1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteThere is no reliable house-price figure based on income alone. Start by deciding how much you can comfortably spend on all housing costs each month—after debts, ordinary expenses, savings and emergency reserves. Then estimate the mortgage loan that fits the amount left for principal and interest, and add the down payment. That gives you a budgeting range, not a lender’s approval or a guarantee.
Start with a monthly budget, not a salary multiplier
A lender may approve a payment that leaves too little room for your other needs. The Consumer Financial Protection Bureau (CFPB) puts the priority plainly: “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.” Its affordability guidance was reviewed June 27, 2024. Read the CFPB’s affordability guidance.

Use your dependable monthly take-home income as a practical starting point. List debt payments, routine spending and the savings goals you want to keep funding. Choose a total housing budget that leaves room for those obligations and for costs you cannot predict. Your household’s budget—not a generic income-to-price formula—determines what feels sustainable.

Two households with the same gross salary may have different monthly debt payments, household expenses, savings needs, down payments and local housing costs. A home price that works for one may strain the other. If your income varies, use a cautious estimate of what you can count on rather than building a long-term payment around an unusually strong month.

Count the full cost of owning a home
Principal and interest are only part of the monthly cost. Depending on the home and loan, include property taxes, homeowners insurance, mortgage insurance, supplementary coverage such as flood insurance, and any homeowners association (HOA) fees. Also allow for utilities, maintenance and repairs; these costs can change over time. The CFPB’s homebuying guidance explains that housing costs go beyond the mortgage payment.
- Property taxes: Estimate taxes for the specific property and location; do not assume another home’s tax bill will apply.
- Insurance: Get an estimate for homeowners coverage and check whether flood or other supplementary insurance may be relevant.
- Mortgage insurance: A down payment below 20% will likely mean mortgage insurance under CFPB guidance, adding to monthly costs.
- HOA fees: Include them if the property belongs to an association.
- Utilities and upkeep: Budget for regular utility bills as well as maintenance and repairs, rather than treating them as occasional surprises.
Some costs may be collected with the mortgage payment, while others—such as utilities, upkeep and repairs—are paid separately. Either way, include them in the household’s total housing budget. A payment estimate that includes only principal and interest can make a home look more affordable than it will feel month to month.
Ask local sources—such as an insurer, tax assessor, HOA and lender—for estimates. The costs depend on the property and location, and estimates may need updating as you narrow your search. Do not treat an early estimate as fixed: the actual tax bill, insurance needs, HOA charges and future repair costs can differ from what you first expected.

Work backward from the full monthly amount you decided you can spend. First reserve room for non-mortgage housing costs; then use what remains for principal and interest. A mortgage calculator can estimate the loan amount supported by that principal-and-interest budget at a plausible interest rate and loan term. Add the down payment you expect to use to estimate a purchase price.
- Set your total monthly housing limit. Base it on take-home income, debt payments, ordinary spending, savings goals and the cushion you want for unexpected costs.
- Estimate property-specific monthly costs. Add taxes, homeowners insurance, mortgage insurance if applicable, supplementary coverage and HOA fees.
- Find the principal-and-interest budget. Subtract those estimated costs from the total housing limit.
- Estimate the loan size. Enter the remaining principal-and-interest amount, a realistic interest rate and a loan term into a mortgage calculator.
- Estimate the home price. Add your planned down payment to the estimated loan amount, then revisit the calculation when local cost estimates and loan terms become clearer.
For example, if you choose a total monthly housing limit, the first calculation is not “What loan payment equals that whole amount?” It is “How much of that limit will taxes, insurance and other housing charges use?” Only the remainder is available for principal and interest. This is why estimates for a particular property are more useful than a home-price guess based only on salary.
Rates change over time and vary by borrower, loan type and loan terms. A calculator result is therefore an estimate, not an offer or approval. Taxes, insurance and property costs also vary by home and location. Try more than one reasonable rate or property-cost assumption to see how sensitive the estimated price is, then refresh the calculation as your information improves.
Check debt, cash to close and the savings cushion
Debt affects how much room remains in your budget and how lenders assess an application. Debt-to-income ratio (DTI) is monthly debt payments divided by gross monthly income. Lenders’ limits differ, so there is no single DTI ceiling that determines affordability for every borrower. The CFPB explains DTI.

DTI is a lender-oriented measure, not a complete household budget. It compares debt payments with gross income; it does not show every ordinary expense, savings goal or property-specific cost. Use it to understand one part of the application, but do not let a DTI threshold set a housing payment that leaves too little for your real monthly priorities.
Do not commit all available cash to a down payment. Account for closing and moving costs, possible renovations, other priorities and emergency savings. The CFPB gives three to six months of expenses as a rule of thumb for an emergency cushion. Closing costs vary with the home price, loan, lender and location. Consider what cash will remain after closing—not just whether you can assemble the down payment. The CFPB’s down-payment guidance discusses the cash needed when buying.
Work out your cash available in stages: first set aside the emergency reserve you want to keep, then account for closing and moving costs and any other near-term needs. The remainder is the amount you might consider for a down payment. A larger down payment can affect the loan amount and may help avoid mortgage insurance, but using cash needed for emergencies or other priorities can make ownership less secure. The right trade-off depends on your circumstances and the loan terms available to you.
Use income rules of thumb cautiously
A percentage can be a rough checkpoint, but it cannot replace a household budget. The CFPB’s monthly payment worksheet says: “A mortgage lending rule of thumb is that your total monthly housing obligations should be no more than 28% of your pre-tax income.” The worksheet labels this a rule of thumb, not a universal affordability standard or a promise of loan approval. It also prompts buyers to consider take-home income, debts, living expenses, future savings, maintenance, improvements, utilities and HOA fees. See the CFPB monthly payment worksheet.
The 28% figure is best treated as a screening point, not a target you have to spend or a cap that guarantees a comfortable payment. Your actual expenses, debt load and local costs may make a smaller housing budget more appropriate. Conversely, the worksheet does not replace an individual lender’s review or a full cash-flow calculation. Compare the suggested percentage with what remains after your own bills and savings priorities.
Freddie Mac offers a separate illustration: someone earning $50,000 a year in gross income “may be able to afford a home worth $125,000.” Freddie Mac explicitly says affordability varies with current interest rates, debt and credit history. That example is not a universal salary multiplier or a current quote for a particular buyer. Read Freddie Mac’s affordability explanation.
There is no current national statistic that turns a given income into one dependable home price. The CFPB percentage and Freddie Mac example are useful only in their stated context. Your estimate still depends on debts, down payment, property costs, available loan terms and the amount of monthly spending you are willing to commit to housing.

Compare actual mortgage offers, not just the quoted rate
Once you have offers, compare Loan Estimates. Look at the total monthly payment—including mortgage insurance and any escrowed taxes and insurance—along with upfront costs and cash to close, the interest rate, loan term, fixed or adjustable structure, and other loan features. Principal and interest or a quoted rate alone do not show the full cost. The CFPB describes how to compare Loan Estimates.
What’s actually slowing this PC down?

The CFPB also identifies interest and fees over five years as a useful comparison measure. For an adjustable-rate mortgage, a comparison that assumes rates stay constant does not predict what the payment will do if rates change; account for that limitation when weighing loan features. The CFPB’s mortgage-offer comparison guidance provides more detail.
When comparing homes, weigh total monthly housing cost, required cash upfront, local ongoing costs and the savings cushion left afterward. A lower purchase price is not automatically easier to afford if taxes, insurance, repairs or utilities are higher. Likewise, a loan with a lower quoted rate is not automatically the better fit if its fees, payment structure or other features do not suit your budget and plans.
Recalculate as the home and loan become specific
Your early estimate depends on assumptions about rates, loan terms and local costs. Refresh it as you identify properties, get tax and insurance estimates, learn HOA fees and receive a Loan Estimate. Keep your own spending and savings priorities in the calculation even if a lender’s preapproval suggests you could borrow more. The amount a lender will approve and the amount your household can comfortably sustain answer different questions.
Use a range rather than treating the first calculator result as a precise ceiling. If an estimate only works with optimistic assumptions about rates, insurance or other costs, it may not be a comfortable target. Rechecking the full monthly cost and cash remaining after closing can help distinguish a home that is technically within reach from one that fits your finances with room for the unexpected.

Is 28% of my income a safe amount to spend on housing?
The CFPB worksheet calls total monthly housing obligations of no more than 28% of pre-tax income a mortgage-lending rule of thumb. It is not a universal affordability rule or a loan-approval guarantee. Compare it with your take-home income, debts, living costs, savings goals and the actual costs of the property before deciding what is comfortable.
Does my debt-to-income ratio tell me how much house I can afford?
DTI is monthly debt payments divided by gross monthly income, and lenders use it when assessing applications. Lender limits differ, and DTI does not include every household expense or savings priority. Use it as one input alongside a full monthly budget and property-specific cost estimates.
How much should I keep in savings after buying?
The CFPB gives three to six months of expenses as a rule of thumb for an emergency cushion. Also consider closing and moving costs, renovations and other priorities before deciding how much cash can go toward a down payment. Your needs may differ, so judge affordability partly by the savings cushion that remains after closing.
Should I use a mortgage calculator or get preapproved first?
A calculator can help translate a principal-and-interest budget into an estimated loan amount using a rate and term, but its output depends on assumptions and is not an offer or approval. Preapproval addresses what a lender may be willing to lend; it does not establish what fits your household budget. Use both as inputs, and compare actual Loan Estimates when available.
Is a lower-priced home always more affordable?
No. Compare the full monthly housing cost, upfront cash required, local taxes and insurance, HOA fees, utilities, likely maintenance and the savings cushion left afterward. A lower purchase price may still carry higher ongoing costs than another property.
