What to Do If Your Mortgage Rate Is Much Lower Than Current Rates

A low mortgage rate can make moving more expensive, but it does not automatically mean you should stay. Compare your real sale, rental, financing, and tax options before deciding.

A low mortgage rate can make moving more expensive, but it does not make selling impossible or mean you should automatically stay. Compare the cost of selling and moving with the full cost of keeping the home, then check whether your loan can be assumed or whether renting is viable. This guidance is U.S.-focused; your loan terms, state and local rules, tax situation, and household needs can change the answer.

Start with the reason you need to move

Separate a move you would like to make from one you need to make. A job change, care needs, a growing or changing household, safety concerns, or an unaffordable payment can put a real deadline on the decision. If the move is optional, staying for a defined period may be worth comparing. If it is essential, the value of relocating may outweigh the extra financing cost.

Set out the reason, the latest practical move date, and what would happen if you stayed for six or twelve months. That gives you a time horizon for the financial comparison instead of treating the mortgage rate as the only factor. A low rate is a cost of moving, not a command to remain in a home that no longer fits.

Why a low rate can make a move feel expensive

If you sell, the buyer generally does not take over your monthly payment automatically. You pay off the existing mortgage from the sale proceeds, and if you buy another home, you arrange new financing at the terms available to you then. The resulting payment depends on more than the interest rate: the next home’s price, your down payment, loan type, taxes, insurance, and other costs all matter.

Freddie Mac estimated a national average mortgage rate lock-in effect of $55,000 in 2023. That estimate used 30-year and 15-year fixed-rate loans in Freddie Mac’s portfolio active as of June 2023. It is a historical portfolio estimate—not a current calculation of any individual owner’s loss, and not an amount every seller would save by staying.

To understand your own decision, compare the actual financing and housing costs over the period you expect to stay in the next place. A rate difference can matter a great deal over a long period, but it should be weighed against the cost of maintaining the current home, the reason for moving, and the value of having more suitable housing.

Build a personalized sell-versus-stay comparison

Use current estimates for your own home and plans. A listing price is not the same as the money you will have available after closing, and an advertised mortgage rate is not a personalized loan offer. Ask for figures you can compare on the same timeline.

  1. Estimate sale proceeds. Ask a real estate professional for a realistic range of sale prices. Request an estimate of transaction expenses and the mortgage payoff amount from your servicer. Subtract the payoff and estimated selling expenses from the expected sale price to estimate proceeds. Include any other liens or costs that apply to your situation.
  2. Estimate the next housing cost. If you plan to buy, get a financing estimate based on a realistic purchase price, down payment, loan terms, taxes, insurance, and any applicable association costs. If you plan to rent, compare likely rent and related costs with the cost of owning.
  3. Estimate the cost of keeping the current home. Include principal and interest, property taxes, insurance, utilities, routine maintenance, and likely repairs. Do not treat principal repayment as a simple expense equivalent to interest; track the full cash payment for affordability, while separately considering equity and the home’s value risk.
  4. Compare over your likely time horizon. Add moving and transition costs and compare the expected cash outlay and risks of each option over the period you expect to live elsewhere or remain in the home. Use ranges where sale price, rent, repairs, or financing terms are uncertain.

The result is not just a lowest-monthly-payment contest. Consider liquidity, the cash needed for a purchase, the risk of carrying two homes, the time pressure behind the move, and whether the current location still meets your needs.

Can a buyer take over your low mortgage rate?

Sometimes a mortgage can be assumed, meaning an eligible buyer takes over the existing loan under its terms. Do not assume this is possible just because your rate is attractive. Freddie Mac says most conventional mortgages, including Freddie Mac loans, do not permit third-party assumptions. Fannie Mae’s Selling Guide says conventional fixed-rate loans are not assumable as of the note date. Some government-insured loans or adjustable-rate loan situations can differ, but eligibility depends on the specific loan and transaction.

Before advertising an assumable loan or promising a buyer your rate, contact your servicer and review your note. Ask these questions:

  • Does this exact loan permit a third-party assumption, and what contract or program provision governs it?
  • What buyer credit, income, or other qualification requirements apply, and what is the expected approval process and timeline?
  • How will the buyer cover the difference between the purchase price and the remaining loan balance? The buyer may need cash or separate financing for that equity gap.
  • Will you, the current borrower, be released from liability after the assumption? Do not treat an approved assumption as an automatic release.

Freddie Mac describes an assumption as a rare possibility when a seller’s existing rate is more attractive than the current loan market. Even if the loan is assumable, the buyer must be able to complete the transaction and meet the loan’s requirements. Get the servicer’s process and any release of liability in writing before relying on an assumption as your sale plan.

Should you rent out the home instead of selling?

Renting can preserve the home and its existing financing, but it turns your property into a rental business and may affect your ability to borrow for another home. Test the rental using conservative numbers and confirmed loan and insurance terms before deciding.

Calculate the rental’s operating picture

Use actual comparable rents in the area rather than the highest advertised asking prices. Compare likely collected rent with the complete cost of ownership. Include the mortgage payment, property taxes, insurance suitable for the planned occupancy, maintenance and repair reserves, vacancy, utilities you will pay, and management costs if you will hire a manager. Consider that rent may not arrive on time or continuously, while many ownership expenses continue.

A simple monthly estimate is a starting point, not a guarantee of profit. Build in room for a vacant period, an unexpected repair, and costs that do not occur monthly. If the rental works only when every month is occupied and nothing breaks, it may not be a sound substitute for selling.

Check permission and landlord obligations

Review the mortgage documents and speak with the servicer about changing from owner occupancy to a rental. Contact your insurer about coverage for a tenant-occupied property. Check state and local rules that apply to landlords, including any required registrations, safety standards, notices, or tenant protections. The obligations and costs can vary by location; the loan, insurance policy, and local law—not a generic landlord checklist—determine what applies to your home.

Ask how a rental affects a new mortgage

If you want to buy another home, tell the new lender that you plan to keep the current property and explain whether it will be rented. The lender will assess the old mortgage and may require rental documentation, reserves, or other evidence. Fannie Mae’s Selling Guide, dated September 2, 2026, sets out underwriting rules for other real estate owned and rental income from a departing residence. In the applicable method, it describes a calculation using 75% of gross rent; that is an underwriting method, not a promise that a particular borrower can use rent to offset the full old payment. Ask your lender how the current guide applies to your file before making an offer on another home.

Check the tax consequences before selling or converting to a rental

Mortgage payoff and taxable gain are different calculations. The IRS generally determines gain using the amount realized from a sale minus adjusted basis and selling expenses, subject to the applicable rules. Paying off a mortgage affects how much cash you receive at closing, but it does not by itself determine whether you owe tax on a gain.

Under IRS Publication 523 for 2025, a seller who qualifies for the main-home exclusion may be able to exclude up to $250,000 of gain, or up to $500,000 for eligible joint filers. The ownership and use tests generally look for two years during the five years ending on the sale date, and other requirements and limitations apply. Those headline limits do not establish that a particular seller qualifies or that all gain is excludable.

Renting the home before selling can change the tax calculation. Depreciation claimed or allowable during rental use may affect a later sale, and depreciation generally cannot be excluded under the main-home exclusion. Before converting the property to a rental, compare a potential sale now with a sale after rental use using your purchase basis, qualifying improvements, occupancy history, selling expenses, and depreciation details. The IRS’s Publication 523 and home-sale guidance explain the general rules; a tax professional can apply them to your records and circumstances.

Compare the options that actually fit your situation

There may be more than two choices. Assess only options that are feasible for your timeline, finances, loan, and location.

Option What to compare Key condition or risk
Sell and buy elsewhere Estimated net proceeds, next-home price and financing, moving costs, and the cost of the new home over your likely time horizon. New financing terms and sale proceeds are specific to your transaction; do not base the decision on a generic rate-lock estimate.
Sell and rent elsewhere Net proceeds after sale, likely rent, moving costs, and how long renting would meet your needs. Rent and lease terms vary locally; this option avoids taking on another home purchase immediately but does not guarantee a lower total cost.
Keep the home and rent it out Realistic rent against all ownership and rental costs, cash reserves, management needs, and financing plans for your next home. Confirm loan and insurance terms, local landlord duties, tax effects, and how the next lender will underwrite the property.
Stay temporarily The cost of remaining, the benefit of delaying a move, and a specific date or condition for reassessing. A delay is useful only if it fits the reason for moving and does not create a larger personal or financial problem.
Explore an assumption Whether the servicer permits it, buyer qualification, the equity gap, processing timeline, and written liability release. Most conventional mortgages do not permit third-party assumptions; never present the existing rate as transferable until verified.

Make the decision with a short list of confirmed facts

Before committing, assemble estimates and answers from the people who control the relevant details: your servicer, a prospective lender, a tax professional, and, for a rental, your insurer and local authorities or a qualified local professional. Keep estimates separate from confirmed terms, and note when they expire or what assumptions they use.

  • Move: Is it optional or necessary, and by when?
  • Sale: What is the realistic price range, mortgage payoff, and estimated net proceeds?
  • Next housing: What would financing or rent cost for your actual plan?
  • Assumption: Has the servicer confirmed eligibility, requirements, and borrower release?
  • Rental: Does conservative rent cover the full cost and risk, and is the occupancy allowed?
  • Borrowing and taxes: How would keeping or renting the home affect a new loan application and the eventual tax calculation?

Choose the option that works for your household’s actual timeline and risk tolerance, not simply the one that preserves the lowest interest rate. If the numbers are close, flexibility, available cash, and the non-financial reason for moving may be decisive.
