A mortgage credit score is usually a score model and credit-bureau record a lender uses to assess a mortgage application—not a separate, universal kind of score. Many mortgage evaluations have used older FICO versions than the FICO Score 8 consumers often see, but eligible loans sold to Fannie Mae or Freddie Mac may now use either Classic FICO or VantageScore 4.0. Ask your lender which model applies to your specific loan.
What a mortgage credit score means
“Mortgage credit score” is shorthand for the score a lender uses when evaluating a home-loan application. It does not name one distinct score that every lender must use. The result depends on two things: the information in the credit report being scored and the scoring model—and version—applied to that information.

A credit report is the underlying record of credit-history information; a credit score is a number calculated from information in a report. The three major credit bureaus—Equifax, Experian, and TransUnion—may hold different information about the same person. Even if two scores use the same model version, different bureau records can produce different results. A different model version can also produce a different score from the same report.
That is why a score you see through a bank, card issuer, or consumer service may not match a number used during mortgage underwriting. The discrepancy does not, by itself, mean that one score is wrong: the scores may be based on different bureau data or different models.

How mortgage scores differ from the FICO score you may see
FICO is a scoring-model family, not one single score. FICO updates its models over time, and lenders choose which version and bureau information to use. A consumer-facing FICO Score 8, for example, is not the same version as the older FICO models traditionally associated with mortgage evaluations.
FICO’s consumer guidance identifies these traditional mortgage versions by bureau: FICO Score 5 for Equifax, Score 2 for Experian, and Score 4 for TransUnion. myFICO describes those versions as predating Score 8 and says they are used in the overwhelming majority of mortgage-related evaluations. Treat that as typical guidance, not a guarantee for every lender or loan: mortgage scoring policy is changing for some loans, and not every mortgage is sold to Fannie Mae or Freddie Mac.

| FICO 10T | FICO model family using trended bureau information. | FHFA has approved it for future Enterprise use, but it is not currently eligible for delivery to Fannie Mae or Freddie Mac as of October 2, 2026. No availability date is announced. | Yes. It considers a history of balances and/or credit limits covering the previous 24 months or longer. |
The comparison is about model identity and use, not which number is “the real score.” Scores calculated by different models—or from different bureau records—are not directly interchangeable. The table also does not mean that all lenders use each listed model: the Fannie Mae and Freddie Mac options apply to eligible loans delivered to those Enterprises, not automatically to every mortgage product or lender.
What has changed in mortgage scoring policy
FHFA’s credit-score policy page, updated October 2, 2026, says approved lenders may choose either Classic FICO or VantageScore 4.0 for eligible loans sold to Fannie Mae and Freddie Mac. FHFA says the Enterprises expanded VantageScore 4.0 availability to all approved lenders on September 9, 2026, removing a prior written-approval requirement. For a given loan, the lender must use the same score model for all borrowers.

This is a choice between approved models for a defined Enterprise loan path, not a rule that every mortgage provider must adopt VantageScore 4.0. Classic FICO remains an approved option, and FHFA has not announced a date for retiring it. FICO 10T is approved for future Enterprise use but cannot currently be delivered under the policy; FHFA says the Enterprises will provide guidance when it becomes available.
FHFA also reported that the Enterprises released historical FICO 10T scores for loans acquired from April 2013 through September 2025, and additional VantageScore 4.0 data for loans acquired from April 2023 through September 2025. Those historical datasets support model-performance analysis; their release is not evidence that a lender routinely uses either model for current applications.

The score-model transition does not, on its own, change the credit-reporting requirements for Enterprise loans. FHFA’s current policy page references tri-merge and bi-merge requirements. A report configuration and a score model are related parts of the process, but they are not the same thing.

The Consumer Financial Protection Bureau (CFPB) says most mortgage lenders look at scores from all three major bureaus and use the middle score when deciding what rate to offer. FICO’s educational guidance also describes tri-merge reports and says lenders typically select a middle score; for a joint application, it says lenders often use the lower middle score across the two borrowers. These are descriptions of common practice, not a guaranteed method for every lender, loan program, or application.

For instance, if three bureau scores are available for one borrower, the “middle” is the score between the highest and lowest—not the average. But do not assume that this example predicts how a particular lender will treat a joint application, which borrower’s scores it will consider, or what model it will use. Ask the lender to explain its method for your loan.
Underwriting is broader than a score. The CFPB lists the credit report, a borrower’s relationship and history with the lender, debt, savings, assets, and current income among factors lenders may consider. A score can affect a mortgage decision or the rate offered, but it is not the whole application.
How to find out which score applies to your mortgage
- Ask about the loan path. Find out whether the lender expects the loan to be eligible for delivery to Fannie Mae or Freddie Mac, or whether it follows a different program or lending path. Enterprise policy choices do not automatically apply to every mortgage.
- Ask for the model and version. Request the name of the model—such as Classic FICO or VantageScore 4.0—and, if the lender can provide it, the version used for your application. If the answer is simply “your credit score,” ask whether that means a consumer-facing score you already have or the score used in mortgage underwriting.
- Ask which bureau information is considered. Confirm whether the lender will review information from one, two, or all three major bureaus and how it treats multiple borrowers. A lender may not be able to promise the final score before obtaining the reports required for the application.
- Check all three reports well before applying. Compare the accounts and other credit-history information shown in your Equifax, Experian, and TransUnion reports. The CFPB advises checking and correcting report errors before a mortgage application; leaving time for a correction is more useful than discovering a problem at the last minute.
- Dispute inaccuracies with the relevant bureau and information provider. Follow the dispute process for the report that contains the error, keep records of what you send, and check whether the correction appears. An error can inappropriately lower a score, according to the CFPB.
- Limit new credit applications near the mortgage application. The CFPB warns that a burst of applications or new accounts may negatively affect scores. If you are considering opening an account, ask your mortgage lender about timing before acting.
Why buying a consumer score may not answer the lender’s question
A paid or free score product can show a score calculated from particular bureau data using a particular model. It cannot necessarily tell you the precise score a mortgage lender will use. A consumer product may display FICO Score 8 while the mortgage evaluation uses a different FICO version, or the lender may use another approved model for an eligible Enterprise loan. Differences in bureau records can add another reason for a mismatch.

Use a consumer score as an indicator tied to its stated model and report—not as a promised preview of the underwriting number, an approval decision, or a quoted interest rate. For application preparation, report accuracy is actionable regardless of which model a lender ultimately uses.
Quick Recap
Common misconceptions
- “There is one official mortgage score.” There is no single universal score called the mortgage credit score. The phrase usually refers to the scoring model/version and bureau data chosen for a mortgage evaluation.
- “My FICO Score 8 is the score every lender will see.” Lenders choose models and versions; a consumer-facing score may be different from the one used for a mortgage.
- “Every mortgage lender now uses VantageScore 4.0.” FHFA’s September 2026 expansion concerns approved lenders and eligible loans delivered to Fannie Mae and Freddie Mac. It does not establish universal use across all mortgage products.
- “FICO 10T is already the new required mortgage model.” FHFA says it is not currently eligible for Enterprise delivery, and has not announced when it will become available.
- “A score alone determines approval or the rate.” The CFPB identifies other underwriting considerations, including debts, income, assets, savings, the credit report, and lender history.
