed.
First, identify which terms changed
Gather the newest Loan Estimate, any earlier Loan Estimates, your written rate-lock confirmation or lock agreement, the Closing Disclosure, and the lender’s messages about revisions. Use the most recent Loan Estimate as your main comparison point, but keep earlier versions: they can help show when a term changed and what information the lender had at the time.

Compare the figures that affect both the cost and the structure of the loan. A rate increase is different from a closing-cost increase, and a lower lender credit can raise the cash you need even if no fee line itself changed. Look at:

- Discount points and lender credits.
- Loan amount, loan type, and loan term.
- Projected monthly payment.
- Each closing-cost line, rather than only the total.
- Cash to close.
The Consumer Financial Protection Bureau’s Closing Disclosure explainer organizes the final disclosure around these items and includes a sample form. Use its explanations to locate corresponding figures if the forms’ labels or layout are unfamiliar. A change in one item may affect another: for example, a different loan amount can change the payment, while a reduced lender credit can increase cash to close.

Check your rate-lock status and terms
A Loan Estimate is not necessarily a promise that the interest rate will stay the same. Check page 1 for whether the rate is locked and, if so, the date through which the lock applies. If the rate was not locked, it may change before closing. If it was locked, the written lock terms matter: a lock generally protects the rate only during its stated period and while the application remains materially unchanged.
Ask the lender to identify the exact reason for a rate or points change—not just to say that the rate was “updated.” The CFPB’s borrower guidance says: “First, ask your lender for a specific reason why your rate or fees have changed.” Ask the lender to connect the stated reason to your file and to the relevant lock provision.
Information that may affect terms includes the loan amount, credit, verified income, loan type, down payment, or property appraisal. If the lender says one of these changed, ask what the earlier and current information is, when the lender learned the new fact, and how it changed the rate or points. A reference to a changed fact is not, on its own, enough to show how the change affects your particular loan.

Understand that fee changes have different limits
Do not treat all closing costs as though the same rule applies to each. CFPB guidance groups costs into three broad categories. In general, some costs can increase without a limit, some generally cannot increase, and the total of certain costs generally cannot increase by more than 10% without a qualifying change in circumstances. The 10% limit is an aggregate limit for certain categories—not a blanket cap on every closing cost or on the overall amount due at closing.
| General category | What to ask |
|---|---|
| Costs that may increase without a limit | Which specific line items fall into this category, and what caused each amount to change? |
| Costs that generally cannot increase | Why did this particular charge change, and does the lender say an exception applies? |
| Certain costs subject to a general 10% aggregate limit | Which charges are included in the calculation, what were their earlier and current totals, and does the lender rely on a qualifying change in circumstances? |
The lender should identify the fee category and explain the reason for the revision. A qualifying change in circumstances may alter the applicable limits, so ask what changed and how that change affects the specific charges. Do not assume that the appearance of a revised Loan Estimate proves that an increase is permitted, or that an increase is improper simply because it is larger than expected. The fee category, the reason for the change, and the applicable rules all matter.
Ask the lender for an itemized written explanation
Contact the lender promptly. Keep your message focused on each changed figure and ask for the answer in writing so you can compare it with the disclosures and lock terms. Useful questions include:

- What specific event or new information caused this change?
- When did you learn that information, and what was the earlier information?
- Which fee category does each changed cost fall under?
- Does the lender rely on a qualifying change in circumstances? If so, what is it?
- How does the change affect my rate, points, monthly payment, and cash to close?
- Is my rate lock still in force? If not, when did it expire or stop applying, and which written term explains that?
- Can you send a corrected disclosure if any figure is inaccurate?
Ask the lender to explain the full effect, not only the number that first caught your attention. A change in a fee may affect cash to close without changing the payment; a change in rate or loan structure can affect the payment and total borrowing cost. Request a side-by-side breakdown if the revised figures are difficult to reconcile.

For most mortgages covered by the standard disclosure process, the lender must provide the Closing Disclosure at least three business days before the scheduled closing. That is a business-day rule, not three calendar days. When it arrives, review it promptly rather than waiting until the signing appointment: the time is useful for asking questions, resolving errors, and evaluating whether the terms remain acceptable.
Compare the Closing Disclosure with the latest Loan Estimate, checking the rate, loan amount, loan type, projected monthly payment, closing costs, lender credits, and cash to close. Then examine individual lines for changes that the summary totals may hide. If you do not understand a term or calculation, ask the lender to identify the corresponding Loan Estimate item and explain the difference.

The standard process and forms apply to most mortgages, but not all. Reverse mortgages, home equity lines of credit (HELOCs), certain manufactured-home loans, and some subordinate homebuyer-assistance loans may use different disclosures. Confirm which disclosure rules and forms apply to your loan rather than assuming that every mortgage follows the same process.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Decide whether to proceed, seek a correction, or change lenders
Once you have the explanation, decide based on the complete written terms and the practical consequences of changing course. If the lender corrects an error, or the changes are explained and the loan still suits your budget, review the corrected figures before proceeding. If significant changes remain unexplained or unacceptable, you may consider another lender. Compare full written Loan Estimates, not just headline interest rates.
When comparing a replacement offer, check the rate, points, lender credits, lock status and expiration, total closing costs, cash to close, monthly payment, loan type, term, and amount. Also ask whether the new lender can meet the purchase contract’s closing date. A seemingly better rate may not be a workable option if the replacement financing cannot be completed in time or has different loan features.

You can ask the seller whether they will agree to delay closing while you arrange replacement financing. Do not assume the seller must agree or that a delay is consequence-free: the answer depends on the purchase contract, the seller’s agreement, and timing. Check those issues promptly with the appropriate professional before relying on an extension.
Escalate if the explanation does not resolve the problem
Save each disclosure, the lock confirmation, the lender’s written explanation, and your own comparison notes. If the figures still do not add up, a HUD-certified housing counselor can help review and compare Loan Estimates. For advice about your specific transaction or legal rights, consider speaking with an attorney. The CFPB says borrowers may have rights to compensation if changes were illegal, but general guidance cannot determine whether a particular lender’s change violated the rules.
If you cannot resolve the issue directly with the company, you can consider submitting a complaint to the CFPB after trying to work it out with the lender. Include the relevant documents and a concise timeline of what changed, when you received each disclosure, and what explanation you requested. A complaint does not substitute for transaction-specific legal advice or determine what your purchase contract requires.
Quick Recap
A practical sequence from discrepancy to decision
- Collect the records. Put the original and latest Loan Estimates, rate-lock documentation, Closing Disclosure, and lender communications together. Note the date of each document.
- Mark every difference. Compare the rate, points, lender credits, loan amount and type, monthly payment, each closing-cost line, and cash to close.
- Ask for specifics in writing. Request the event, timing, affected fee category, lock status, and effect on the payment and cash needed.
- Check the explanation against the documents. Compare any claimed change with the application information and written lock terms; ask how the affected fees fit the CFPB’s general categories and limits.
- Choose a feasible path. Proceed with terms you understand and accept, request a correction, or promptly compare another lender’s complete written offer and closing timeline.
- Get help if needed. Keep the record, consult a housing counselor or attorney as appropriate, and consider a CFPB complaint if direct efforts do not resolve the concern.
