In Canada, selling a home generally means paying off any HELOC secured by that home. A reverse mortgage is generally repayable when the borrower sells or moves out—even if the home has not sold yet. The exact deadline and any early-repayment fee depend on the reverse-mortgage agreement and lender policy. Before setting a sale or move date, ask the lender for written payout details for that date.
Which event makes the debt due?
A sale and a move are not interchangeable events. For a HELOC, the key event is selling the home that secures the credit. For a reverse mortgage, moving out can itself trigger repayment, so a borrower may have to deal with the balance before a sale is completed—or even if no sale is planned.

The Financial Consumer Agency of Canada (FCAC) lists selling the home and moving out among the circumstances in which a reverse mortgage must be repaid. It also identifies the death of the last borrower and default as repayment triggers. For a HELOC, FCAC states that the balance must be repaid when the secured home is sold. A lender’s agreement determines the details, so do not assume that a move or sale comes with a standard grace period.
If you sell the home
Plan for the secured debt to be paid as part of the transaction. For a HELOC, that means repaying the amount owing on the line of credit. For a reverse mortgage, the lender’s payout statement will establish what is due under that contract, including the balance and any applicable charges. The amount left after the secured borrowing is dealt with depends on the sale proceeds and the actual payout amount.

FCAC’s consumer guidance puts the HELOC rule plainly: “If you sell your home, you must pay back your HELOC.” Treat this as a requirement tied to the home securing the line, not as a statement that every HELOC has identical fees or payout procedures.
If you move out but keep the home
Do not assume that keeping ownership means a reverse mortgage can remain in place. FCAC includes moving out as a repayment trigger, and the reviewed guidance does not establish a universal deadline between moving and repayment. Contact the lender before leaving and ask whether the proposed move triggers repayment under your agreement, when payment would be due, and whether any temporary arrangement is available. No exception or extension should be assumed unless the lender confirms it.

The sale rule for a HELOC is different: FCAC’s stated trigger is sale of the home securing it. If you are moving but retaining the property, check the specific HELOC agreement and ask the lender whether your circumstances affect the account. The general sale rule alone does not answer every contract or occupancy question.

Reverse mortgage and HELOC: what differs
Both products use the home as security, but they work differently while the borrower still has the home. A reverse mortgage is generally designed to let eligible homeowners borrow against home equity without the same regular repayment pattern as a conventional loan; interest accumulates on the amount borrowed. A HELOC is revolving credit: the borrower can draw, repay and borrow again within the lender’s terms, and interest is charged on the amount used. HELOC holders have regular payment obligations under their lender’s terms.

| Question | Reverse mortgage | HELOC secured by the home |
|---|---|---|
| How does the balance change? | Interest accumulates on the borrowing; the balance grows as interest and any additional borrowing accrue. | Interest is charged on the amount borrowed. The balance changes with draws, repayments and interest. |
| Are regular payments normally required? | Regular payments are generally deferred until repayment is triggered, subject to the agreement. | Regular payments are required under the lender’s terms. |
| What does selling the secured home mean? | The home sale is a repayment trigger; the lender’s agreement sets the applicable timing and charges. | The HELOC must be repaid when the home securing it is sold. |
| Can moving out matter before a sale? | Yes. FCAC lists moving out as a repayment trigger; the contract and lender establish timing. | The general FCAC sale rule does not establish that moving out alone triggers repayment. Check the agreement and lender requirements. |
| Is early full repayment possible? | FCAC says borrowers usually have the option to repay principal and interest in full at any time, but an early-repayment fee may apply. | FCAC says the borrower can repay at any time; charges and account conditions should be confirmed with the lender. |
This is a general comparison, not a substitute for either contract. The amount owing, required payment schedule, lender charges and discharge requirements can differ. In particular, do not treat “no regular payments” on a reverse mortgage as “no cost”: accumulated interest affects the balance that must eventually be paid.
What happens to the sale proceeds?
The lender’s secured borrowing has to be addressed before treating all sale proceeds as money available to the homeowner. HomeEquity Bank says that a CHIP reverse-mortgage balance is repaid from the sale proceeds and that, after repayment, remaining money belongs to the homeowner or estate. That describes the provider’s stated CHIP terms; it should not be read as a promise that every Canadian reverse mortgage has identical terms or guarantees.

For a HELOC, the practical starting point is the payout amount on the account secured against the property. If you have both a HELOC and a reverse mortgage, identify both before estimating what will remain. FCAC notes that a reverse-mortgage lender may require existing mortgages or HELOCs secured on the property to be paid off and closed. Ask the lender which secured debts must be cleared, and obtain a separate written figure for every account involved.
A sale price by itself does not tell you the amount available after repayment. The relevant calculation depends on the final sale proceeds and lender-confirmed payout figures, including accrued interest and applicable fees. For CHIP borrowers, review the specific guarantee conditions and obligations rather than assuming a guarantee is unconditional.

How much can you borrow? General limits are not approvals
FCAC’s 2025 consumer guidance describes a reverse mortgage as usually allowing borrowing of up to 55% of the home’s current value. The amount depends on factors including the borrower’s age, the home’s characteristics and the lender. FCAC’s 2025 comparison of home-equity options gives a HELOC limit of up to 65% of appraised home value.
Those figures are general maximums, not amounts an individual homeowner is entitled to receive or certain to qualify for. They also use different value descriptions—current home value for the reverse-mortgage figure and appraised home value for the HELOC comparison—so they are not a direct promise that one product will provide more usable money. Eligibility, existing secured debt, lender criteria and contract terms matter.
Before fixing a move or sale date
Request a written payout statement from each lender for the date you expect to need the funds. Ask for the statement’s expiry or validity period; a figure for one date may not be the amount due on another date because interest can accrue and fees may apply. FCAC confirms that reverse-mortgage repayment timing and early-repayment fees can depend on lender policy and the agreement.

- Ask for the written payout figure and its components. Request the principal or outstanding balance, accrued interest through the proposed date, any early-repayment fee, discharge or administration charges, and the period for which the quote is valid. Ask what to do if the transaction date changes.
- If you are moving without selling, ask for the deadline in writing. Specifically ask when repayment is due after leaving, whether the lender permits any temporary arrangement, and what conditions apply. Do not rely on an assumed standard grace period.
- Coordinate the payoff with the sale professionals. Share the lender’s requirements with the real-estate transaction professional handling your sale and, where appropriate, a real-estate lawyer. Confirm how the lender’s discharge and payout requirements fit the transaction schedule.
- Recheck the numbers if the date shifts. Request an updated statement if closing or moving is delayed, or if the lender’s quote expires. Use the lender-confirmed amount rather than an older estimate when planning available proceeds.
Questions to get answered in writing
- Does this specific event—sale, move out, or both—require repayment under my contract?
- What is the repayment deadline, and how is it calculated?
- What is the total payout on my proposed date, and which components can change before payment?
- Does an early-repayment fee apply? If so, what amount or calculation does the agreement use?
- Which existing secured debts must be paid and closed before or alongside the reverse-mortgage payout?
- How long is the payout statement valid, and what should I do if the sale or move date changes?
- If I am moving but retaining the property, is any temporary arrangement available, and what written approval or conditions would apply?
- If I have a CHIP reverse mortgage, which guarantee terms, borrower obligations and exclusions apply to my circumstances?
Answers to these questions should come from the lender and the actual agreement, not a general product description. The FCAC guidance is general consumer information; lender policies and agreements govern the payout details. FCAC also notes that financial institutions may be federally or provincially regulated, and consumer protections can differ by regulator. For an imminent transaction or a dispute about secured debt, consider getting advice from a qualified Canadian mortgage broker or real-estate lawyer.
