Refinancing makes sense when a new mortgage advances a specific goal and its benefits outweigh the costs over the time you expect to keep it. A lower monthly payment alone does not prove you will save: compare the new loan’s rate, term, fees, payment and likely total cost with your current mortgage.
What refinancing does—and what it does not do
A refinance pays off your existing mortgage with a new loan. Homeowners commonly refinance to seek a lower interest rate or payment, change the loan’s term or structure, borrow against home equity, or pay off the mortgage faster. The right question is not simply whether a lender offers a lower rate. It is whether the replacement loan improves the outcome you care about after accounting for all costs and the time you expect to keep it. The Consumer Financial Protection Bureau’s key mortgage terms and Freddie Mac’s refinance overview explain the basic transaction.

Three comparisons matter: the new loan’s total costs, its payment and repayment schedule, and how long you are likely to keep it. A lower payment can result from stretching repayment over more years, not from borrowing more cheaply overall. Conversely, a higher payment may be worthwhile if it helps you pay down principal faster or switch to a loan structure better suited to your plans.

When does refinancing make sense?
Consider refinancing when the new loan delivers a concrete benefit that remains valuable after fees. For a rate-focused refinance, compare the interest rate and monthly payment with the fees and any change in the payoff schedule. If your priority is another goal—such as changing the term or taking cash out—measure that goal separately rather than treating a lower payment as the only test.

- The improvement is meaningful after costs. A better rate or a more suitable loan term must be weighed against upfront charges, any points, and the new loan’s full repayment schedule.
- The timing works. If it will take several years for monthly savings to make up for the refinance costs, you need a credible reason to expect to keep the new mortgage beyond that point. Freddie Mac illustrates the timing issue with a borrower who would need three years to recoup costs but expects to move in two; under those assumptions, the transaction would not make financial sense. See its questions to ask before refinancing.
- The new structure serves your plan. If you want to change the term, compare the payment, total interest and pace of equity accumulation—not just the length of the loan.
- Cash-out borrowing has a defined purpose. Compare the benefit you expect from the money with the added mortgage balance and borrowing cost. Cash-out refinancing is not free access to equity; it increases the amount secured by your home.
There is no universal rate-drop threshold established by the sources cited here. Whether an offer is worthwhile depends on its actual terms, fees and your likely time in the home. Your result cannot be determined from a headline rate alone.
When should you pause or investigate further?
Some circumstances can make a refinance less attractive or harder to obtain. The CFPB’s “Should I refinance?” handout flags plans to move soon, a decline in home value, weaker credit and a prepayment penalty on the current mortgage as issues to examine.
- You may move before recovering the costs. Estimate your likely holding period realistically, including the possibility that you move, sell or refinance again sooner than hoped.
- Your home’s value or your credit has changed. Either can affect eligibility or the terms available. A refinance is not guaranteed, and changed circumstances may limit your options.
- Your current loan may charge a prepayment penalty. Check your loan documents rather than assuming there is—or is not—a penalty.
- You are relying on a future refinance. Future rates and eligibility are uncertain. Do not count on being able to refinance again later to fix a poor fit today.
The CFPB also discusses choosing a loan in its loan-choice guidance. If the proposed change does not clearly support a goal, or the costs and timing remain uncertain, get the numbers clarified before proceeding.

What does it cost to refinance a mortgage?
Freddie Mac gives a broad estimate of about 3%–6% of the loan principal for refinance costs. Its page does not state a publication year for this estimate, and the range is not a quote: actual costs vary with the lender, borrower, location and transaction. The categories it lists include recording costs, appraisal, credit report, lender origination, title services, tax service, survey, attorney and underwriting fees. See Freddie Mac’s cost guidance.
Costs on an offer may be grouped differently, so inspect the Loan Estimate rather than relying only on a percentage estimate. The CFPB groups common mortgage costs into lender or origination charges, discount points, third-party services such as appraisal and title, government fees, and prepaid expenses or deposits. Some settlement services may be shopped separately. Its explanations of mortgage costs and loan costs describe these categories.
Distinguish the cost of obtaining the loan from cash due at closing. Cash to close can include items such as prepaid expenses or deposits, not just lender-controlled charges. Taxes, insurance, escrow deposits and prepaids can make the cash required at closing look larger without representing lender revenue. Compare those items separately when judging lenders, and ask for an explanation when the estimates differ.

How to estimate the break-even point
A quick break-even estimate divides total refinance costs by the monthly savings. For example, if an illustrative refinance cost $4,000 and reduced the monthly payment by $200, the simple calculation would be $4,000 ÷ $200 = 20 months. Those figures are hypothetical, not a market quote or a prediction of savings.
The result is a screening tool, not a full lifetime-cost analysis. It assumes that the monthly difference is a genuine saving and does not by itself account for a changed term, points or lender credits, a changed loan balance, or how much principal you repay. A longer term can lower the payment while extending repayment and increasing total interest. Compare costs and benefits over several plausible holding periods, including the time you expect to stay and a shorter period if your plans could change. Freddie Mac describes the basic calculation in its refinance questions. It also provides a refinance cost calculator; an online estimate is not a lender quote.
As additional context—not a target or a prediction for an individual homeowner—the CFPB says borrowers keep a mortgage about five years on average. The CFPB page does not state the year for that figure. Your own expected time with the loan may be much shorter or longer; use your plans, not an average, to assess whether you could recover costs. See the CFPB’s Loan Estimate comparison guidance.

Points, lender credits and “no-cost” refinancing
Discount points are an upfront payment to reduce the interest rate. Lender credits reduce upfront closing costs in exchange for a higher rate. Neither option is automatically best: paying more now for a lower rate may make sense over a long holding period, while a credit may be more useful when limiting upfront expenses matters or you expect to leave sooner. Compare each offer across short, likely and long holding periods. The CFPB explains the trade-off in its guidance on points and lender credits, last reviewed October 19, 2023.
There is no literal absence of costs in a refinance. The CFPB’s answer on no-cost or no-closing-cost refinancing, last reviewed April 3, 2024, explains two common ways costs are handled: a higher interest rate paired with a lender credit, or adding costs to the loan amount. In the first case, you may pay more over time through the rate; in the second, you borrow more and may have a higher payment or less equity. Ask what “no cost” means on the specific offer and compare the total terms, not the label.
How to compare refinance offers
Request written Loan Estimates for the same loan amount, loan type and term, and compare them side by side. Rates can change daily, so estimates issued on different days may not be directly comparable. If possible, gather offers close together in time and ask a lender to explain any differences in assumptions or charges.

- Check the loan terms. Compare the interest rate, APR, loan term, loan amount and payment. APR gives a broader cost measure than the rate alone, but read the fee details as well.
- Inspect lender charges and credits. Compare origination costs, points and lender credits separately. These are more useful for comparing lenders than taxes or escrow items that may be similar regardless of lender.
- Separate closing cash from loan cost. Review cash to close, then identify government fees, taxes, insurance, escrow deposits and prepaids rather than treating every dollar due at closing as a lender charge.
- Compare the full monthly payment. Include mortgage insurance and escrow in the payment comparison where they apply; do not compare principal and interest in one offer with an all-in payment in another.
- Test your likely time horizon. Estimate the cost and benefit if you keep the loan for a shorter, likely and longer period. Include the effect of the new term and any points or credits.
- Ask about unexplained differences. If fees, rate, payment or cash to close vary, ask why before choosing. The CFPB’s Loan Estimate comparison guide identifies the fields to examine and notes that rates change daily.
A simple decision worksheet can help keep the comparison focused:
- What is the refinance meant to accomplish?
- What are the new loan’s upfront costs, rate, term, APR and full monthly payment?
- How does the payoff schedule and expected total interest compare with the current loan?
- How long do you realistically expect to keep the home and mortgage?
- Do the estimated benefits exceed the costs over that period, without depending on a future refinance?
If the answers depend on an unclear fee, payment assumption or loan term, ask the lender to provide a revised written estimate. The useful comparison is between equivalent written offers and your existing loan—not between a quoted rate and a payment that may have been calculated on different terms.
