A blockchain escrow service holds cryptocurrency or tokens under agreed conditions and then releases them to the seller, returns them to the buyer, or divides them according to the rules. The label covers three different arrangements: a smart contract that holds funds, a marketplace that holds crypto during a trade, and a conventional escrow company that accepts payment. They differ in who controls the money and who decides a dispute. That difference matters more than the word “escrow” on the page.
A smart contract can enforce the rules written into it. It cannot confirm that a package arrived undamaged or that a used car matches its listing. Most of the risk in blockchain escrow sits in that gap between what the code can check and what the parties actually care about.
How the process works
Every blockchain escrow follows the same basic sequence, although the details vary by model.
- Set the terms. The parties agree on who is participating, the asset and amount, the conditions for release, any time limits, and how a dispute will be handled. In a smart contract these terms are encoded in the program. In a marketplace or conventional service they are usually written in the platform’s rules or the transaction agreement.
- Deposit the funds. The buyer, or both parties, send the specified value to the contract or the service. The Ethereum Improvement Proposal 5528 (EIP-5528) describes seller and buyer token funding into an escrow contract, which is the pattern most people picture when they hear the term.
- Reach a resolution. The release can be triggered by a fulfilled condition, a timeout, a decision by the participants, a report from an external data feed (an oracle), or a formal dispute process. OpenBazaar’s specification shows a multisignature pattern in which any two of the buyer, seller, and moderator can agree on how funds are distributed. Binance’s explainer describes an appeal path in its marketplace model.
- Move the funds. The assets are released, split, or returned according to the applicable rules. Do not assume that every blockchain escrow uses this flow or gives the same recourse. Two services can accept the same token and still handle a refund completely differently.
The four models and how they differ
Blockchain escrow usually appears in one of four forms. Each one answers three questions differently: who holds the assets, who decides a dispute, and what triggers the payout.

Smart-contract escrow
The contract itself holds the assets and follows its programmed logic. EIP-5528 describes funding, withdrawal, and refund functions. Nobody can change the outcome after deposit except through the logic the contract was built with, which is both its strength and its weakness.
Participant or multisignature escrow
Here the buyer, seller, and a moderator share decision authority. OpenBazaar’s specification describes a 2-of-3 pattern, meaning that any two signatures are needed to move the funds. The moderator is a human decision-maker, not a code rule, so the outcome depends on the parties’ cooperation and the moderator’s judgment.

Marketplace escrow
A trading platform temporarily holds the crypto and releases it under its own procedures. Binance’s explainer, which dates from 2020, describes this model and an appeal route. Platform procedures change over time, so check the current version before relying on any described step.
Conventional online escrow
An escrow company holds the payment while goods ship or services are completed. Its rules may include inspection periods, tracking requirements, and refund conditions. Escrow.com’s FAQ illustrates this model. Its protections belong to that provider and do not automatically transfer to every other escrow service.

What a smart contract cannot verify
A contract acts only on the information it can see. Cardano’s explainer notes that outside facts, such as a race result or an exchange rate, must be brought on-chain through an oracle, and the contract then depends on that feed being accurate. If the oracle is wrong, the contract will still execute correctly on bad data.

Physical delivery and subjective quality disputes are harder still. A buyer who says a laptop arrived with a cracked screen, and a seller who says it was fine, cannot be settled by code alone. These disputes usually need photographs, shipping records, a human moderator, or the service’s own process. A Princeton research paper treats escrow for physical goods as a buyer-seller security problem and analyzes the tradeoffs among trust, privacy, and security in protocol design. The practical lesson is that blockchain does not remove fraud or the need for trusted dispute handling. It changes where that trust sits.
Risks that depend on the specific implementation
Several documented warnings apply to particular escrow systems rather than to all of them.

The security considerations section of EIP-5528, authored by StartfundInc and created on August 16, 2022, states: “Since the Escrow Contract controls seller and buyer rights, flaws within the Escrow Contract will directly lead to unexpected behavior or potential loss of funds.”
- Token incompatibility. OpenBazaar’s specification warns that using a non-compliant ERC-20 token may result in permanent loss of tokens.
- Signature and address assumptions. The same specification notes that a contract address may be unsuitable for participants if the required signatures cannot be produced. If a moderator is unavailable or a key is lost, the funds may not be releasable through the normal path.
Checklist before you deposit
- Identify which of the four models you are using, and write down who holds the assets.
- Read the release conditions and the dispute route, including who can decide and how to appeal.
- Confirm the exact network and token. Check that the token is compatible with the escrow contract.
- Confirm the addresses and that every required signer can actually produce a signature.
- Find the timeout and refund terms in writing. Note what happens if no one acts.
- Decide how off-chain performance will be proven, such as tracking records, inspection reports, or a moderator’s review.
- Check the platform’s current procedures rather than relying on older descriptions.
Legal treatment and current terms

Treat any general statement here as background, and check your country’s financial regulator or consumer-protection authority before you commit significant funds. Marketplace procedures, supported assets, and contract implementations can also change, so confirm the provider’s current documentation before you deposit anything.
