The approved proposal covers up to 1,500 square metres of new lettable space, changes to an intersection and internal reconfiguration at 45 Burrendah Boulevard, Willetton.
What the approved proposal includes
PerthNow reported on 25 July 2024 that state planners had approved the expansion, with a project cost of $5 million. The reported plan adds up to 1,500 square metres of lettable space and includes intersection changes and internal reconfiguration at the shopping centre. These are reported proposal figures, not confirmation of completed building work. PerthNow’s 2024 report describes the project and planning discussion.

The City of Canning records the application as DAP/24/02683 for Lot 302 (45) Burrendah Boulevard, Willetton. The Development Assessment Panel meeting took place on 16 July 2024. The City’s DAP listing identifies the application and address.
What was proposed for the tavern
The proposal included a tavern with alfresco space. PerthNow reported that the outdoor area was planned for 90 seats and that Varsity was understood to be the expected operator. A May 2024 liquor-licence application submitted by Varsity Willetton Pty Ltd named the proposed premises as Varsity Willetton at Southlands. That filing documents an application; it does not establish that a final licence was granted or that the venue opened. The WA Liquor Licensing Division’s public-interest submissions are dated 8 May 2024.

Why noise management was discussed
The City recommended approval subject to conditions, according to the 16 July 2024 agenda material. HomeCo Capital was named as the proponent, with Planning Solutions acting as its planning representative. The Department of Planning, Lands and Heritage agenda material relates to application DAP/24/02683.
One point of discussion was whether the applicant should provide an acoustic report. Planning Solutions director Ben Doyle argued against that condition, saying the site was in a district centre, separated from nearby residents by Burrendah Boulevard, and already had food outlets along it. City of Canning planning manager Austin Donaghey said the condition was intended to ensure noise from the proposed tavern and 90-seat alfresco area was “appropriately managed.”

Mayor Patrick Hall supported the requirement, noting that the Willetton library and Willetton childcare centre were within 100 metres and calling it a sensible step to require the report. DAP presiding member Clayton Higham described the proposal as a “great benefit to the community.” These comments reflect the planning discussion reported in July 2024, not a finding about how the venue would operate in practice.

The cited planning and licensing records document approval activity and a licence application in 2024. They do not establish the expansion’s construction status, a completion date, the tavern’s final licensing outcome or an opening date. As of 8 October 2026, those details remain unverified by the sources cited here, so the tavern is best described as planned rather than open.
