The sources do not explain the difference, so the figures should not be treated as directly comparable.
What was approved for Piara Waters?
PerthNow reported on 24 March 2022 that the Metro Outer Joint Development Assessment Panel had approved the application the previous Wednesday, 22 March. The reported $10.2 million proposal fronted Erade Drive and included a mix of retail, food, services and vehicle-related uses.

- A gym and liquor stores
- Four fast-food outlets
- A BP service station
- A childcare centre with capacity for up to 92 children
The report said the childcare centre was permitted to open from 6:30 a.m. That was an approval detail reported in 2022, not confirmation of the centre’s current operating hours. PerthNow’s approval report also quoted panel deputy presiding member Sheryl Chaffer praising the site planners and architects for fitting a range of uses onto a comparatively small site.
Where is the shopping centre, and when did it open?
Piara Village is at 12 Erade Drive, Piara Waters. Blackmont Property reported that BP was the first tenant to open in July 2023, with the rest of the centre—including IGA, Nido Childcare, Chemist Warehouse, medical services and specialty retail—expected to follow from October. The developer announced the centre’s official opening on 5 October 2023, and a local lifestyle article also reported that it opened that month.

In its opening announcement, Blackmont described Piara Village as a $40 million development. This differs from the $10.2 million value PerthNow reported for the 2022 approval. The available announcements do not specify whether they cover different project scopes or stages, so neither figure should be substituted for the other.

The centre’s website currently lists the following tenants and services. A directory listing does not confirm a business’s hours, trading status on a particular day or which approved tenancy it occupies.

The Piara Village website gives the centre address as 12 Erade Drive and provides its directory. IGA Australia also lists Tucker Fresh IGA Piara Waters at Piara Village Shopping Centre.
Which fast-food restaurants were approved?
The 2022 approval report described four fast-food outlets but did not name the businesses that would occupy them. It discussed McDonald’s and Hungry Jack’s as possibilities, not confirmed tenants. The present directory names food businesses including Chicken Treat, Domino’s, Starbucks, Dons & Sushi and BobaBoba Bubble Tea, but it does not establish which approved fast-food spaces they use. Nor do the available listings confirm current drive-through availability or hours.
