That estimate, given in a May 6, 2026 interview, was conditional; it is not evidence that the company has already realized those savings. The company’s ratings page now lists AAA long-term ratings for multiple instruments and facilities, but its FY26 borrowing-cost figures cover the year ended March 31, 2026 and do not measure the effect of later upgrades.
What did PNB Housing Finance estimate?
In a Moneycontrol interview published May 6, 2026, PNB Housing Finance managing director and CEO Ajai Shukla said: “If we get a rating upgrade to AAA, our cost of borrowing will go down by at least 10 – 15 bps.” The wording matters: this was management’s conditional expectation before the company’s subsequent rating actions, not a reported saving. Moneycontrol’s interview also framed the discussion around how funding costs and the funding mix might evolve that fiscal.

A basis point is one-hundredth of a percentage point. A 10–15 bps reduction therefore means a potential decrease of 0.10–0.15 percentage points in borrowing cost; it does not mean a 10–15% reduction.
What changed after the interview?
PNB Housing Finance’s ratings page records a CARE upgrade on May 7, 2026, an ICRA upgrade in August 2026, and a CRISIL upgrade in October 2026. The page displays AAA long-term ratings for listed instruments and facilities, including India Ratings. Rating coverage is instrument-specific, so the company’s page is the place to check the status of a particular facility or security rather than assuming every borrowing has identical terms. PNB Housing Finance’s credit-ratings page lists agency actions and instrument-level information.

The FY26 annual report also says the upgrades “will help us avail lower borrowing costs, secure broader access to capital, and earn stronger confidence from our lending partners and investors.” This describes expected benefits, not a quantified saving already reflected in FY26 results. The company’s annual reports include this statement and the period’s borrowing metrics.
What do the FY26 borrowing figures show?
For the financial year ended March 31, 2026, PNB Housing Finance reported an overall cost of borrowing of 7.57% and an incremental cost of borrowing of 7.40%. Total borrowings were ₹71,199 crore as of March 31, 2026. These figures establish a pre-later-upgrade reference point, not the cost after all the rating actions listed through October.

| Measure | Reported figure | Period or date |
|---|---|---|
| Overall cost of borrowing | 7.57% | FY26, year ended March 31, 2026 |
| Incremental cost of borrowing | 7.40% | FY26, year ended March 31, 2026 |
| Total borrowings | ₹71,199 crore | As of March 31, 2026 |
Because the overall and incremental measures describe different things, they should not be treated as interchangeable. Nor would a later change in either figure, by itself, prove that ratings caused the change: funding mix, market interest rates, lender negotiations, and the timing of new versus outstanding borrowing can all affect the reported cost.

A stronger credit rating can improve lenders’ and investors’ view of credit risk, potentially supporting better pricing or wider access to funding. In a May 22, 2024 investor-day transcript, PNB Housing Finance management described pursuing better pricing on incremental borrowing through debt markets and National Housing Bank funding, as well as spread or benchmark renegotiations. At that time, management expected about 15–20 bps of improvement on incremental borrowing after an earlier upgrade. That was a separate expectation from 2024 and should not be confused with Shukla’s 2026 estimate of 10–15 bps. The company’s investor-day transcript and presentations provide that historical context.

Has the 10–15 bps relief been realized?
The cited figures do not establish that it has. FY26 ended on March 31, 2026, before the CARE upgrade recorded on May 7 and the later ICRA and CRISIL actions. The company’s statement that upgrades are expected to help borrowing costs is not a post-upgrade measurement. To assess any realized change, compare later-period overall and incremental costs with the FY26 figures, while checking the reporting dates and whether the borrowing relates to a rated instrument or facility. A causal claim would require evidence separating the rating effect from other funding and market changes.
