The key difference is repayment: a reverse mortgage can provide eligible homeowners age 55 or older with access to home equity without required regular loan payments, while a home equity line of credit (HELOC) offers revolving access to funds but requires a repayment plan. A HELOC may fit if you qualify and can manage repayments and variable interest; a reverse mortgage may be worth comparing if avoiding required monthly payments matters more, and you accept that interest will accumulate and reduce the equity left in your home.
Neither option is automatically cheaper or safer. Compare eligibility, the amount and timing of funds, all fees, repayment terms, the effect of rising rates, and how much equity may remain for you or your estate. The figures below reflect Financial Consumer Agency of Canada (FCAC) guidance dated October 15, 2025; lender offers and contract terms can differ.

How a reverse mortgage and a HELOC work
Reverse mortgage: borrow without required regular payments
A reverse mortgage is a loan secured by your home. FCAC says homeowners are usually at least 55, and the property is usually their primary residence—typically meaning they live there at least six months a year. You generally do not have to make regular payments. Instead, interest accrues and is added to what you owe, so the balance grows over time. FCAC describes this payment feature in its reverse mortgage guidance.
Depending on the lender and agreement, funds may be provided as a lump sum, in instalments, or as regular payments. The amount available depends on factors such as the borrower’s age, the home’s appraised value, type and condition, other people on title, and lender policy. FCAC says borrowing is usually capped at up to 55% of the home’s current value; that is a general maximum, not a promise that a borrower can access that share.

The no-required-payment feature can ease pressure on a monthly budget, but it does not make the borrowing cost disappear. Interest is still charged under the loan terms and added to the outstanding balance. As a result, the amount left after a future sale can be smaller than it would have been without borrowing. The timing and size of advances matter: if you take a large lump sum at the outset, interest can accrue on money you have not yet spent. Ask whether the lender offers staged advances or regular payments that better match your need, and whether each option has different minimums, fees, or rates.
HELOC: draw from a revolving credit limit
A HELOC is revolving credit secured by your home. You can draw funds as needed, up to the approved limit, rather than borrowing the full amount at once. Interest rates are variable, so the cost of borrowing can change when market rates move. You need a plan to repay what you borrow and to handle possible rate increases.
HELOCs can be standalone or combined with a mortgage. The structure affects the equity requirements and can affect how the credit is managed alongside your mortgage. FCAC’s HELOC guidance explains the qualification and collateral requirements.
Drawing only when needed can help avoid borrowing—and paying interest on—money before an expense arises. But a credit limit is not a repayment strategy. Before using a HELOC, work out how much you expect to draw, how you will reduce the balance, and whether your budget could still manage it if variable rates rise or income changes. Confirm the payment rules in the lender’s offer rather than assuming that a low initial payment will repay the debt on a schedule that works for you.
Eligibility and how much you may be able to borrow
The borrowing figures are not directly interchangeable: a reverse mortgage limit and a HELOC limit describe different products and depend on lender assessment, the property, and the product structure.
| Product or structure | FCAC figure | What it means |
|---|---|---|
| Reverse mortgage | Usually up to 55% of the home’s current value | General maximum; actual access depends on borrower and property factors, as well as lender policy. |
| HELOC, general maximum in FCAC’s home-equity comparison | Up to 65% of the home’s appraised value | This is not a universal approval amount. The HELOC structure and total borrowing limits matter. |
| Standalone HELOC | More than 35% equity | FCAC’s stated equity requirement for a standalone HELOC. |
| HELOC combined with a mortgage | 20% equity | FCAC’s stated equity requirement for a HELOC combined with a mortgage. |
FCAC published these figures on October 15, 2025. Lenders still assess the application and property, and applicants at banks must pass a stress test. A lender may ask for proof of ownership and mortgage details, an appraisal, and registration of the home as collateral; in Québec, registration is handled with a notary. Confirm the requirements for the lender and structure you are considering.
Read the percentages as separate guideposts, not as a direct promise of available cash. The 55% reverse mortgage figure is a usual upper limit based on the home’s current value, while the 65% HELOC figure is from FCAC’s home-equity comparison and refers to appraised value. The standalone and mortgage-combined HELOC equity requirements also describe different structures. Your lender’s assessment, existing mortgage and other borrowing, and the terms of the proposed product all affect what you may actually be approved to borrow. Ask for the amount available after any existing financing that must be paid out, and ask whether the lender’s figure is a maximum credit limit or a proposed advance.

For a reverse mortgage, confirm who must qualify and whether any other people on title affect the calculation. Ask how the lender evaluates the property’s type and condition and what valuation process it uses. For a HELOC, ask which documents the lender needs and how collateral will be registered. FCAC says proof of ownership and mortgage details, an appraisal, and registration may be part of the process; the legal professional involved in Québec is a notary. These steps can take time and may carry costs, so include them when comparing offers.
Which option may fit your situation?
A HELOC may fit when you can repay and want access as needed
- You qualify under the lender’s equity, application, and stress-test requirements.
- You want to draw funds in stages as expenses arise rather than receive one large advance.
- Your budget can cover the required repayments and absorb variable-rate increases.
- You have a realistic plan for reducing or repaying the balance, not just making interest payments indefinitely.
A HELOC can be useful for expenses whose timing or amount is uncertain, but unused credit is not the same as affordable credit. Decide in advance how much you expect to draw, what repayment amount you can sustain, and what you would do if rates rise or your income falls.
It may also suit someone who wants to retain control over when to borrow, provided the lender’s terms and the borrower’s budget support that approach. Compare the costs of the amount you expect to use—not simply the headline limit. If you will need funds over several months, ask how interest is calculated on advances and what minimum or scheduled payments are required. Keep a plan for paying down the balance as well as one for making the initial draws.
A reverse mortgage may fit when regular payments are the constraint
- You meet the age and primary-residence requirements and want to remain in your home.
- Required regular loan payments would put pressure on your cash flow.
- You understand that interest will be added to the balance and reduce the equity that may eventually remain.
- You have considered what a future sale, move, or death of the last borrower would mean for repayment and your estate.
Some reverse mortgage agreements allow voluntary payments, but they may impose early repayment fees. If payment flexibility is important, ask the lender what payments are permitted, whether they are optional, and what charges apply.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsThis option is not simply a way to avoid a payment while keeping the home equity untouched. The loan remains secured against the home, and the balance grows when interest is added. Consider whether you expect to stay in the home, how long you may need the funds, and whether leaving more equity to an estate is a priority. Those questions can change which product’s trade-offs feel acceptable.
Compare the total cost, not just the rate
Reverse mortgage costs accumulate in the balance
FCAC says reverse mortgage interest rates are usually higher than HELOC or mortgage rates. Because interest is added to the amount owed, borrowing for longer generally means a larger balance and less home equity remaining. The eventual cost also depends on the rate, how much you borrow, when you receive advances, fees, and how long the loan remains outstanding.
Possible charges include appraisal, setup, legal, closing, and early repayment fees. A full lump-sum advance may mean paying interest on money well before you need it. Ask whether staged advances are available, whether there are minimum draws or fees, and whether a later advance could carry a different rate.

Request an explanation of how the lender’s projected balance changes under the advance schedule you are considering. A projection is useful for comparing scenarios, but it is not a guaranteed future home value or a promise about the amount an estate will receive. Check the assumptions used, including the rate and the timing of each advance, and ask how fees are handled.

HELOC costs can change with market rates
A HELOC’s variable rate means the interest cost is not fixed for the life of the borrowing. A lower initial rate does not tell you what the credit will cost if rates rise or how long repayment will take. Build your comparison around the actual written offer, including its rate terms, fees, required payments, and consequences of missed payments.
Compare a HELOC payment plan using both the offered rate and a higher-rate scenario. This does not predict future market rates; it helps show whether the borrowing remains manageable if the cost increases. Ask the lender to explain which payments are required, how the rate can change, and what happens if you miss a payment or cannot keep up. The written terms matter more than a promotional or headline rate that does not describe your full borrowing cost.
Use a like-for-like offer comparison
Ask each lender for written terms and compare the same borrowing amount and expected timing. For a reverse mortgage, ask for projected balances under the proposed advance schedule and rate assumptions. For a HELOC, model the payment needed to repay the amount you expect to draw under both the offered rate and a higher-rate scenario. These are planning comparisons, not guarantees of future rates or balances.
Compare the money you actually expect to receive and the obligations that follow. A reverse mortgage may offer a lump sum, instalments, or regular payments depending on the lender and agreement; a HELOC lets you draw against an approved revolving limit as needed. The products therefore may not deliver funds in the same way. Ask what minimum advances, timing restrictions, or fees apply, and whether a later advance is subject to different terms. If you have existing credit secured by the home, ask whether it must be paid out, discharged, or closed as part of the new arrangement.

Repayment, the home, and the estate
When a reverse mortgage generally becomes due
FCAC says repayment is generally due when the borrower sells the home, moves out, the last borrower dies, or defaults. The contract sets the repayment process and timing. Ask the lender how long the borrower or estate has to repay after a triggering event, and whether a sale is required or another repayment method is permitted.
Do not assume the repayment deadline or process is identical across lenders. Ask what notice the lender gives, how the repayment amount is calculated, and what time is allowed for the borrower or estate to act. If the home will need to be sold, ask how the contract addresses the sale process and costs. A voluntary payment may be possible, but check whether an early repayment fee applies and whether there are restrictions on the amount or timing of payments.

OSFI’s 2026 Capital Adequacy Requirements describe reverse mortgages for regulatory purposes as non-recourse loans secured by property, with no defined term and no monthly principal-and-interest repayment. OSFI says repayment is generally from net sale proceeds after the borrower vacates; assuming no default, the lender has no recourse if net sale proceeds after disposition costs are less than the amount owing. This is a regulatory description, not a substitute for the protections and terms in an individual contract. Read the agreement and ask the lender how it treats any shortfall, default, and sale costs.
How the choice affects home equity
Both products use the home as security, but their balances behave differently. With a reverse mortgage, interest is added to the balance even when you make no regular payments. With a HELOC, the amount owed reflects what you draw and repay, plus variable interest and any applicable charges. In either case, borrowing leaves less equity available for a later move, sale, refinancing, or estate.

Before deciding, estimate the amount you may owe at several plausible future dates, using lender-provided terms rather than assuming today’s rate will persist. Consider the home’s future value uncertain: an estimate of remaining equity is not a guaranteed sale price or inheritance.
Future financing deserves a place in the comparison too. A loan secured by the home may affect later options, and an existing mortgage or HELOC may need to be paid off or closed depending on the arrangement. Ask each lender what happens if you later want another mortgage, need additional funds, or decide to move. Do not rely on an assumption that you can add financing whenever you want; confirm the permitted arrangements and any conditions in writing.

FCAC says money borrowed through a reverse mortgage is not taxed and does not affect Old Age Security (OAS) or Guaranteed Income Supplement (GIS) benefits the borrower may receive. This statement does not settle every tax question, including how a particular use of borrowed money is treated. Get qualified tax advice for your circumstances, and do not assume the same treatment applies to every HELOC use.
FCAC suggests considering alternatives before taking a reverse mortgage, including selling and downsizing, renting, moving to assisted living, another mortgage, a HELOC, or a personal loan. The right comparison depends on housing needs, cash flow, borrowing capacity, and the costs of moving or replacing credit. Discuss the costs and estate implications with a financial adviser and family; independent legal advice may be required in some provinces and territories.

Alternatives may address the underlying need differently. Selling and downsizing changes where you live and may release equity without taking this type of loan; renting or moving to assisted living also changes housing arrangements. Another mortgage, a HELOC, or a personal loan is still borrowing and should be assessed for eligibility, repayment, and cost. Compare the practical consequences as well as the financing: the amount needed, when you need it, the effect on monthly cash flow, and whether you want or need to remain in your current home.

FCAC names HomeEquity Bank and Equitable Bank as reverse mortgage providers. Their inclusion in FCAC guidance establishes that they are relevant providers, not that a particular offer is suitable or that their terms are the same. Ask any lender for current written rates, fees, qualification rules, and contract terms, and compare more than one offer where possible. Product rates, fees, criteria, and repayment timelines can change, so verify them directly before deciding.
A practical decision process
- Set the cash need. Write down the amount, when it is needed, whether expenses will arrive all at once or over time, and how long you expect to need the funds.
- Check eligibility before comparing rates. For a reverse mortgage, confirm age, primary-residence, title, property, and lender requirements. For a HELOC, establish the equity structure, lender qualification, and bank stress-test requirements where applicable.
- Decide what repayment your budget can support. If you can reliably repay a revolving balance and manage rate changes, include a HELOC in the comparison. If required regular payments are not workable, examine reverse mortgage terms while accounting for the growing balance.
- Collect written offers. Request the rate, fees, advance or draw rules, repayment obligations, early repayment terms, default provisions, and any requirement to discharge or close existing credit.
- Compare future balances and flexibility. Estimate costs at the borrowing amount and timing you actually expect. Consider what happens if rates rise, you move, sell, need more financing, or leave repayment to your estate.
- Review the contract and alternatives. Ask about repayment deadlines, shortfall protections, legal advice requirements, and whether downsizing or another option better meets the need before signing.
It can help to write the answers side by side rather than comparing only the monthly payment or advertised rate. Include the amount you would receive, the way it is advanced, required payments, variable-rate exposure, setup and repayment fees, and the estimated balance or repayment amount at a few future dates. Note which assumptions came from the lender and which are your own estimates. If an offer is unclear about a fee, deadline, or payment obligation, ask for clarification in writing before making a decision.
Common decision mistakes
- Choosing by headline rate alone: rates do not capture fees, draw timing, repayment terms, or the amount of interest that can accrue.
- Treating maximum borrowing as a target: the stated 55% or 65% figures are general product limits, not personalized approvals or recommendations to borrow that much.
- Assuming a HELOC will stay affordable: variable rates can rise, so test a payment plan against higher borrowing costs.
- Taking more cash than needed at once: a reverse mortgage lump sum may incur interest before the funds are used; ask about staged access.
- Leaving estate questions until later: establish what triggers repayment, the timeline, and how the lender handles the home and any potential shortfall under the actual agreement.
- Assuming every reverse mortgage permits the same payment choices: lump sums, instalments, regular payments, and voluntary repayments depend on the lender and agreement, as do fees and terms.
- Comparing different borrowing amounts or timelines: a useful cost comparison uses the funds you expect to need and when you expect to need them, not just each product’s maximum limit.
- Assuming the regulatory description replaces the contract: OSFI’s description is for regulatory purposes; confirm the specific repayment process and protections in the lender’s agreement.
Frequently Asked Questions
Do I have to make monthly payments on a reverse mortgage in Canada?
FCAC says you do not need to make regular payments on a reverse mortgage. Interest is added to the balance, however, and repayment is generally due when the home is sold, the borrower moves out, the last borrower dies, or the borrower defaults. Check the agreement for voluntary payment options, fees, and repayment timing.
How much can I borrow with a reverse mortgage or HELOC?
FCAC says a reverse mortgage usually allows borrowing up to 55% of the home’s current value, depending on factors such as borrower age, home type and condition, appraised value, and lender policy. FCAC’s home-equity comparison lists a HELOC maximum of up to 65% of appraised value, while its guidance says a standalone HELOC generally requires more than 35% equity and one combined with a mortgage requires 20%. These are general figures, not approval promises; ask lenders how your existing financing and product structure affect the amount.
Is a HELOC cheaper than a reverse mortgage?
FCAC says reverse mortgage rates are usually higher than HELOC or mortgage rates, while HELOC rates are variable and can change with market rates. The interest rate alone does not establish which option costs less for you. Compare written rates, fees, draw timing, repayment requirements, and the balance or payments under realistic scenarios.
What happens to a reverse mortgage when the borrower dies or moves?
Repayment is generally due when the borrower sells the home, moves out, the last borrower dies, or defaults. The contract sets the repayment process and timing. Ask the lender how long the borrower or estate has to repay, whether a sale is required, and how any shortfall or sale costs are treated under the specific agreement.
Does reverse mortgage borrowing affect OAS or GIS?
FCAC says money borrowed through a reverse mortgage is not taxed and does not affect OAS or GIS benefits the borrower may receive. That guidance does not answer every tax question or establish the treatment of every use of borrowed funds. Get qualified advice for your circumstances, and do not assume the same treatment applies to every HELOC use.
The Bottom Line
Bottom line: A HELOC may suit you if you qualify, want to draw funds as needed, and can repay the balance while managing variable rates. A reverse mortgage may be worth comparing if you are eligible, want to stay in your home, and cannot comfortably take on required regular payments—but interest accumulates and reduces the equity left in the home. Compare written offers, fees, advance and repayment terms, future flexibility, and the effect on your estate before deciding.
