Neither RealPage nor Yardi is a universal winner: the right choice depends on your property types, portfolio size, required workflows, and the exact products and modules you are comparing. For a multifamily operator evaluating RealPage OneSite against Yardi, compare those products directly; for a smaller business considering Yardi Breeze, do not treat it as interchangeable with Yardi Voyager. Get both vendors to quote the same scope and demonstrate your actual workflows.
What “RealPage vs. Yardi” actually compares
These are vendor names, not two single, equivalent software packages. RealPage positions OneSite as a multifamily property-management system and offers additional products and services around it. Yardi offers several property-management platforms, including Voyager and Breeze, alongside products for different real-estate sectors. A useful comparison therefore starts by naming the specific product, edition, and modules on each proposal.

These descriptions reflect vendor materials, not an independent comparison of product quality. They are a starting point for narrowing the shortlist, not proof that a feature is included in a particular quote. RealPage’s product-portfolio and RealPage Exchange materials describe its offerings and integrations; Yardi’s platform materials describe its products and markets.
Which platform is more likely to fit your portfolio?
Consider RealPage when your decision is centered on multifamily operations
RealPage’s cited product story is centered on multifamily, with OneSite and adjacent offerings spanning functions such as leasing, resident services, finance, procurement, and analytics. If that matches your operation, ask the vendor to show which of those workflows are handled in OneSite and which require separately licensed products or services. A broad product list is not the same as a single included package.

Consider the specific Yardi product that matches your size and property type
Yardi’s product range is broader across the property types described in its materials. Its own positioning distinguishes Breeze for small to mid-sized businesses from Voyager as an integrated platform. If you operate affordable housing, commercial real estate, self-storage, manufactured housing, or another specialized portfolio, confirm the relevant product and edition rather than assuming every Yardi platform covers the same requirements.
For a mixed portfolio, test the hard requirements first
For portfolios spanning multiple property types, geographies, or regulatory regimes, ask each vendor to map your actual entities, accounting structure, compliance needs, and owner reporting to a specific proposed configuration. The decisive issue is whether the quoted products support your required workflows together, not how many products appear in a catalog.

Compare the same workflows in both demonstrations
Give each vendor the same scenario and ask it to perform the work live in the edition and modules being quoted. Include the people who handle operations, accounting, leasing, IT, and ownership reporting so that a polished leasing demo does not obscure gaps elsewhere.
- Accounting: Enter a representative transaction, show the general ledger and property accounting workflow, and produce the owner or investor report your team actually uses.
- Leasing: Follow a prospect from inquiry through application and lease execution, including any screening and approval steps you require.
- Resident service: Demonstrate resident communications, service requests, payments, and portal functions. Confirm which functions are native, separately licensed, or provided through an integration.
- Operations and compliance: Walk through work orders, required approvals, audit trails, and any affordable-housing or other compliance workflow relevant to your properties.
- Procurement and adjacent modules: If you need procurement, marketing, insurance, revenue management, or smart-building functions, have the vendor identify the exact product and license required for each.
- Reporting and analytics: Request the reports your staff and owners need, then test whether the underlying data can be exported in the format and at the frequency you require.
Record what was demonstrated, what requires another module, and what depends on a third-party product. Compare those answers against your must-have workflows, not just the vendor’s presentation.

Check integrations, data access, and migration before choosing
RealPage describes RealPage Exchange (RPX) as an integration marketplace with standardized APIs across RealPage products. Yardi markets connected workflows across its suite. Neither vendor-level description proves that a particular connector is available, included, or supported in your proposed package.
Give each vendor a list of the named systems your organization must connect—such as payment, screening, accounting, reporting, or building systems—and ask for confirmation in writing for the exact product and edition. Also establish API access, data-export rights, data ownership, migration formats, and who supports an integration when it fails.

For migration, identify who will extract and cleanse source data, map fields, configure the new system, validate balances and resident records, train staff, and support any period of parallel operation. Ask for a migration plan with named responsibilities, acceptance checks, and escalation contacts. Request references from customers with a comparable portfolio and conversion scope; a general claim about implementation speed is not a substitute for a plan for your data.
Compare total cost and contract terms using identical assumptions
The official materials cited here do not provide a common, comparable price schedule for RealPage and Yardi. Do not infer that one is cheaper from product positioning or feature count. Ask both vendors to price the same portfolio, users, term, modules, and migration work.

- Recurring license or subscription charges, including the billing basis and any minimums.
- Implementation, conversion, configuration, training, and support costs.
- Charges for add-on products, integrations, payment processing, or other transactions.
- Support coverage, response commitments, and any separately priced service levels.
- Renewal terms, annual price increases, and the assumptions used in the quote.
- Data export, termination, and migration costs if you later leave the platform.
Ask each vendor to identify what is included, optional, or excluded, and request the same quote duration and renewal assumptions. Compare the full contract and transition cost, not only the initial recurring fee.

RealPage revenue-management software has been part of U.S. Department of Justice antitrust proceedings. On November 24, 2025, DOJ announced a proposed settlement with RealPage. The announcement described proposed restrictions that included limits on using competitors’ nonpublic, competitively sensitive information to determine rental prices at runtime; limits on training models with nonpublic data to historic data at least 12 months old; changes to features that limited price decreases or aligned pricing; and a court-appointed monitor. DOJ said the proposed judgment would be considered through the Tunney Act process. These terms should be described as proposed unless the applicable court docket establishes that a final judgment has been entered.
DOJ’s case page identifies United States and Plaintiff States v. RealPage, Inc., opened August 23, 2024, and records later case developments through September 2026. The docket includes a proposed RealPage settlement dated November 24, 2025, a Greystar final judgment dated March 2, 2026, and proposed matters involving Willow Bridge and Pinnacle during 2026. DOJ’s September 4, 2026 announcement described the Pinnacle decree as proposed and subject to court process; landlord proceedings should not be conflated with a final disposition of every claim against RealPage. Check the current DOJ docket and applicable product terms before relying on a particular legal status.
If revenue management is part of your evaluation, ask how the specific product and configuration handle data inputs, model training, runtime recommendations, and price decreases, and request written confirmation of current terms and restrictions. This legal context is specific to the U.S. proceedings; product availability and legal obligations can differ by geography. The cited materials do not establish a single authoritative current market-share figure suitable for an unqualified comparison.
A practical decision rule
- Define the portfolio: List property types, units or properties, locations, ownership structures, and any specialized compliance needs.
- Name the candidate products: Specify OneSite and the relevant RealPage modules, or Voyager or Breeze and the relevant Yardi products. Do not compare vendor names alone.
- Set must-have workflows: Prioritize accounting, leasing, resident service, compliance, reporting, and named integrations.
- Run matched demonstrations: Use the same scenarios and record what is included, add-on, integrated, or unavailable.
- Review migration and contract scope: Compare responsibilities, data rights, support, renewal assumptions, and complete costs using the same assumptions.
- Choose against documented fit: Prefer the proposal that meets your requirements with the clearest implementation plan and acceptable total cost and risk; do not choose on vendor reputation or headline breadth alone.
Verdict by use case
RealPage is a reasonable candidate to evaluate when your buying decision is primarily about multifamily workflows built around OneSite and its related products. Yardi merits evaluation when you need its broader stated property-type coverage or are specifically comparing Voyager with Breeze for a portfolio that fits Breeze’s small-to-mid-sized positioning. Neither conclusion establishes that one platform is better for every operator. The dependable choice is the specific product configuration that passes your workflow demo, integration and migration checks, and same-scope contract comparison.
