The decline was concentrated in apartments: detached and attached sales edged higher year over year, while apartment sales fell 18.6% to 777. Greater Vancouver REALTORS® (GVR) reported the figures on October 2, 2026.
Are Metro Vancouver home sales down?
Yes. GVR counted 1,717 residential MLS sales across Metro Vancouver in September 2026, compared with 1,875 in September 2025. The September total was 25% below the 10-year seasonal average of 2,289.
The regional total combines different property types, and their trends diverged:

The apartment drop was the largest weakness in the reported segment split and pulled down the overall result. The figures cover GVR’s Metro Vancouver region, not just the City of Vancouver. Its stated coverage includes communities such as Burnaby, Coquitlam, Richmond, Squamish, the Sunshine Coast and Whistler, as well as Vancouver.

Why are Vancouver apartment sales falling?
The September figures show that apartment transactions fell more sharply than detached or attached transactions; they do not establish why buyers made different choices. GVR chief economist and vice-president of data analytics Andrew Lis said the weakness was concentrated in the sizeable apartment segment, which typically accounted for half of sales in any given month in recent years.
Lis also described the stronger detached and attached results as consistent with GVR’s view that end-users were primarily driving the market, while investor-driven demand awaited more favourable conditions. That is GVR’s interpretation of market activity, not a buyer-motivation measure established by the sales counts.

What do listings and the sales-to-active-listings ratio show?
Active inventory stood at 16,394 properties, 4% below September 2025 but 24.3% above the 10-year seasonal average of 13,186. New listings totaled 5,852—10.3% fewer than the 6,527 recorded a year earlier, but 5.7% above the seasonal average of 5,537.
The sales-to-active-listings ratio was 10.9% overall. By segment, it was 9.7% for detached homes, 12.2% for attached homes and 11.4% for apartments. GVR’s historical analysis associates a ratio sustained below 12% with downward pressure on prices, and readings above 20% for several months with upward pressure. This is a historical relationship described by the association, not a guaranteed outcome or a forecast from one month’s reading.

Are Metro Vancouver home prices still falling?
GVR’s MLS Home Price Index composite benchmark was $1,075,900 in September 2026, down 5.5% from September 2025 and 0.6% from August 2026. Benchmark prices are index-based measures of typical homes, not average prices paid in completed transactions.

All four benchmark measures were lower than both a year earlier and the previous month. These September comparisons describe the reported period; they do not by themselves establish what prices will do next.

How to read the September figures
- Sales counts measure completed transactions, not the number of homes available or their prices.
- Active inventory counts properties on the market, while new listings count properties newly listed during the month.
- The sales-to-active-listings ratio relates monthly sales to active listings; GVR’s price-pressure thresholds refer to sustained readings, not a one-month prediction.
- Benchmark prices track a representative home through the MLS Home Price Index; they are not average transaction prices.
