A digital mortgage application moves much of the information exchange online, but it does not remove the borrower’s main responsibilities: compare written offers, decide whether to proceed, verify the information in the application, and review the final loan documents before closing. For covered U.S. mortgage transactions, you can generally request a Loan Estimate without first uploading a full set of financial documents.
The process is not necessarily digital from start to finish. A lender may use an online portal for some tasks and phone, email, postal mail, or in-person appointments for others. The important thing is to understand what the lender needs at each stage, how to compare offers, and how your final paperwork will be delivered.

What changes when you apply for a mortgage online?
A digital application is a way to submit information and exchange documents with a lender, often through a website or other online system. The exact process varies: a lender may handle some steps online and others by phone, email, postal mail, or in person. Do not assume that applying digitally means every disclosure, document, or signature will be electronic.
The online channel changes how information gets to the lender; it does not make the lender’s offer automatically better or improve your chances of approval. You still need to compare lenders, check the terms and costs, decide whether to continue, and make sure the final documents match what you agreed to.

It also helps to distinguish the early application from the later verification process. The lender needs six specific items of information to begin the Loan Estimate process for a covered transaction. That is not the same as completing the lender’s full document checklist. You may be asked for documents and clarifications later, after you tell the lender you want to proceed.
Think of the online process as a channel for handling the same core decisions: obtain written estimates, choose whether to continue, respond to verification requests, and review the final disclosure and closing documents. If a step or delivery method is unclear, ask the lender or closing agent rather than assuming that the website tells the whole story.
What do I have to do to apply for a mortgage loan?
For a covered mortgage transaction, a lender generally needs six pieces of information to start the Loan Estimate process. You do not have to complete the lender’s full document checklist or upload supporting documents just to receive a Loan Estimate. Providing available information can help the lender make its estimates more accurate.

- Compare lenders first. The Consumer Financial Protection Bureau (CFPB) recommends requesting Loan Estimates from three or more lenders so you can compare written offers before choosing one. The aim is to evaluate options before committing to proceed, not to decide based on the first estimate you receive.
- Provide the six key items. Give the lender your name, income, Social Security number (so it can obtain a credit report), the property address, your estimate of the property’s value, and the amount you want to borrow. These are the initial information items that trigger the Loan Estimate process; they are not a requirement to upload every supporting record the lender may eventually request.
- Check when the estimate arrives. Lenders generally must deliver or mail a Loan Estimate within three business days after receiving those six items. If you are unsure whether the lender has received all six, ask what information it still needs and when you should expect the estimate.
- Review the estimate before deciding. Compare the loan’s costs and terms with other offers. Keep the estimate to check against the Closing Disclosure later. A Loan Estimate gives you a written basis for comparison; it is not your final closing paperwork.
- Tell your chosen lender if you want to continue. Communicate your decision directly; silence is not intent to proceed. Ask the lender how it wants to receive your decision, and keep a record of what you sent or said.
- Provide verification documents when requested. After you communicate intent to proceed, the lender may ask for documents or clarification to verify your income, assets, and other information. Responding promptly can help avoid preventable processing delays. If a request is unclear, ask what information is needed instead of guessing.
- Review closing documents before signing. For covered transactions, you must receive the Closing Disclosure at least three business days before closing. Compare it with your Loan Estimate and ask for the promissory note, mortgage or security instrument, and deed in advance so you have time to read them.
- Confirm delivery and signing methods. Ask whether each document will arrive by email, postal mail, or a lender or closing-agent website, and whether any signing steps require an in-person appointment.
The six items are important because they mark the beginning of the disclosure timeline; they are not a checklist of everything you must submit to be approved. The lender may later need additional information to verify what you provided. In other words, being able to request an estimate without uploading a full set of documents does not mean that no verification will be required as the application continues.
The CFPB explains the initial information requirement in What do I have to do to apply for a mortgage loan? and in Regulation Z § 1026.19.
How do I compare Loan Estimates?
Compare estimates from multiple lenders using the same fields rather than focusing only on the interest rate or monthly payment. The estimate gives you a standardized basis for weighing the cost of the loan and the cash you may need at closing.

Start by looking at the same fields on each estimate: interest rate, annual percentage rate (APR), estimated monthly payment, lender charges, services you can shop for, and estimated cash to close. Comparing like with like makes it easier to see where offers differ. Keep each written estimate so you can refer back to the terms and costs when you review the final disclosure.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problems| What to compare | What to look for |
|---|---|
| Interest rate | Compare the quoted rate across offers, noting the loan terms and circumstances shown on each estimate. |
| Annual percentage rate (APR) | Use the APR alongside the interest rate to assess the broader cost represented in the estimate. |
| Estimated monthly payment | Compare the payment shown on each estimate, including the components and assumptions listed on the form. |
| Lender charges | Look at charges from the lender and ask about differences you do not understand. |
| Services you can shop for | Identify costs for services the form says you may shop for; those may offer another point of comparison. |
| Estimated cash to close | Compare the amount estimated to be due at closing, not just the ongoing payment. |
Do not use one number as a shortcut for judging an entire offer. The monthly payment shows an estimated ongoing amount, while estimated cash to close addresses money expected at closing. The rate and APR are related comparison fields, but they are not the same figure. Lender charges and services you can shop for provide other places to inspect the written estimate and ask questions.
When an item differs between estimates, ask the lender to explain what is included and what circumstances or assumptions are reflected on the form. A lower figure in one category does not by itself establish that an offer is better overall. The estimates are useful precisely because they let you compare a package of terms and costs before deciding whether to continue with a particular lender.
Request the estimates close enough together that you can make a useful comparison, and ask each lender to explain any field that is unclear. A lower figure in one category does not by itself establish that an offer is better overall. The CFPB’s guidance on applying for a mortgage recommends getting estimates from three or more lenders.
What does intent to proceed mean?
Intent to proceed is your affirmative communication to a lender that you want to continue with its mortgage offer after reviewing the Loan Estimate. It is separate from receiving or signing the estimate. You do not have to sign a Loan Estimate to accept a loan, and a lender cannot treat your silence as agreement.

Ask the lender how it wants you to communicate your decision and keep a record of that communication. CFPB guidance says a lender is only required to honor the Loan Estimate’s terms for 10 business days, so check the timing in your own materials and ask what applies to your offer. The 10-business-day point makes it sensible to understand the stated timing rather than assume an estimate will remain available indefinitely. See the CFPB’s explanation of what intent to proceed means.
What happens after I tell the lender I want to proceed?
Once you communicate intent to proceed, the lender may request documents or ask questions to verify your income, assets, and other information. That later document exchange is a different stage from the initial six items used to begin the Loan Estimate process. A lender’s complete verification checklist can therefore come after you have received and reviewed an estimate.
For an online application, follow the lender’s instructions for providing requested information, and ask for clarification if you are not sure what a request means. The research-backed point is straightforward: the lender may need documents and clarification, and prompt responses can help prevent avoidable processing delays. Do not mistake the ability to get an estimate without uploading a full set of records for a promise that the lender will not ask for documentation later.
You remain responsible for checking that the information you provide is accurate and for understanding what the lender is asking you to verify. If requests arrive through more than one channel, confirm with the lender which instructions apply. The specific method may vary; the online application does not make the underlying verification step disappear.
What documents should I receive before closing on a mortgage loan?
For a covered transaction, the key final disclosure is the Closing Disclosure. You must receive it at least three business days before closing, giving you time to compare the final terms and costs with the Loan Estimate and raise questions before signing.
Check the Closing Disclosure carefully, including the APR, fees, loan terms, and cash due at closing. Compare those items with the corresponding information on your Loan Estimate. If a figure or term differs, ask the lender or closing agent to explain the difference and resolve questions before you sign. Retaining the Loan Estimate makes this comparison easier because you can refer to the earlier written offer rather than relying on memory.

The Closing Disclosure is not the only document worth requesting in advance. The CFPB recommends asking for the promissory note, mortgage or security instrument, and deed before closing so you have time to read them. Ask when and how you can receive each document, particularly if the lender or closing agent uses a mix of online and non-online delivery.
The three-business-day advance receipt requirement is a review opportunity. Use it to look at the disclosed costs and loan terms, check the amount of cash due, and raise anything you do not understand with the lender or closing agent before signing. The CFPB’s guidance on documents to receive before closing and reviewing documents before closing provides more detail.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. Will every part of a digital mortgage be online?
No. Electronic delivery is allowed in applicable circumstances, subject to consumer-consent and E-SIGN Act requirements. That does not mean every lender uses electronic delivery for every document or that every signing step can be completed online. Ask the lender or closing agent how the Closing Disclosure will be delivered—by email, postal mail, or a website—and how you will receive and sign the remaining documents.
Confirm delivery method for each relevant document rather than asking only whether the lender is “digital.” A lender may use an online portal for some exchanges while sending other materials by mail or arranging an in-person signing step. The CFPB specifically advises borrowers to find out how the Closing Disclosure will arrive. Electronic delivery is subject to applicable consent requirements, so do not assume that a document will automatically appear electronically or that choosing an online application settles how later disclosures are delivered.
CFPB rules address electronic records and signatures in Regulation Z § 1026.17. Ask the lender or closing agent if you are uncertain which documents can be delivered electronically, what consent is needed, or how a signature will be completed.

The Loan Estimate and Closing Disclosure process described here does not apply identically to every mortgage product. The CFPB identifies reverse mortgages, home equity lines of credit (HELOCs), certain manufactured or mobile home loans not secured by real estate, and some subordinate loans through homebuyer assistance programs among the exceptions. Other disclosures may apply to those products.

This means the six-item Loan Estimate trigger and the covered-transaction Closing Disclosure timing discussed in this guide should not automatically be assumed to govern every home-financing product. If you are applying for one of the listed products, or are unsure whether the standard process applies to your loan, ask the lender which disclosure rules govern your product and what documents you should expect.
The CFPB discusses these exceptions in its guidance on documents to receive before closing.
Frequently Asked Questions
What do I have to do to apply for a mortgage loan?
For a covered transaction, provide the lender your name, income, Social Security number so it can obtain a credit report, property address, estimated property value, and desired loan amount. Those six items generally start the Loan Estimate process; you do not need to upload a full set of supporting documents just to receive an estimate. The lender may request verification documents later.
Recommended Free Tools
How do I compare Loan Estimates?
Compare written estimates from multiple lenders, with the CFPB recommending three or more. Use the same fields on each form: interest rate, APR, estimated monthly payment, lender charges, services you can shop for, and estimated cash to close. Ask lenders to explain differences you do not understand, and do not judge the whole offer from one number alone.
What does intent to proceed mean?
It is your affirmative communication to a lender that you want to continue after reviewing its Loan Estimate. You do not have to sign the Loan Estimate to accept the offer, and the lender cannot treat silence as intent to proceed. Ask how the lender wants you to communicate your decision and check the timing in your materials; CFPB guidance says the lender is only required to honor the estimate’s terms for 10 business days.
What documents should I receive before closing on a mortgage loan?
For a covered transaction, you must receive the Closing Disclosure at least three business days before closing. Compare it with your Loan Estimate, paying attention to the APR, fees, loan terms, and cash due. Also ask in advance for the promissory note, mortgage or security instrument, and deed so you have time to read them.
Will I have to upload documents to get a Loan Estimate?
Not just to receive a Loan Estimate for a covered transaction. The lender generally needs the six initial information items described above, not completion of its full document checklist. It may request documents and clarification later to verify income, assets, and other information.
Does a digital mortgage mean I can complete everything online?
No. Electronic delivery is allowed in applicable circumstances subject to consumer-consent and E-SIGN Act requirements, but lenders may use different delivery methods and signing steps. Ask the lender or closing agent whether each document will come by email, postal mail, or a website and whether any signing requires an in-person appointment.
The Bottom Line
A digital mortgage changes how you exchange information, not the decisions and reviews you need to make. For a covered transaction, provide the six initial items, compare Loan Estimates from several lenders, communicate intent to proceed affirmatively, respond to later verification requests, and review the Closing Disclosure at least three business days before closing. Confirm how documents will be delivered and signed, and ask the lender which rules apply if your loan product is an exception.
