Fairly, a Portland-based vacation-rental platform founded by former Vacasa CEO Eric Breon, emerged from stealth in December 2024 with $10.1 million in pre-seed funding. The launch announcement described a management model that pairs homeowners with a caretaker and an owner-selected advisor, while sharing part of its fee with local partners. Those funding and operating details are from the 2024 launch report; they do not establish Fairly’s current fees, service areas, or feature availability.
What is Fairly?
Fairly is a vacation-rental management startup founded by Eric Breon, who founded Vacasa and previously served as its CEO. GeekWire reported that Breon led Fairly with co-founders Subhechya Person, its chief product officer, and Jeff Flitton, its chief technology officer; both were described as Vacasa veterans. The company is based in Portland, Oregon.
Fairly’s current press page provides pathways for homeowners and service providers, including caretakers, housekeepers, and advisors. That page does not establish current service terms, fees, coverage, or whether a referral program is available.
How Fairly described its management model at launch
In its December 2024 launch coverage, Fairly described a setup in which a homeowner is paired with a caretaker and chooses an advisor. The roles were presented as complementary rather than interchangeable:

- Caretaker: Handles day-to-day property operations, including guest communication, cleaning, and maintenance.
- Advisor: Often a real estate agent, who may help with local permits and registration or connect the owner with specialists.
The model gives the owner a role in selecting local support. It does not, by itself, establish which duties Fairly or a particular partner will assume under a current agreement; owners should confirm responsibilities in writing before signing.
What the reported 20% fee meant
GeekWire’s launch report said Fairly retained 20% of rent and shared half of that amount with local partners: 5% of total rent went to the caretaker and 5% to the advisor. This is a launch-era description, not verified current pricing. The report does not establish whether the same split applies today, what rent base is used, or whether any other charges may apply.

For a useful comparison with another manager or self-management, ask for the full fee schedule and clarify how rent is defined, which services are included, who pays for cleaning and maintenance, and whether any extra charges or pass-through expenses apply. Compare the total owner cost alongside the work the owner must still handle.
Funding and company size at the December 2024 launch
GeekWire reported that Fairly emerged from stealth with $10.1 million in pre-seed funding, supplied internally by the co-founders and employees. It also reported that the company had 25 employees at the time, most of them software engineers. That headcount is historical; neither it nor the funding announcement confirms Fairly’s current staffing or financial position.

What technology Fairly said it offered
The launch report described several platform features: financial and tax-remittance automation, AI-powered dynamic pricing, distribution through third-party booking channels such as Airbnb and Vrbo, and electronic access control. These were launch-era product claims, not an independent audit or confirmation that every feature remains available.
For owners evaluating a management service, confirm which booking channels are actually supported, how pricing recommendations can be adjusted, what tax payments or filings the service handles, and what records the owner can access. If electronic access control is part of the arrangement, clarify who manages codes and what backup entry procedure applies.

How Fairly framed owner priorities
Breon told GeekWire that the platform was focused on “empowering homeowners and caretakers.” He described a choice between prioritizing revenue and treating a property as a family retreat: owners might want to maximize income, or keep prices higher to limit wear while preserving availability for personal use. The statement describes Fairly’s launch positioning; owners should verify how any current product settings support their own booking and personal-use preferences.
