The venue’s website currently presents it as operating; that does not establish who owns the property or settle the listing’s outcome.
Was the Guildford Hotel up for sale?
Yes. PerthNow reported on 28 August 2024 that the heritage-listed Guildford Hotel property had hit the market, roughly two months after a major refurbishment of its adjacent hall. That is a dated report, not confirmation of a current listing.
PerthNow did not publish an asking price. The reviewed sources also do not establish whether the property sale completed or identify a transaction price. The hotel’s official website currently presents the venue as open for dining, drinks, events and bookings, but continued operation does not show whether the property changed hands. What did the 2024 listing say?
PerthNow’s Taylor Renouf reported that the CBRE marketing material described the property as leased to Australian Venue Co (AVC) until 2042. The same material advertised “circa $945,000pa” in income, with 90 per cent derived from AVC under the long-term lease. These are claims in the agents’ August 2024 marketing, quoted by PerthNow—not independently verified current income or a valuation.

Those details describe how the property was marketed at the time. They do not establish current lease terms, actual income, development progress or present value. For a prospective investor, the distinction matters: the reported rent and tenant concentration were marketing claims, and the sources do not provide current financial statements or a confirmed sale result.
Where is the hotel, and why is it heritage-listed?
The Guildford Hotel stands at 159–161 James Street, on the corner of Johnson Street in Guildford, according to the Heritage Council of Western Australia’s inHerit place record. The record lists the site on the State Register from 31 December 1993; the City of Swan adopted a heritage listing in 2017, and the record includes a heritage agreement dated 30 April 2015.

The Heritage Council’s permanent register entry identifies the hotel as dating from 1886, with major additions in 1899 and facade remodelling in 1915. It connects the growth of James Street’s commercial activity to the Eastern Railway’s 1881 connection between Fremantle, Perth and Guildford. The Council describes the building as a prominent example of Federation Free Classical design and says: “The Guildford Hotel has a high degree of social value. Since 1886, and particularly since the erection of the flamboyant 1899 additions, it has been important as a visual and social focus of the town.”
What is the hotel’s recent history?
PerthNow’s 2024 account says the pub first opened in 1885. A fire substantially destroyed the heritage-listed building in 2008, after which it remained unused for eight years before reopening in 2016.

The venue later expanded into the neighbouring former Vaudeville Theatre, converting it into a dining hall and beer garden known as The Hall. PerthNow reported that the 127-year-old building was unveiled after a $2.8 million refurbishment in July 2024, around two months before the property listing was reported.
