What to Do If You Can’t Afford the Mortgage Payment You Qualify For

A lender’s approval is not a household affordability assessment. See how to check the full cost before buying and what to do if you may miss a mortgage payment.

A mortgage approval tells you what a lender is willing to lend; it does not tell you what your household can comfortably afford. If you are still shopping, calculate the full housing cost alongside your expenses, savings needs and possible future payment changes before committing. If you already have the mortgage and expect to miss a payment, contact your servicer promptly and ask about assistance.

The right next step depends on which situation you are in: prospective buyers can reconsider the price or timing before taking on the debt, while current borrowers need to discuss their loan and circumstances with the servicer. Neither approval nor a request for help guarantees a particular payment or outcome.

Why did the lender approve me for more than I can comfortably pay?

A lender’s qualification amount answers a narrower question than your household budget does. As the Consumer Financial Protection Bureau (CFPB) puts it, “Lenders will often tell you how much you are qualified to borrow – that is, how much they are willing to loan you.” Your own decision is whether the costs fit alongside your other obligations and priorities.

Under federal ability-to-repay requirements, lenders must make a good-faith determination that a borrower can repay a loan. A Qualified Mortgage is a regulatory loan category with specified features and underwriting requirements; those include verifying income or assets and debts. The label is not a guarantee that a particular payment will feel manageable for your household, account for all of your priorities, or remain unchanged over time.

A lender’s calculation and your personal affordability assessment serve different purposes. A lender may not know every expense, savings goal, likely repair, or change in your circumstances that matters to you. Approval should therefore be treated as a lending decision—not as a spending target or a recommendation to borrow the maximum amount.

How to decide whether a mortgage payment is sustainable before you buy

Build your own monthly picture before making a commitment. A housing payment is more than principal and interest, and costs outside the mortgage bill still draw on the same household income. The CFPB encourages borrowers to consider household expenses and savings, including a fund for unexpected costs.

1. Start with dependable income and the rest of your budget

Write down reliable household income and recurring expenses. Include debt payments and costs that will not appear on a mortgage statement, such as transportation, healthcare, utilities, and other household needs. Include regular savings priorities rather than treating whatever remains after bills as automatically available for housing.

A notebook or free spreadsheet is enough to do this. The aim is to see how the proposed housing cost fits into the whole budget, not to produce a number that a lender would approve.

2. Add every part of the housing cost

Estimate the monthly total using the loan and property costs you expect to face. Account for:

  • Principal and interest.
  • Property taxes.
  • Homeowners insurance.
  • Mortgage insurance, if applicable.
  • Homeowners association fees, if applicable.

Do not compare a proposed payment that includes only principal and interest with your current rent or other monthly obligations. Taxes, insurance and other applicable costs also need room in the household budget, whether or not they are collected with the mortgage payment.

3. Protect room for savings, repairs and other priorities

Decide what money needs to remain available for emergency savings, repairs, transportation, healthcare and other household priorities. A home can bring unexpected costs, so a budget that works only when nothing goes wrong may leave too little flexibility. The CFPB’s budgeting guidance emphasizes retaining an emergency or household fund for unexpected expenses.

There is no single safe payment-to-income percentage established for every household in this guidance. A ratio cannot account by itself for differences in expenses, savings needs or other circumstances. Use your actual budget rather than treating a generic percentage as a personal affordability rule.

4. Check whether the payment or costs can change

Read the loan terms and identify any features that could change what you pay later. For example, an adjustable-rate loan may have a payment that changes. Consider other future cost changes that apply to the loan or property, and ask the lender to explain anything you do not understand before you commit. A payment that fits only under today’s assumptions may not remain comfortable if those assumptions change.

5. Choose a purchase plan that fits the household budget

If the full housing cost would crowd out essentials, savings or other priorities, do not assume you must accept the amount offered simply because you qualify. Planning possibilities include choosing a lower-priced home, considering a larger down payment if that is feasible, asking about a different loan structure, or delaying the purchase. Each choice has its own costs and lending requirements; none guarantees approval on particular terms. The key is to decide what is sustainable for your household before taking on the debt.

What should I do if I can’t afford my mortgage payment?

If you already have a mortgage and cannot make an upcoming payment—or are worried that you will miss one—contact your mortgage servicer right away. The CFPB advises borrowers not to wait until the payment is missed to ask for help. Find the servicer’s phone number on your monthly mortgage statement, coupon book or the servicer’s website.

Prepare for the conversation

Tell the servicer plainly that the payment is unaffordable and explain why. Be ready to describe whether the financial problem appears temporary or permanent, along with relevant information about income, expenses and assets. The servicer can tell you whether to complete a mortgage assistance application and what options may be available for your loan and circumstances.

Ask what information and documents the servicer needs, how to submit them, and how to check that an application or other communication was received. Keep copies of applications, documents and messages, and note the dates and substance of calls. These records help you track what you have supplied and what the servicer has told you.

Ask for terms and consequences in writing

A servicer may consider one or more loss-mitigation possibilities, but eligibility and terms depend on the loan and the borrower’s situation. Ask the servicer to explain any option it offers in writing, including what happens to the payment, missed amounts, balance and loan term, and whether you keep or give up the home. Ask what documentation is required and what tax, credit or legal consequences the servicer says may apply. Do not assume an option is available or beneficial until you understand its specific terms.

What mortgage assistance options might a servicer consider?

The options below are possibilities to discuss, not a list of benefits every borrower is entitled to receive. Their effect depends on the loan, the borrower’s circumstances and the terms the servicer offers. The labels alone do not establish how much a payment will change or what will happen to the total loan cost.

Possible option What to ask about the payment and missed amounts What to ask about the home and loan
Refinance Ask whether a new loan would change the payment now and what costs or requirements apply. Ask how any missed amounts would be handled. Ask how the new loan would change the balance, term and total amount repaid, and whether you qualify.
Loan modification Ask how the proposed terms would change the current payment and how past-due amounts would be treated. Ask what would happen to the loan balance, term and total cost, and what eligibility and documentation requirements apply.
Repayment plan Ask how much you would pay, for how long, and how the plan treats missed amounts as you catch up. Ask whether the plan changes the loan’s term or total cost and what happens if you cannot keep up with the plan.
Forbearance Ask whether payments would be paused or reduced, for how long, and how and when missed amounts would have to be repaid or otherwise addressed. Ask whether interest, balance or loan term would change and what arrangement is required when the forbearance period ends.
Short sale Ask how the sale would affect payments while the home is being sold and what happens to any remaining amount owed. The home is sold rather than kept. Ask what approval is required and what tax, credit or legal consequences may apply.
Deed-in-lieu of foreclosure Ask how payments and any amount owed would be handled under the proposed arrangement. The home is transferred rather than kept. Ask what the transfer would mean for the loan and what tax, credit or legal consequences may apply.

For every option, ask the servicer to distinguish between amounts paused, repaid later or added to the loan, and to explain whether the payment changes temporarily or over the longer term. If an answer is unclear, ask for clarification in writing before deciding. A housing counselor can help you understand the choices, and an attorney may be important when legal rights or proceedings are involved.

Who can help me avoid foreclosure?

Contact a HUD-approved housing counselor

A HUD-approved housing counseling agency can help you review your finances, understand available options and work with your servicer. CFPB materials describe foreclosure-prevention counseling as free or often available at little or no cost. Use the CFPB or HUD counselor directory to find an agency, or check the CFPB’s current information for the HOPE hotline number. Confirm that contact details are current when you reach out.

A counselor is a source of guidance, not a guarantee that the servicer will approve a specific workout or that foreclosure will be prevented. You should still communicate directly with the servicer, respond to requests for information and keep records of what you submit.

Get legal help if foreclosure is imminent or you receive legal papers

If foreclosure seems imminent or you have received legal papers, CFPB guidance says you may also need an attorney. State law and the details of the case matter, so seek qualified legal help in your state rather than relying on a general online timeline or assuming that a particular result is guaranteed.

How to recognize mortgage-relief scams

Be wary of anyone who asks you to pay an upfront fee for foreclosure rescue, guarantees they can change your mortgage or prevent you from losing your home, tells you to stop paying your servicer, asks you to sign over the title, or directs you to send mortgage payments to a third party. These are warning signs, not shortcuts to a guaranteed solution.

The CFPB says help is available at no cost from the servicer or through HUD-approved counseling. Keep communicating with your servicer rather than redirecting payments or signing away ownership based on a rescue promise. If a problem with the servicer remains unresolved, you can submit a complaint to the CFPB; a complaint may prompt a company response, but filing one does not automatically stop or delay foreclosure.

What to keep in mind

  • A lender’s approval amount is not a judgment that the payment is comfortable for your household.
  • Before buying, budget for the full housing cost, other obligations, savings needs and possible payment changes.
  • If you may miss an existing mortgage payment, contact the servicer promptly and ask about assistance.
  • Servicer options depend on the loan and your circumstances; get the specific terms and consequences in writing.
  • A HUD-approved counselor can help you navigate options and communicate with the servicer.
  • Avoid paid rescue guarantees, requests to redirect payments and requests to transfer your home’s title.
