UK Mortgage Rates: How a 28-Year-High Gilt Yield Could Affect Borrowers Before the 28 October Budget

A 30-year gilt yield hit a reported intraday peak on 7 October. Here’s why that could matter to fixed mortgage pricing—and why it does not predict your rate.

The 28-year high was a peak in the yield on 30-year UK government bonds—not a 28-year high in mortgage rates. Gilt yields can contribute to the market conditions that shape fixed mortgage pricing, but the Bank of England identifies medium-term SONIA overnight index swap (OIS) rates as key reference rates for fixed mortgages. A gilt move does not translate mechanically or immediately into a particular borrower’s rate. As of 11 October 2026, the Budget was scheduled for 28 October and had not yet taken place.

What reached a 28-year high—and when?

Reuters reported that the 30-year gilt yield peaked at 6.036% at 13:41 GMT on 7 October 2026, its highest level since January 1998. It rose 13 basis points that day. That is a specific intraday observation, not a rate guaranteed to persist.

The 10-year gilt yield reached 5.48% in the same session, Reuters reported, remaining just short of its highest level since 2007. The “28-year high” description applies to the 30-year gilt, not to the 10-year yield or mortgage rates generally.

What a gilt yield measures

A gilt is UK government debt. Its yield is the market return associated with holding that debt at its current price and terms; it is not a rate offered to homebuyers. Bond prices and yields move in opposite directions: when investors sell existing bonds, their prices fall and their yields rise.

How gilt yields can feed into fixed mortgage rates

Gilt yields are one part of the wider market-rate picture, but they are not the direct mortgage-pricing dial. The Bank of England says: “Medium-term overnight indexed swap (OIS) rates are the key reference rates for interest rates on fixed-rate mortgages, fixed-rate savings bonds, and personal loans.” OIS rates reflect market pricing of future overnight interest rates over a specified period.

If relevant market rates rise, lenders may reprice fixed mortgage products. But the relationship is neither one-for-one nor necessarily immediate. Lenders also take account of their funding and hedging costs, competition, product pricing, fees, the borrower’s loan-to-value (LTV) ratio and credit profile. A rise in the 30-year gilt yield alone does not determine the rate on a two- or five-year fix.

The Bank of England’s July 2026 Monetary Policy Report illustrates how market moves can pass through without establishing a universal formula. It reported that average quoted two-year mortgage rates for borrowers at 75% LTV rose 79 basis points between 27 February and 20 July 2026, a little less than the corresponding two-year OIS reference rate rose over that period. The Bank also noted that both rates fluctuated. These figures describe a defined period and borrower LTV; they are not live offers or a forecast for every mortgage.

Why yields rose ahead of the Budget

Reuters described the 7 October move as part of a global bond selloff, citing inflation and borrowing concerns and oil prices rising above $100 a barrel as factors. It reported that the selloff was sharper in UK gilts than in US Treasuries that day. UK Finance’s October 2026 review also pointed to persistent inflation, higher oil prices, concerns about government finances and international bond-market forces. These are reported contributing pressures, not a settled or quantified breakdown of what caused the move.

Fiscal expectations can matter to bond markets: investors assess how taxes, spending, borrowing, growth and inflation may develop. Reuters reported that the Chancellor met gilt-edged market makers on 6 October to gauge sentiment ahead of the Budget scheduled for 28 October 2026. But as of 11 October, the Budget had not happened. Its effects were therefore prospective, and the available reporting does not establish that it caused the October yield spike.

The longer-term backdrop also has several drivers. In its July 2026 report, the Bank of England said 10-year gilt yields rose around 350 basis points between the start of quantitative tightening in February 2022 and the end of June 2026. Its model estimates attributed around 200 basis points to higher term premia, with the remainder attributed to higher expected rates. The Bank estimated cumulative quantitative tightening had added 20–30 basis points to 10-year gilt rates, while cautioning that attribution is difficult. Those estimates give context for long-term yields; they do not explain the October move by themselves.

Will your mortgage rate go up before 28 October?

Not necessarily. A lender could change a fixed-rate product before the Budget, but the gilt headline alone cannot show whether it will, when it might happen or how much a particular borrower would pay. Product pricing depends on relevant market rates and each lender’s decisions, while your eligibility and loan details affect the offer available to you.

The Bank of England’s July report said Bank Rate was held at 3.75% at the Monetary Policy Committee meeting ending 29 July 2026. That is a dated policy-rate decision, not confirmation of Bank Rate on 11 October. Bank Rate, gilt yields, OIS rates and lender mortgage rates are different measures and can move differently.

The same July report projected that around five million households would see repayments rise by the end of 2028 under its assumptions, compared with nearly four million before the Middle East conflict began. It still expected more than one million households to see repayments decrease. These are the Bank’s projections, not a count of borrowers whose payments have already changed or a prediction for any individual household.

What a 28-year-high means if you are remortgaging

Use the headline as a reason to check actual mortgage offers, not as a substitute for one. A borrower’s payment change cannot be calculated from a gilt yield without details such as the live offer, balance, remaining term, LTV and eligibility.

Compare the whole deal, not just the initial rate

  • Initial rate and fixed-term length: Compare the rate with the period for which it applies and consider what happens when that period ends.
  • Total cost over the period: Include product fees and other relevant charges rather than ranking deals by headline rate alone.
  • LTV band and eligibility: Check that the quoted deal is available for your property value, loan size and circumstances.
  • Early repayment charges and portability: Review the cost of leaving early and whether the mortgage can be transferred if you move.
  • Revert rate: Check the rate that would apply after the fixed period if you have not switched or arranged another deal.

If you need advice tailored to your circumstances, consider speaking with a suitably authorised mortgage adviser. A market headline cannot determine whether fixing now is right for you.

How to interpret the next market update

Check the observation’s date, time and maturity: an intraday 30-year gilt peak is not the same thing as a current 10-year yield or a lender’s two-year mortgage offer. The Bank of England publishes fitted daily curves for UK government bond yields and sterling OIS rates, normally by noon on the following business day. Comparing those separate measures can help show whether broader market reference rates are moving too, but it still cannot predict exactly how or when a lender will change a product.
