Howard Johnson’s restaurant chain disappeared because its standardized roadside-dining model became harder to sustain: cost cutting and weaker oversight undermined consistency, while lower-priced fast-food rivals offered simpler operations and kept pace with changing tastes. A succession of owners then split the restaurant and lodging businesses, leaving franchisees with limited resources. The last reported Howard Johnson’s restaurant, in Lake George, New York, closed in 2022; the hotel brand survived.
How Howard Johnson’s became a national chain
Howard Johnson’s grew from a roadside restaurant business into a familiar postwar presence, pairing restaurants with motor lodges. Its franchise system promised customers a consistent experience across locations. The Quincy Historical Society describes an early rulebook covering menus, recipes, service standards, and dress codes (Quincy Historical Society).
The scale was substantial. In 1975, the American Business History Center reports, the system had 649 company-owned and 280 franchised restaurants. It also had 125 company-operated and 411 franchised motor lodges—separate lodging counts, not additional restaurants. The center reports that the restaurant count exceeded 1,000 by 1979 (American Business History Center, August 26, 2021).
Why did Howard Johnson’s go out of business?
There was no single cause. The chain faced pressure from inside its own system and from competitors whose operating model was better suited to a changing market.

Consistency became harder to maintain
Cost cutting and reduced franchise oversight contributed to declining food quality and uneven execution, according to accounts from the American Business History Center, Eater, and North Country Public Radio. That weakened the value of a brand built on a predictable, standardized meal. The sources describe contributing pressures rather than establishing one definitive cause (American Business History Center; Eater; North Country Public Radio).
Fast food changed the competitive equation
Howard Johnson’s full-service roadside restaurants had broad menus and larger dining rooms to operate. Fast-food chains offered smaller menus, lower prices, and more streamlined operations. Those differences made it harder for Howard Johnson’s to compete on price and efficiency while keeping its food and experience current. The American Business History Center identifies these competitive pressures, but the available accounts do not establish a quantified market-share comparison.

How ownership changes broke up the business
Ownership transfers accelerated the separation of restaurants from lodging. The American Business History Center reports that Bud Johnson sold the company to Imperial Group for $630 million in 1979. Imperial sold it to Marriott for $314 million in 1985. Marriott sold the lodging operation to Prime Motor Inns and closed or converted restaurants it acquired (American Business History Center, August 26, 2021).
In 1986, remaining franchise owners formed Franchise Associates Incorporated to preserve the restaurant business. Eater reports that about 100 locations remained by the early 1990s—an approximate historical count, not an audited census. The franchisee-led effort lacked the capital to expand and modernize the restaurants, making it difficult to restore the old chain’s scale or competitiveness (Eater, February 14, 2017).

When did the last Howard Johnson’s restaurant close?
The Lake George, New York, restaurant closed in early 2022, ending the restaurant chain’s run. Its final years should not be mistaken for a functioning national franchise operation: the location was run by a local lessee. The Washington Post quoted the property’s listing agent as saying it did not offer a traditional Howard Johnson’s experience (The Washington Post, June 2, 2022).
It nevertheless held nostalgic meaning for some customers. Amanda Metzger, marketing director of the Lake George Regional Chamber of Commerce & CVB, told the Post: “We know many people hold fond memories of dining at a Howard Johnson’s and have visited that location specifically for that feeling of nostalgia and to try to experience a memory.”
Other closures had already marked the chain’s retreat. North Country Public Radio reported that the Lake Placid location, which had operated for 58 years, closed in 2015. At that time, regional reporting said two Howard Johnson’s eateries remained nationally (North Country Public Radio, April 1, 2015).

The restaurant chain and hotel system shared a name and corporate history, but their paths diverged as ownership changed. The restaurants are defunct; Howard Johnson-branded hotels continued under Wyndham Hotels & Resorts. The 2022 restaurant closure therefore ended the dining chain, not the entire Howard Johnson brand.
