Re:

What to Do If a Mortgage Lender Denies Your Application

A mortgage denial is a prompt to find out why—not proof that every lender will say no. Request the written reasons and score, check for report errors, and choose your next step based on the actual issue.

If a mortgage lender denies your application, ask for the specific reason in writing and request the credit score the lender used. Then compare the explanation with your application and records. A denial from one lender does not automatically mean another will deny you: the next step depends on whether the problem is an error, missing information, or an underwriting concern.

This guidance applies to U.S. mortgage applicants. It explains how to review the denial notice, check a credit report, decide whether to apply elsewhere, and respond if you suspect discrimination.

1. Ask for the exact reason and the score used

Contact the lender and ask it to explain the specific reason or reasons for denying the application. The Consumer Financial Protection Bureau (CFPB) says that, if you request an explanation, the lender must provide it in writing and provide copies of the credit score on which the denial was based. Keep the denial notice, your application, the documents you submitted, and all lender communications together. CFPB mortgage-denial guidance

Read the adverse-action notice carefully. Under Regulation B, the creditor must give the principal reasons for the adverse action or tell you how to request them. The reasons should accurately describe factors the creditor actually considered or scored. “Incomplete application” cannot be used as the reason when credit is denied. Regulation B, § 1002.9

If the notice says it relied on a consumer report, it should identify the reporting company and explain your right to request a free copy of that company’s report within 60 days. That report right is tied to the adverse-action notice; note the date and deadline so you can act promptly. CFPB explanation of adverse-action notices

Start with the notice rather than guessing at the cause. A brief or technical explanation may not make clear which detail mattered, so ask the lender to identify the principal reason in language you can understand and to explain how to obtain the reasons if they are not listed in the notice. You are trying to learn what the creditor actually considered—not to infer a cause from a general impression or from another person’s experience.

Also request the credit score used in the decision and keep the score disclosure with the notice. The score can help you compare the lender’s explanation with the credit information it reviewed, but it does not by itself explain every underwriting decision. Keep dates and names of people you speak with, and follow up in writing when possible so your record shows what you requested and what the lender said.

2. Match the stated reason to your application and records

Once you have the written explanation, identify which part of the application it concerns and whether the information appears accurate. A reason involving income or employment calls for checking the figures and supporting records the lender received. A reason involving obligations or credit history calls for comparing the lender’s explanation with your current accounts and credit records.

CFPB sample denial notices illustrate possible reasons such as income or employment that could not be verified, or obligations considered excessive in relation to income. These are examples of wording, not a diagnosis of why your own application failed. CFPB sample mortgage forms

  • If the reason appears accurate: Ask the lender what, if anything, could address the concern—such as additional documentation, a different loan amount, or other terms. Do not assume a change will result in approval.
  • If information was missing or not verified: Check what the lender received and ask whether it will consider the missing or corrected documentation. Keep copies of anything you provide.
  • If the reason appears inaccurate: Find out whether the error came from a credit report, an application entry, or another record before deciding whether to reapply.

For an income or employment concern, compare the lender’s reason with the information and evidence you submitted. Was a figure entered incorrectly, or did the lender say it could not verify something? For an obligations concern, check that the accounts or other obligations described in the explanation match your records. For a credit-history concern, look for a report entry that does not belong to you or that is otherwise inaccurate. These checks help you separate a possible record problem from a concern that reflects the application as submitted.

If the explanation is unclear, ask a focused follow-up: which information was not verified, which record or factor drove the decision, or what documentation the lender says it considered? The purpose is to understand the stated reason and determine whether a correction or additional evidence is relevant. Do not treat an example from a sample notice as proof that the same issue caused your denial.

3. Check and dispute a credit-report error

If the notice identifies a consumer reporting company, request your free report from that company within 60 days of the notice. Review it for information that could affect the lender’s decision, including accounts or payment details you do not recognize and other inaccuracies. The CFPB describes this free-report right and the steps for disputes in its adverse-action notice guidance.

The notice matters because it tells you which reporting company supplied the report used in the decision. Request the report from that named company, and act within the 60-day period described in the notice. This is a right to a free report from that company following the adverse action; the cited guidance does not require you to buy a credit-monitoring product to use it.

Read the report carefully instead of checking only the score. Compare the entries with your own records and note any account, payment detail, or other information that looks wrong. If you find an inaccuracy, dispute it with both the reporting company and the business that furnished the information. Keep a copy of what you sent, any supporting documents, and the responses or outcome. That paper trail can help you track whether the item was corrected and explain the issue to the lender.

If the lender’s reason involved a consumer report but you find no apparent error, the report can still help you understand what information was considered. If you do find an error, do not assume the denial changes automatically when you dispute it. Ask the lender whether it will reconsider the application after the record is corrected, and what updated information it would need. Resolving a reporting error may take time, so consider that before choosing when or where to apply again.

4. Decide whether to apply again, seek different terms, or get counseling

Applying to another lender can make sense after you understand the first denial. Lenders assess applications individually, so one lender’s decision does not settle what another will decide. The CFPB puts it plainly: “Don’t be discouraged. Another lender may approve you for a loan.” That is a possibility, not a promise. CFPB mortgage-denial guidance

Before submitting another application, use the reason for denial to choose a next move:

  • Possible record or reporting error: Request the report, dispute inaccurate information, and check whether the lender needs updated records.
  • Documentation or verification issue: Ask what evidence would address it and whether the lender will consider it.
  • Affordability or underwriting concern: Ask whether a different loan amount or other terms could be considered. A different structure may not solve the concern, and lenders do not have to offer a counteroffer.

These options address different problems. A new lender may be worth asking when the first lender’s decision does not settle how another lender will assess the application. But another application does not correct an inaccurate report or missing record by itself. If the issue is a mistake, take steps to identify and dispute it; if the issue is documentation, clarify what is needed; if it is an underwriting or affordability concern, ask whether different terms or a different amount could address it. The research supports considering these routes, not assuming that any one of them will secure approval.

CFPB sample mortgage forms illustrate counteroffers with changed terms, but that does not mean a lender will make one in every case. Ask whether different terms are available rather than treating a counteroffer as something you are entitled to receive. If the answer is no, you can still use the lender’s explanation to decide whether another lender or further preparation makes sense.

A HUD-approved housing counselor can help you evaluate whether a mortgage payment is affordable and discuss your circumstances. Counseling can help clarify readiness and options; it cannot compel a lender to approve an application. You can find housing counseling information through the CFPB’s mortgage-denial guidance.

Counseling may be particularly useful if you are uncertain whether the concern is affordability or how your circumstances fit together. You can bring the denial notice and relevant application records so the conversation can focus on the stated reason and your next options. A counselor can discuss affordability and readiness, but the lender remains responsible for its own credit decision.

5. Document concerns about discrimination

The Equal Credit Opportunity Act (ECOA) prohibits discrimination in credit transactions, including mortgage applications, on protected grounds. CFPB-identified warning signs include being discouraged from applying, being treated differently from other applicants, or being denied without an explanation or a way to obtain one. A warning sign is a reason to document and seek guidance, not by itself proof of discrimination. CFPB guidance on mortgage discrimination

Keep the record factual and contemporaneous: note what was said or done, the date, who was present, and how the interaction related to your application. Save the denial notice and any written explanation, as well as messages or other records that help establish the sequence of events. The purpose is to preserve relevant information so you can consult current CFPB guidance and consider the complaint options it describes. A single warning sign does not establish what happened or determine the result of a complaint.

Keep a focused record of the next steps

Keep the denial notice, written reasons, score disclosure, application, supporting records, credit-report disputes, and lender responses in one place. This makes it easier to see whether a later application addresses the actual issue and to explain the sequence of events if you seek counseling or file a complaint.

A simple timeline can help: when you received the notice, when you requested the reasons or score, which reporting company was named, when you requested its report, and what you disputed or asked the lender. Track the 60-day report-request period from the adverse-action notice. Keep copies rather than relying on memory, especially if you later need to explain what information you gave the lender or what response you received.

There is no product you need to buy to carry out these steps in the guidance reviewed. In particular, the notice-based right described here is to request a free report from the named reporting company within 60 days. Prioritize the lender’s explanation, the report and any dispute, and official housing-counseling or complaint information rather than paying for a service that has not been established as necessary.

Can I apply with another mortgage lender after being denied?

Yes. A denial from one lender does not automatically mean another lender will deny you. First understand the stated reason so you can decide whether to correct an error, provide missing documentation, ask about different terms, or discuss the application with another lender. Approval is not guaranteed.

How long do I have to request the credit report used for the denial?

If the adverse-action notice says a consumer report was used, it should identify the reporting company and explain your right to request a free copy from that company within 60 days. Check the notice and act promptly.

What if the credit report contains information that is wrong?

Dispute the inaccurate information with both the reporting company and the business that supplied it. Keep copies of your dispute, supporting records, and the outcome. Ask the lender whether it will reconsider the application after the record is corrected; a dispute does not automatically change the denial.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Can a lender deny my application because it was incomplete?

Under Regulation B, “incomplete application” cannot be used as the reason when credit is denied. The notice should state the principal reasons for the adverse action or tell you how to request them.

What if I think I was discriminated against?

ECOA prohibits discrimination in credit transactions, including mortgage applications, on protected grounds. Document what happened, when, and who was involved; save notices and messages; and consult the CFPB’s current guidance on warning signs and complaint options. A warning sign alone is not proof of discrimination.

Should I pay for credit monitoring or a mortgage-repair product?

The cited guidance describes a right to request a free report from the reporting company named in a credit-based adverse-action notice within 60 days. A paid product is not necessary for that step, and the reviewed sources do not establish a need for a mortgage-repair product.

The Bottom Line

Get the lender’s actual reason and the score it used, then check the records behind that decision. If a report is involved, request the named company’s free report within 60 days and dispute inaccuracies with both the reporting company and information provider. Once you understand the issue, consider documentation, different terms, another lender, or HUD-approved counseling. Keep a record and use CFPB guidance if you suspect discrimination. Another lender may approve, but no next step guarantees approval.
