An indexed rate is a rate or crediting formula tied to a published index. For an adjustable-rate mortgage (ARM), the key figure is usually the fully indexed rate: the index rate plus the lender’s margin. In an indexed annuity, the phrase instead describes how interest credits are linked to a market index. The product and contract determine what the term means.
What is an indexed rate on an adjustable-rate mortgage?
For a U.S. ARM, the fully indexed rate is calculated by adding the loan’s index rate to its margin. The Federal Reserve’s interagency guidance defines it as “the index rate prevailing at origination plus the margin that will apply after the expiration of an introductory interest rate.” Federal Reserve guidance on nontraditional mortgage risks
The index is a published interest rate named in the loan terms. The margin is the number of percentage points the lender adds when the ARM adjusts. In formula form:
Fully indexed ARM rate = index rate + margin
For example, if a contract specifies an index rate of 4% and a margin of 2 percentage points, the fully indexed rate would be 6%. This is an illustration of the arithmetic, not a current market quote or an estimate of any particular loan’s rate.

Is the fully indexed rate the rate you pay?
Not necessarily. Many ARMs begin with an introductory rate, which may differ from the fully indexed rate. The fully indexed calculation describes the rate using the index and margin; it does not by itself tell you when the loan will adjust or what rate will apply at every point in the loan.
Adjustment timing and the path of a borrower’s rate depend on the loan agreement. Caps can limit how much the rate changes at an adjustment or over the loan’s life; a floor may set a minimum rate. Payment-change rules also matter. Read the loan documents for the named index, margin, introductory-rate period, adjustment frequency, caps, floor, and how a rate adjustment affects payments.

How does an indexed rate differ in an annuity?
An indexed annuity is an insurance contract that credits interest according to a formula linked in part to a market index over a specified term. That is not the ARM formula of index rate plus lender margin: the annuity contract sets its own crediting terms. Investor.gov: Indexed Annuities
“Indexed” does not mean every annuity protects against loss in the same way. Investor.gov explains that fixed indexed annuities generally guarantee that credited interest will not be less than zero when the referenced index declines. Registered index-linked annuities (RILAs), by contrast, are securities that can expose investors to losses; contract limits, charges, withdrawal penalties, or adjustments may also affect value. Annuity obligations depend on the insurer’s financial strength and claims-paying ability. Review the actual contract’s participation or crediting formula, upside limits, downside floor or buffer, fees, and withdrawal provisions before comparing products.

What to compare before choosing a product
If you are comparing ARMs
- The named index and the lender’s margin.
- The introductory rate and how long it applies.
- How often the rate can adjust.
- Periodic and lifetime caps, plus any floor.
- How rate changes affect your payment under the contract.
If you are comparing indexed annuities
- Whether the product is a fixed indexed annuity or a RILA.
- How the index-linked crediting formula works, including participation terms and upside limits.
- How losses are treated, including any floor or buffer.
- Fees, withdrawal penalties, and other contract adjustments.
- The insurer’s financial strength and claims-paying ability.
