Wait if buying now would strain your budget or you need time to strengthen your finances; consider buying now if the full cost is manageable and you find a suitable home with acceptable financing. No one can guarantee when mortgage rates will fall—or that they will fall at all. Make the decision around your budget, readiness, local housing choices and likely time in the home, not a forecast.
Should I wait for mortgage rates to go down before buying?
There is no right answer for every buyer. A lower rate can reduce the interest cost on a given loan, but waiting only helps if the eventual home price, loan terms and other costs still work for you. The date and size of any rate decline are uncertain, and a national average is not a quote for your loan.

As of October 8, 2026, Freddie Mac reported weekly national averages of 7.40% for a 30-year fixed mortgage and 6.73% for a 15-year fixed mortgage. These survey averages, based on lender-submitted loan applications and released on Thursdays, are market context—not a rate offer or a prediction of what you will qualify for. Your rate depends on your circumstances and the loan and property details. Because rates change, refresh this context before publication and check current written offers when you are shopping.

Freddie Mac’s illustrative payments show how the rate affects principal and interest on the same assumed loan. For a fully amortizing $200,000, 30-year loan, its estimated monthly principal-and-interest payment is $1,896 at 6.5%, $1,996 at 7%, and $2,098 at 7.5%. These figures do not include property taxes, homeowners insurance, mortgage insurance, HOA fees, utilities, maintenance or closing costs, so they are not a complete housing budget.

These examples isolate the effect of the rate on principal and interest; they do not predict future rates or account for a change in purchase price. A real comparison should use the amount you expect to borrow, the actual loan terms and the expenses tied to the specific home. Why mortgage rates do not simply follow the Fed
The federal funds rate is an overnight policy target for interbank lending. It is not the rate a homebuyer pays on a mortgage. Mortgage rates are set in longer-term financial markets and reflect factors including expected inflation, anticipated future interest rates, economic conditions, Treasury yields, mortgage-backed securities and the mortgage spread.
The Federal Reserve’s consumer guidance puts the distinction plainly: “This so-called ‘federal funds rate’ is important for monetary policy, but it does not directly affect the interest rate established for your home mortgage.” A Fed rate cut may change market expectations, but it does not guarantee an immediate or equal mortgage-rate decline.
Quick wins for a faster PC:
Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →The Federal Reserve Bank of St. Louis offers a simplified way to think about rates: “Mortgage rate ≈ Treasury yield + Mortgage spread.” The 10-year Treasury yield is a benchmark because its duration is closer to the expected life of a 30-year mortgage than an overnight rate is. The spread reflects mortgage-related risk and costs such as origination, servicing and lender profit. This is an explanatory relationship, not a formula for calculating your quote. See the St. Louis Fed’s explanation of what determines mortgage rates.
The practical implication is that a prediction about what the Fed will do is not enough to decide whether to buy. Mortgage markets respond to expectations about the future as well as current policy, so rates may move before or after a policy announcement and may not move in the same direction or amount. Treat forecasts as uncertain scenarios, not as a promise that waiting will produce a particular payment.
What can change while you wait?
A lower rate may improve affordability for a given loan amount. But the housing market can change during the wait, too: prices, available homes, seller behavior and competition may move in either direction. Lower rates could bring more buyers into a local market, but that does not mean home prices will necessarily rise or that buying before a decline always saves money. Check local prices and inventory rather than treating a national rate trend as a local forecast.
Historical payment examples show why rates and prices both matter, but they are not forecasts or current quotes. The Consumer Financial Protection Bureau’s Office of Mortgage Markets reported that monthly principal and interest on a median-priced home with 5% down was $1,359 in January 2021, $2,891 in October 2023 and $2,399 in September 2024. The same 2024 report showed principal and interest on a $400,000 loan rising from $1,612 at 2.65% on January 7, 2021, to $2,877 at 7.79% on October 26, 2023. Those dated examples illustrate how changing rates and home prices can affect payments; they do not indicate what either will do next.
Waiting can also have a direct benefit if the time helps you reduce debt, improve credit, save a larger down payment or preserve an emergency cushion. Consider the cost of postponing a needed move as well: your present housing costs, family or work needs, and the local homes you can realistically buy all matter.

Try to separate a concrete reason to wait from a hope that the market will eventually become easier. A concrete reason might be that your current payment estimate would leave too little room for other expenses, you need to build cash for closing, or you want time to improve credit. A hope such as “rates will be lower soon” is not something you can control. If you wait, decide what financial or housing condition you want to improve, then review your budget and local options again when that condition changes.
How to decide whether buying now fits
Before deciding, build a budget around the complete cost of owning the home, not the mortgage payment alone. A lender’s maximum approval is not a recommended household budget. Set a payment ceiling that leaves room for savings and unexpected expenses.
1. Add up the monthly housing costs
- Principal and interest.
- Property taxes and homeowners insurance.
- Mortgage insurance, if applicable.
- HOA fees and utilities.
- Maintenance and a reserve for repairs.
Taxes, insurance, utilities and maintenance can vary substantially by property and location. Use estimates tied to the specific home where possible, and leave room for costs that are uncertain. A principal-and-interest estimate, including the examples above, is only one part of the monthly amount your household has to carry.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
When reviewing a potential home, make the assumptions visible rather than relying on a single round-number estimate. Confirm property taxes and insurance for that property as closely as possible, account for mortgage insurance if your down payment and loan require it, and include any HOA charge. Then consider routine upkeep and a reserve for repairs. These costs are not interchangeable: an estimate for one home or location may not apply to another.
2. Check the cash needed to close
In addition to the down payment, plan for closing costs. The CFPB says typical closing costs range from 2% to 5% of the purchase price, excluding the down payment; the amount depends on the transaction and location. A down payment below 20% likely means mortgage insurance, adding a monthly expense. Low-down-payment loans can still be appropriate, but compare their full costs rather than judging them by the upfront amount alone. See the CFPB’s home closing guidance.
Do not treat the down payment as the entire cash requirement. Estimate the closing costs separately and check that the total does not consume the cushion you want to keep after purchase. The 2% to 5% range is typical guidance, not a quote for a particular transaction; location and the details of the deal affect the amount. If your budget only works by assuming the lowest possible costs or by using every dollar of savings, revisit the plan before committing.
3. Review credit, debt and your cash cushion
If you are at least six months from buying, the CFPB says you may have time to improve your credit and potentially obtain better terms. Avoid taking on new debt shortly before applying. Do not drain your savings to reach a down-payment target: a reserve can help cover repairs, emergencies and changes in income.
For someone who is not ready today, this creates a practical reason to wait that does not depend on guessing rates. Use the time to review existing expenses and debt, build savings, and address credit where possible. The payoff is not assured—better terms depend on the borrower, loan and lender—but improving readiness can give you a stronger position when you do apply. Avoid making a near-term decision solely around the down-payment percentage if the resulting monthly payment or remaining cash would be uncomfortable.

4. Consider how long you expect to stay
Your likely time in the home affects how much weight to give upfront costs and the possibility of refinancing. If you may move soon, buying and then selling can expose you to transaction costs; if you expect to stay longer, the fit between the home, payment and loan may matter more than trying to time a short-term rate change. No universal holding period or break-even point applies to every buyer.
Also include the cost or risk of postponing a move that is important to your household. A flexible timeline may make waiting easier to consider; a needed move for work, family or other circumstances can make the comparison different. There is no single rule that says one time horizon always favors buying. Compare your likely plans, the purchase costs, current housing situation and the home and financing available to you.
5. Decide what “comfortable” means before you shop
Set a maximum total monthly housing cost that feels sustainable to your household, rather than starting with the largest loan amount a lender may approve. Keep the budget ceiling tied to all the costs above and your other obligations. If the estimate is close to your limit, test it against a less favorable scenario, such as a higher-than-expected insurance or maintenance cost. The point is not to predict those costs precisely, but to avoid treating an incomplete payment estimate as proof that the home is affordable.
Compare loan offers, not just advertised rates
Loan structure and fees can change the value of an offer. A fixed-rate loan keeps the rate and principal-and-interest payment level over the loan’s life; an adjustable-rate mortgage (ARM) can change after an initial fixed period and may increase. Compare the loan term, annual percentage rate (APR), discount points, lender fees, down payment, mortgage insurance, rate-lock period and, for an ARM, the timing and caps on payment changes. Also review prepayment terms.
Compare the term as well as the rate. Review available 15-, 20- or 30-year choices using the same approximate purchase price and down payment. A term changes the repayment schedule, so compare the resulting payment and overall terms rather than assuming a headline rate alone identifies the best fit. Choose a payment you can sustain alongside the rest of your budget, not simply the loan with the lowest advertised rate.
For an adjustable-rate offer, the initial rate is only part of the comparison. Find out when the rate can first adjust, how often it can change, and what caps limit rate or payment changes. Consider whether the payment could still fit your budget if it increases. For a fixed-rate offer, the rate and principal-and-interest payment stay level over the loan’s life, but the full housing cost still includes items such as taxes, insurance and maintenance.
The CFPB advises buyers: “Make it your goal to compare at least three loan offers from different lenders.” Get written offers and compare them on the same purchase price, down payment, loan type and rate-lock period where possible. A lower advertised rate may require more discount points or other fees.
- Request at least three preapprovals. Ask lenders for written details you can compare, not just a verbal rate estimate.
- Align the assumptions. Use the same purchase price, down payment, loan type and lock period for each offer where possible.
- Compare the full terms. Review rate and APR, points and lender fees, total payment, estimated taxes and insurance, mortgage insurance, and the rate-lock duration. For an ARM, check when the rate can adjust and the caps on rate or payment changes.
- Ask about trade-offs. Ask whether the lender can improve the offer and what fees or points are required for a lower rate.
- Recalculate when circumstances change. Revisit affordability if market rates or your target home price changes.
When comparing offers, keep the comparison as close to “like for like” as possible. If one offer assumes a different down payment, loan term or lock period, the rate alone may not give you a fair basis for choosing. Review the rate, APR, points, fees and total payment together. If a lender presents a lower rate that requires more points, ask what those points cost and compare that expense with the alternative offer; do not evaluate the lower rate in isolation.

A rate lock matters because offers are tied to a lock period. Compare the duration each lender is offering and make sure you understand the terms and any fees involved. If the home price, market rate or your target loan changes, the old comparison may no longer describe the decision in front of you. Request updated figures rather than relying on an expired estimate or an advertised rate.
Preapproval is not a final loan commitment, and actual terms depend on the property and underwriting. For a comparison of formal loan terms and costs, use the written Loan Estimates you receive. The CFPB’s Loan Estimate guide explains what to review.

| The complete monthly cost fits comfortably within your budget. | The payment would leave too little room for other needs, savings or emergencies. |
| You have enough cash for the down payment, closing costs and a reserve. | You need time to save, reduce debt or improve credit. |
| You have found an appropriate home and acceptable written loan terms. | The available homes or current loan terms do not meet your needs. |
| Your move is needed and the cost of postponing it is significant to your household. | Your timing is flexible and waiting has a concrete financial purpose beyond hoping for a rate decline. |
| You have assessed local prices, inventory, taxes and insurance rather than relying only on national averages. | You need time to understand the local market or build a more sustainable budget. |
This is a decision framework, not a prediction that either choice will prove cheaper. A buyer who is financially ready can still decide not to buy if the home or terms are wrong; a buyer who wants to wait should identify what will make them more ready and revisit the numbers as conditions change.

Also consider the cost or risk of delaying a needed move. These are personal and local details; a national rate average cannot settle them.
If you are leaning toward waiting, write down the condition that would change your decision: for example, reaching a savings goal, lowering debt, improving credit, or finding a home whose total cost fits the ceiling you set. If you are leaning toward buying, make sure the written loan terms and the property-specific budget work without relying on a future refinance or a future rate decline. Either way, compare updated numbers when the price, offer or market rate changes.
Will mortgage rates go down?
That cannot be established with certainty. Rates respond to long-term market expectations and can move independently of the Fed’s short-term target. Forecasts are not guarantees, and the evidence available here does not establish a reliable future rate path. If your decision depends on a particular future rate, test whether the purchase still works if that rate does not arrive.
Can I buy now and refinance later?
Possibly, but refinancing is not guaranteed. It depends on future rates, refinancing costs, your ability to qualify at that time, your home equity and the terms a lender offers. Treat refinancing as a possible future option, not as a condition that makes an unaffordable payment safe today. Compare the current loan on its own merits.

Where to get help with a personal decision
This guidance is U.S.-specific. Rates, loan availability, property taxes, insurance, closing costs, home prices, assistance programs and loan rules vary by borrower and location. A national survey cannot determine what you can afford or what a local home will cost to own. Get current written Loan Estimates and use local figures for taxes, insurance and market conditions. If you need help understanding credit or your options, consider speaking with a HUD-approved housing counselor through HUD’s housing counseling program.
Before making a commitment, review current written terms rather than relying on a national average or a verbal estimate. A qualified professional or HUD-approved counselor may help you understand your options if you need support with credit or affordability. The right decision is the one that fits your circumstances and local market—not a universal rule about buying before or after a rate move.
Frequently Asked Questions
Should I wait for mortgage rates to go down before buying?
Wait if buying now would strain your budget, you need time to improve credit or save cash, or the homes and loan terms available do not work for you. Consider buying now if the full cost fits comfortably, you are financially ready and you find an appropriate home with acceptable written financing. A future rate decline is not guaranteed, so base the decision on your actual budget and local options.

Neither choice is better for every buyer. Compare your complete monthly housing cost, cash for the down payment and closing costs, financial readiness, local prices and inventory, expected time in the home, and the cost or risk of postponing a needed move. Waiting is more useful when it has a concrete purpose, such as reducing debt or building savings, rather than relying only on a hoped-for rate drop.
Will mortgage rates go down?
No reliable future rate path is established here. Mortgage rates reflect long-term market expectations and can move independently of the Federal Reserve’s short-term target. A Fed cut does not guarantee an immediate or equal mortgage-rate decline, and forecasts are not promises.
Can I buy now and refinance later?
Possibly, but you cannot count on refinancing. It will depend on future rates, refinancing costs, your ability to qualify, your home equity and the lender’s terms. Compare the current loan on its own merits and do not use a possible future refinance to justify a payment that is unaffordable now.
What costs should I include besides principal and interest?
Include property taxes, homeowners insurance, mortgage insurance if applicable, HOA fees, utilities, maintenance and a reserve for repairs. Also plan for cash at closing: the CFPB says typical closing costs are 2% to 5% of the purchase price, excluding the down payment, though actual costs vary by transaction and location.
How many mortgage offers should I compare?
The CFPB recommends aiming to compare at least three loan offers from different lenders. Where possible, compare the same purchase price, down payment, loan type and rate-lock period. Review rate, APR, points, lender fees, total payment, mortgage insurance and, for an adjustable-rate mortgage, when the rate can change and the applicable caps.
The Bottom Line
Do not wait solely because you expect rates to fall, and do not buy solely because you fear they might not. Buy when the complete cost fits your budget, you have adequate cash and a suitable home and written loan terms. Wait when more time would make you financially stronger or the available home and financing do not work. Compare at least three current offers and use local costs; no one can guarantee a future rate decline or refinance.
