Polar announced the closing on September 30, 2026. The deal was described as oversubscribed, but the announcement did not disclose an oversubscription multiple, pricing or yields.
What the transaction is
A residential mortgage-backed security (RMBS) is a security backed by a pool of residential mortgages. In this transaction, the collateral consists of first-lien, fixed-rate Canadian mortgages that are not insured. Polar called the deal its inaugural RMBS transaction and said it is part of the firm’s expanding alternative-lending and securitization platform. Polar’s September 30, 2026 announcement said investor demand was strong, but provided no underlying demand or pricing figures.

In general, mortgage securitization can give lenders access to funding from investors through securities backed by mortgage loans, including outside government-insured programs. That is general industry context, not a disclosed account of how Polar used this transaction’s proceeds; the announcement does not state the use of proceeds. Canadian Mortgage Trends’ October 11, 2026 report describes the general mechanism.
What is known about the mortgage pool
The reported pool statistics are measured at the August 31, 2026 cutoff, not as of the September closing or today. Polar said the initial loans were originated from December 2024 through July 2026.

These figures are transaction-specific statistics reported by Polar. Weighted averages do not describe every borrower or loan, and the cutoff status does not guarantee future payment performance. Polar’s announcement does not give further detail on score distribution or delinquency history.

Morningstar DBRS finalized ratings for three classes of notes. A rating is the agency’s opinion for the specified class, not a guarantee of repayment or evidence that an investment has no risk.

CMLS Financial Ltd. is the transaction servicer. Polar identified CMLS as a wholly owned subsidiary of Nesto Group and reported that CMLS and Nesto together had more than $85 billion of mortgages under administration, including approximately $36 billion in residential mortgages. Those are combined administration figures, not the size of this RMBS. The release also cited a Morningstar DBRS MOR RS1 residential mortgage servicer ranking for CMLS as of March 6, 2026.

What the announcement does not disclose
The available transaction announcement and news report do not state the note balances by class, coupons or yields, pricing, credit-enhancement amounts, the payment waterfall, investor allocation or an oversubscription multiple. The pool size and ratings are not enough to infer those terms, so readers cannot use them alone to calculate expected returns or assess the full structure.

Why this transaction matters—and what it does not establish
The deal marks Polar’s entry into the RMBS market and adds an issuer-reported example of alternative lending and securitization in Canada. Polar’s CEO Greg Lemaich said: “Alternative lending and asset-backed securities are playing a bigger role in Canada, and this transaction demonstrates the versatility of Polar’s platform.” Polar also describes its lending platform as serving underserved high-quality borrowers seeking affordable home mortgages; that is the issuer’s characterization, not independent evidence of affordability or borrower outcomes.
