The release also cited GetAgent figures stating that, as of March 2026, St Albans homes averaged £693,618 and spent 15 weeks on the market. Those are GetAgent figures as cited by the June 2026 press release; the original GetAgent data was not separately verified. The release also cited an earlier December 2025 figure of £610,000, down 5.3% year over year from December 2024. These figures describe local market conditions, not what a particular home will sell for or how quickly it will transact.

The firm says it works with agents and can communicate by letter or email, as well as meet clients locally. Its page also gives targets for sending quotes, issuing paperwork and ordering searches. Those are firm-published service statements, not independently audited turnaround averages. The stated search-order timing is conditional on receiving the seller’s plan and £300 on account.
Smithfield Partners says it belongs to CQS, LMS and Lender Exchange and can act for the majority of lenders. That does not establish that it is approved for a particular lender or eligible for a particular transaction. What does a conveyancer do when I buy or remortgage a home?
A conveyancer handles the legal work involved in transferring property ownership or registering a mortgage against it. For a purchase, this commonly includes reviewing the contract and title, raising enquiries, dealing with searches and lender requirements, arranging exchange and completion, and registering the ownership change. On a remortgage, the conveyancer handles the legal steps required to redeem the existing mortgage and register the new lender’s charge. The precise work depends on the property, tenure, transaction and lender.

- Transaction and property: Check that the conveyancer handles your transaction type and property tenure, including any leasehold, new-build or shared-ownership requirements.
- Lender panel: Ask whether the firm can act for your specific mortgage lender on this transaction; broad claims about lender coverage are not a substitute for confirmation.
- Costs: Request a written breakdown of legal fees and disbursements, and ask what circumstances could add charges.
- Communication: Clarify how you will receive updates, who your contact will be, and whether meetings or remote correspondence are available.
- Timetable conditions: Ask what each quoted process target depends on, what you must provide, and whether it is a target rather than a guaranteed completion date.
Are mortgage rates going up in 2026?
The Bank of England’s July 2026 Financial Stability Report described a mixed market rather than a uniform collapse or uninterrupted rise. Average quoted two-year fixed mortgage rates were 4.92% at 75% loan-to-value (LTV), 72 basis points above the December 2025 report comparison, and 5.32% at 90% LTV, 75 basis points higher — Bank of England, 2026. These are average quoted rates for the stated products and LTVs, not a rate offered to every borrower. Bank of England, July 2026 Financial Stability Report
Mortgage approvals were broadly flat in the first quarter of 2026 and mixed in the second, according to that report: approvals rose in April, then fell in May to their lowest level since 2023. The report also said high loan-to-income lending reached 13.2% in 2026 Q1, up from 11.8% in 2025 Q4. These measures track different parts of the market; none alone describes whether a particular applicant will qualify.

What the Bank projected for borrowers rolling off fixed rates
The July 2026 report projected that a little over 5 million owner-occupier households would see repayments rise by the end of 2028, compared with nearly 4 million in the Bank’s December 2025 projection. It projected a typical owner-occupier mortgagor rolling off a fixed rate in the next two years would face a £45 monthly increase. By comparison, the median increase between the end of 2022 and end of 2024 was approximately £120. Nearly 750,000 households paying below 3% were projected to roll off fixed rates in 2026, with an average monthly increase of £170 — Bank of England, 2026.

What mortgage support or rule changes are in place?
HM Treasury’s Mortgage Charter, dated 26 March 2026, sets out standards and temporary flexibilities offered by participating lenders for borrowers worried about payments. Treasury characterized the market as resilient, open and competitive across major product types and segments; that is a policy characterization, not a guarantee that a particular borrower will have a suitable option. Separately, the Financial Conduct Authority’s CP26/18 consultation, first published on 9 June 2026 and last updated on 29 July 2026, proposed targeted rule changes intended to help some creditworthy consumers access mortgages. How can I check if a conveyancing email or bank detail is genuine?
On 6 October 2026, the Solicitors Regulation Authority (SRA) warned that emails were misusing Smithfield Partners Limited’s name and staff identities in conveyancing matters. The SRA said some messages used lookalike domains, including smithfieldpartner.com and smithfieldspartners.com, and included payment instructions. The genuine firm domain identified by the SRA is @smithfieldpartners.com. SRA scam alert

- Use contact details you already know are genuine, such as those from a prior verified engagement or the firm’s official website, and independently establish contact.
- Before sending money, confirm payment instructions verbally using that established contact route. Treat any change to bank details as a reason to pause and verify.
- Check the firm or solicitor against the SRA’s records. The SRA identifies Smithfield Partners Limited by SRA number 499315 and lists its head office as Hart House Business Centre, Kimpton Road, Luton, LU2 0LA; its stated telephone number is 0845 539 1000.
- If you have already sent money or suspect fraud, contact your bank immediately and report the matter to the SRA and police.
Because scam warnings and contact details can change, check the SRA’s current alert and register before acting on a payment request.
