There is no authoritative 2025 ranking of the world’s most expensive houses based on comparable, verified sale prices or appraisals. Buckingham Palace often tops published lists, but it is an official royal residence, not a privately owned home on the market—and two 2025 media estimates put its value far apart: $1.6 billion and approximately $3.9 billion.

Those figures are estimates, not confirmed sale prices or official valuations. The answer changes depending on whether a ranking includes official residences and whether it compares estimates, sales, asking prices or construction costs.

What are the most expensive houses in the world in 2025?

The available 2025 lists do not establish a definitive global order. The figures below are attributed estimates, and the sources do not use a common valuation method. In particular, the reviewed sources do not establish that the amounts cover comparable things, such as the residence alone versus land or a wider estate.

Property Location Status Reported amount and basis Source and date
Buckingham Palace London, United Kingdom Official royal residence and administrative headquarters; not the Monarch’s personal property $1.6 billion, published estimate The Close, updated June 24, 2025
Buckingham Palace London, United Kingdom Official royal residence and administrative headquarters; not the Monarch’s personal property Approximately $3.9 billion, reported estimate NDTV, January 15, 2025
Antilia Mumbai, India Private residence $2 billion, reported estimate NDTV, January 15, 2025
Villa Leopolda French Riviera, France Private estate No comparable verified amount established in the reviewed source The Close, updated June 24, 2025

The Close’s list includes Villa Leopolda, but the reviewed source does not establish a consistent, independently verified transaction price for it. Treat any figure circulated elsewhere as a claim requiring its own source and price basis, not as a confirmed sale.

Is Buckingham Palace the most expensive house in the world?

It is often presented as the most expensive residence in media lists, but the evidence supports a qualified answer rather than a definitive ranking. The Close’s June 2025 list estimated it at $1.6 billion; NDTV’s January 2025 story reported approximately $3.9 billion. The substantial difference shows why neither figure should be treated as an official appraisal.

There is also a category issue. The Royal Family describes Buckingham Palace as the Monarch’s official London residence since 1837 and the Monarch’s administrative headquarters. It says official residences are not the Monarch’s personal property and cannot be sold by the Monarch. That makes the palace unlike a privately owned home being valued for a potential sale. The Royal Family’s Buckingham Palace page reports 775 rooms: 19 State Rooms, 52 royal and guest bedrooms, 188 staff bedrooms, 92 offices and 78 bathrooms. The room count indicates scale, not market value.

What is the most expensive privately owned house?

The available figures do not support a definitive 2025 answer for the world’s most expensive privately owned home. Buckingham Palace should be separated from private properties because it is an official residence and is not the Monarch’s personal property. Among the named private homes in the reviewed 2025 sources, NDTV gives Antilia a $2 billion estimate, while The Close lists Villa Leopolda without establishing a comparable, verified transaction price. That is not enough to certify either a global winner.

Antilia: a reported $2 billion estimate

NDTV’s January 15, 2025 list describes Antilia as a 27-story Mumbai residence and estimates its value at $2 billion. The reviewed evidence does not establish an appraisal or confirmed sale verifying that amount, so it should be cited as NDTV’s estimate, not as a known market price.

Villa Leopolda: avoid treating a reported figure as a sale

The Close includes Villa Leopolda in its list of expensive homes. The reviewed source set does not establish a consistent, independently verified transaction price for the property. Without a confirmed comparable figure, it cannot be reliably ranked against Antilia from these sources alone.

Why published values differ

“Most expensive” can refer to several different measures: a completed sale, an asking price, a construction cost or a media estimate. Those measures are not interchangeable. A ranking also needs to define whether it counts official residences, private homes or larger estates, and whether its value covers the residence alone or includes land and other assets.

  • Price basis: A completed transaction records what a buyer paid; an estimate is a source’s assessment, and an asking price is not a sale.
  • Property category: An official royal or state residence is not equivalent to a privately held home available for purchase.
  • Valuation scope: The reviewed lists do not apply a common method or consistently state whether land, estate or other assets are included.
  • Date and market: These are estimates published at different points in 2025, not one synchronized set of valuations.

Do Buckingham Palace’s maintenance costs show what it is worth?

No. Public funding figures describe upkeep, not market value. The Royal Family’s 2024–25 annual report says the Sovereign Grant was £86.3 million for that financial year, including £34.5 million for Buckingham Palace’s reservicing programme. The official reservicing programme page describes an additional funding requirement of £369 million over ten years for a programme that began in April 2017 and is scheduled to finish in 2027. None of these amounts is a valuation or sale price for the palace.
