Yardi Systems is a privately owned software company that builds tools for real estate businesses. Its products support work such as property and investment management; Yardi Voyager and Yardi Breeze are two offerings in its broader portfolio. Yardi is the company, not the name of a single application.

What does Yardi Systems do?

Founded in 1984, Yardi develops software for organizations that own, operate, lease, or invest in real estate. Its portfolio extends beyond rent collection and residential buildings: Yardi lists products and services for property management, investment management, leasing, marketing, procurement, energy, senior care, and other real estate operations. See Yardi’s company overview and product overview.

In practical terms, a real estate organization might use Yardi software to manage property-related financial records and operational workflows. The specific tasks depend on the product and the organization’s setup; “Yardi” by itself does not identify one system or feature set.

Yardi, Voyager, and Breeze: what is the difference?

Yardi is the company and the name used for its product portfolio. Voyager and Breeze are separate products within that portfolio, positioned for different needs.

Name What it refers to Stated positioning
Yardi The software company and its wider product portfolio Products span multiple real estate activities and property types, according to Yardi.
Yardi Voyager A product family that includes Voyager Residential Yardi describes Voyager as a web-based integrated platform for mobile operations, leasing, analytics, and services.
Yardi Breeze A property-management product Yardi positions Breeze for small to mid-sized businesses and several property types.

These descriptions reflect how Yardi presents its own products, not an independent assessment of their performance or suitability. The company’s product overview provides its portfolio descriptions.

What is Yardi Voyager used for?

Voyager is Yardi’s integrated platform offering. For example, Yardi says Voyager Residential brings leasing, accounting, and operations together. Its product description covers residential markets in the United States, Canada, and international markets. These are vendor-stated functions and availability; the page does not establish that every feature or configuration is available to every customer in every market. See Yardi Voyager Residential.

How large is Yardi?

Yardi’s official pages agree that the company was established in 1984 and has more than 40 offices worldwide. They report different workforce figures: the About Us page says more than 9,000 professionals, while the careers page says more than 10,000. Both are company-published figures, and the pages do not establish a single reconciled headcount.

What should a real estate business consider before evaluating Yardi?

The name alone is not enough to determine whether a Yardi product fits a particular organization. A buyer should identify the workflows and operating context that matter, then confirm product details with Yardi.

  • Workflows: Identify whether the need is property management, investment management, leasing, accounting, or another function.
  • Portfolio and scale: Compare the organization’s property types and operating needs with the product’s stated positioning. Yardi presents Breeze for small to mid-sized businesses and Voyager as an integrated platform; those descriptions do not replace a fit assessment.
  • Geography: Confirm that the required product, features, and support apply in the markets where the organization operates.
  • Integrations and implementation: Ask about connections to existing systems, migration, configuration, training, and deployment responsibilities before committing.
  • Commercial terms: Review the applicable licensing and subscription terms directly. The cited product pages do not establish public pricing or a standardized cost.

Yardi’s subscription terms describe licensed software, rather than a consumer physical product: Yardi SaaS subscription terms (version dated September 18, 2026).
