Viveash recorded Perth’s largest house median sale price increase in REIWA’s 2025–26 financial-year ranking: up 45.5% to $855,000. That result is separate from REIWA’s calendar-year 2025 figure for Viveash—up 35.0% to $810,000—because the two reports compare different periods.
Which Perth suburb led house price growth?
Viveash was REIWA’s top-performing Perth suburb for house median sale price growth in the financial year 2025–26. Its median rose 45.5% to $855,000, according to REIWA’s report published 13 July 2026. The ranking counted suburbs with at least 28 qualifying house sales in each of 2024–25 and 2025–26; qualifying sales were for houses on blocks smaller than one hectare. Why are there two different Viveash growth figures?
The figures cover different reporting periods and should not be treated as competing estimates for the same year.

For context, REIWA reported that Greater Perth’s median house sale price increased 16.4% to $786,000 in financial year 2024–25. In that year’s suburb ranking, seven of the ten leading suburbs for house growth had medians below the Perth median. REIWA’s 2024–25 results

What the ranking does—and does not—tell you
The sales threshold narrows the comparison
Requiring at least 28 qualifying house sales in each financial year helps exclude suburbs with very few transactions, where a small number of sales could make the median fluctuate sharply. It also means the ranking only covers suburbs that met REIWA’s sales and property criteria; it is not a list of every Perth suburb.
A suburb median is not an individual valuation
A median describes the midpoint of the homes sold in a suburb during the period. It does not track the same house from one year to the next, and a change in the mix of homes sold can affect the result. Figures can be revised
REIWA’s Perth suburb profile says annual data reflects the latest completed month and may be revised as more transactions settle. A suburb profile is useful for checking later updates, but its current figures may not exactly match a ranking published earlier. REIWA Perth suburb profile

REIWA attributed the 2025–26 increase to “low listing levels in the first three quarters of the financial year and ongoing strong demand.” In the same report, REIWA President Suzanne Brown forecast that price growth would slow significantly in 2026–27.
