Commercial real estate (CRE) loan defaults can pressure a mortgage REIT’s (mREIT’s) dividend when the REIT owns the affected loan or another credit asset exposed to the borrower. Missed payments can reduce cash receipts; later, nonaccrual accounting, credit-loss provisions, workout costs, or losses on collateral may weaken earnings or liquidity. But a rise in market-wide delinquencies does not automatically cut every mREIT’s dividend. The impact depends on the REIT’s specific exposure, its ability to recover the loan, its financing and liquidity, and the board’s distribution decision.
How a borrower default can reach an mREIT dividend
An mREIT invests in mortgages and other real-estate-related credit assets. If it holds a commercial mortgage, the borrower’s failure to pay can affect the company directly. If it does not hold that loan or an exposed credit asset, the default may have little direct effect on its portfolio, even if the event contributes to broader market stress. The path from an individual default to a dividend change is a sequence of cash-flow, accounting, recovery, funding, and board decisions—not an automatic formula.

1. Payments stop or arrive late
A borrower may miss interest, principal, or both. For the lender, that can mean less cash arriving when expected. Depending on the loan’s accounting status, the REIT may also stop recognizing interest as income on an accrual basis. The size of the immediate effect depends on the loan’s balance, its share of the portfolio, whether payments resume, and whether the REIT has other income to offset the shortfall.

A troubled loan may be classified as delinquent or placed on nonaccrual, meaning the lender does not continue to recognize interest in the usual way. The lender may also assess whether the loan is impaired, modify or extend its terms, or prepare for foreclosure. Under the current expected credit losses (CECL) framework, changes in estimated expected credit losses are recognized through earnings. A provision is an accounting estimate; it is not necessarily the same amount or timing as cash lost in the end.

3. The lender works out or recovers the loan
The borrower may resume payments, refinance, sell the property, or negotiate a modification. If the lender forecloses, it may eventually sell or operate the property and apply proceeds to the debt. Outcomes depend on the property’s cash flow and value, the lender’s lien position, borrower equity or other support, competing claims, and the costs and duration of the workout. A default is not the same as a total write-off: recovery may be partial or complete, though it can take time.
4. Earnings, liquidity, and financing come under pressure
Reduced interest receipts, credit-loss provisions, workout expenses, or an unrecovered principal balance can weaken earnings and liquidity. Financing can amplify the pressure. For example, a lender using secured borrowing may face collateral requirements or other funding terms that become harder to meet if an asset’s value or credit quality deteriorates. The actual effect depends on the company’s agreements, leverage, hedges, cash, unencumbered assets, and access to replacement financing; these details must be checked in that issuer’s filings.
5. The board decides whether to change the distribution
A board declares an mREIT’s common dividend. Companies may discuss GAAP earnings, taxable income, book value, liquidity, and company-defined measures such as distributable earnings, but those figures do not mean the same thing. One company describes distributable earnings as a key indicator of common-dividend capacity and an imperfect proxy for taxable income; its definition excludes some unrealized, noncash credit-loss provisions until losses are considered nonrecoverable. That means a provision may affect GAAP net income before it affects that company’s adjusted measure, while a later realized loss may affect the measure. The definition is company-specific, and no single metric guarantees a dividend amount.

What U.S. delinquency data can—and cannot—tell investors
The latest figures in the available 2026 data show why market context needs careful interpretation. The Mortgage Bankers Association (MBA) reported a decline in overall delinquency in its Q2 2026 Commercial Real Estate Finance (CREF) Loan Performance Survey, even as office and lodging remained stressed. These are U.S. market measures, not statistics for mortgage REIT portfolios or estimates of the chance that an mREIT will cut its dividend.
MBA Q2 2026 CREF Loan Performance Survey
The MBA’s survey reported a 3.90% overall commercial mortgage delinquency rate for Q2 2026, down from 4.02% in Q1 2026. Its loan performance measurement was as of June 30, 2026. The survey covered $2.95 trillion in loans—about 59% of the $5 trillion in commercial and multifamily mortgage debt outstanding at the end of Q4 2025—so it represents a large sample, not the entire market. Office and lodging had the highest delinquency rates among major property types, while overall delinquency declined from the prior quarter.
In its July 30, 2026 release, MBA Associate Vice President of Commercial Real Estate Research Reggie Booker said, “Commercial mortgage loan performance improved during the second quarter, with delinquency rates declining across most major property types and capital sources.” The release also noted continuing challenges in office and lodging and elevated CMBS delinquency relative to other lenders. Those qualifications matter: an improving aggregate figure does not mean that every property type, loan, or lender is improving.

MBA Q2 2026 Commercial Delinquency Report
A separate MBA product, the Q2 2026 Commercial Delinquency Report, reported these unpaid-principal-balance rates by capital source. The reported delinquency thresholds differ, so the figures are not directly comparable with one another or interchangeable with the CREF survey’s overall rate.
| Capital source | Q2 2026 delinquency measure | Threshold reported by MBA |
|---|---|---|
| Banks and thrifts | 1.20% | 90 or more days delinquent or in nonaccrual |
| Life-company portfolios | 0.48% | 60 or more days delinquent |
| Fannie Mae | 0.60% | 60 or more days delinquent |
| Freddie Mac | 0.51% | 60 or more days delinquent |
| Commercial mortgage-backed securities (CMBS) | 6.53% | 30 or more days delinquent or in real estate owned (REO) |
The rates describe the report’s respective loan populations and definitions; they are not mREIT portfolio statistics. In particular, the higher CMBS figure uses a 30-day-or-more threshold and includes loans in REO, unlike several other rows. Neither this report nor the CREF survey establishes how often a CRE default causes an mREIT dividend cut. Aggregate delinquency rates can signal market conditions, but a company’s own holdings and financial position are more relevant to its distribution.
Why the REIT 90% rule is not a dividend guarantee
U.S. tax rules generally require a REIT to distribute at least 90% of its taxable income, excluding net capital gains and subject to applicable rules, to maintain REIT qualification. Apollo Commercial Real Estate Finance’s 2025 Form 10-K describes this qualification threshold. It is not a promise to pay a fixed common dividend per share, nor does it require the dividend to equal quarterly GAAP earnings or a non-GAAP measure such as distributable earnings.

Taxable income, realized gains or losses, capital needs, and the board’s declaration all matter. A company can therefore have a dividend that does not track one quarter’s accounting result in a simple one-for-one way. Investors should not infer that a dividend is secure merely because the company is a REIT, or that a particular accounting provision necessarily means an immediate cut.
How to assess the risk at a particular mREIT
Use the same reporting date and definitions when comparing companies. Start with the issuer’s latest filing and earnings release; a sector delinquency statistic cannot reveal a company’s loan concentrations, recovery prospects, or refinancing needs. The following checks help connect credit deterioration to the ability to maintain distributions.
Map the portfolio exposure
- Separate commercial credit exposure from residential mortgage exposure and other assets. A company’s business label alone does not establish what it owns.
- Identify property types and geographies, loan and borrower concentrations, and upcoming loan maturities. A concentrated exposure can matter more than a broad sector average.
- Check whether exposure is direct ownership of a mortgage or comes through another credit asset. The borrower’s default affects the REIT most directly when the REIT bears the credit risk.
Look for signs of borrower and collateral stress
- Review delinquent and nonaccrual loans, risk-rating changes, modifications, extensions, foreclosures, and realized losses. A loan that has been modified or extended may have a different risk profile from one still paying under its original terms.
- Compare loan-to-value (LTV) and debt-service coverage ratio (DSCR) with collateral performance and current valuations. LTV relates debt to property value; DSCR compares property income available for debt service with required debt payments. Neither ratio alone establishes the amount a lender will recover.
- Check lien seniority, borrower equity, sponsor support, other claims on the property, and the property’s operating performance. These affect how much value may be available to repay the mREIT after a default.
Understand allowances and realized losses
- Track CECL allowances and credit-loss provision trends, and determine whether reported allowances are general or specific to identified loans.
- Compare provisions with realized losses and recoveries over time. An allowance is an estimate of expected losses, not cash set aside in a separate account to pay a dividend.
- Read the issuer’s definition of any adjusted earnings or distribution metric. Adjustments for unrealized provisions can make a company’s measure differ from GAAP income, and definitions may vary between issuers.
Check dividend coverage and funding together
- Review GAAP net interest income, taxable-income disclosures where available, the company-defined distributable-earnings measure, declared dividends, and dividend per share. Note the reporting period and per-share basis for each figure rather than treating unlike measures as interchangeable.
- Inspect cash, debt maturities, recourse and nonrecourse borrowing, hedges, unencumbered assets, and financing costs. These help show whether a company can manage near-term obligations while working through troubled loans.
- Check for concentration in short-term funding or collateral-sensitive arrangements, and assess whether deteriorating assets could create additional financing pressure. The issuer’s agreements and disclosures, not sector averages, determine the specific exposure.
How to interpret a possible dividend cut
A cut is more plausible when several pressures coincide: significant exposure to troubled loans, weak collateral or limited recovery prospects, rising credit costs, reduced earnings coverage, and constrained liquidity or funding. Conversely, a default may have a limited effect on the common dividend if the affected exposure is small, recoveries are strong, income elsewhere is sufficient, and financing remains manageable. These are factors to weigh, not a universal prediction rule; the board retains discretion over the declared distribution.

Also distinguish timing. Cash payments can stop before a final loss is known. An accounting allowance can change reported earnings before a workout ends. A foreclosure or loan sale can reveal a realized recovery much later. Because these events occur on different schedules, a single quarter’s delinquency, provision, or earnings figure may not show the full effect on future dividend capacity. Follow subsequent filings and board declarations for the named REIT rather than extrapolating from a market-wide rate.
Frequently Asked Questions
Can commercial real estate loan defaults cut mortgage REIT dividends?
Yes, they can pressure a dividend when the mREIT owns the affected loan or another credit asset exposed to the borrower. Missed interest, nonaccrual status, provisions, workout costs, and eventual losses may weaken earnings or liquidity. A market-wide rise in delinquencies does not automatically cause every mREIT to cut its dividend.
Does a default mean the mREIT loses the entire loan?
No. A default is not the same as a total write-off. The lender may recover some or all of the balance through resumed payments, a modification, refinance, property sale, or foreclosure proceeds. Recovery depends on property cash flow and value, lien position, borrower support, competing claims, and workout costs and timing.

No. The Q2 2026 MBA figures describe specific U.S. loan populations and delinquency definitions, not mREIT portfolios or the likelihood of a dividend cut. The CREF Loan Performance Survey and Commercial Delinquency Report are separate products; their samples and thresholds differ. Check a specific REIT’s latest filings for its exposures and financial condition.
Does the REIT 90% distribution rule guarantee a fixed dividend?
No. The rule concerns distributing at least 90% of REIT taxable income, excluding net capital gains and subject to applicable rules, to maintain REIT qualification. It does not promise a fixed common dividend per share or require dividends to match quarterly GAAP earnings or a company-defined distributable-earnings measure.
The Bottom Line
CRE defaults can weaken an mREIT’s dividend capacity when the REIT bears the credit exposure, but the effect depends on missed cash flows, expected and realized losses, recovery prospects, financing, liquidity, and the board’s decision. Market delinquency data is context—not a dividend forecast. For an individual mREIT, compare its exposure, collateral and credit indicators, allowances, realized losses, funding, and dividend measures using the same reporting dates and definitions.
