Which Perth suburbs had the most registered short-term rentals?
PerthNow reported these suburb counts from a mid-March 2025 snapshot. Its article was published on 4 April 2025.

PerthNow also reported 4,833 registered properties in Perth metro and 10,810 across Western Australia in that same mid-March snapshot. These are figures attributed to PerthNow’s reporting, not counts independently checked against a raw government data export. PerthNow, 4 April 2025.
Suburb rankings are not council-area rankings
PerthNow separately named the local government areas with the most registrations in the snapshot. Council areas cover broader jurisdictions and are not interchangeable with suburbs.

How to check the latest registration figures
The Western Australian government’s STRA registration dashboard is the appropriate place to check current registrations. The government says it is updated monthly and can be filtered by location, property type, hosting status and registrant. The underlying provider-submitted records are self-reported, may contain inaccuracies and can affect summary statistics. Use the dashboard’s date and filters when reporting a newer count rather than treating the 2025 ranking as current. Government of Western Australia, STRA registration data.
Registration data and commercial market estimates answer different questions. For example, AirDNA’s Western Australia page, updated 5 October 2026, estimates 4,532 active Perth listings, 74% occupancy and $38.4K annual revenue per listing, using its coverage of Airbnb, Vrbo and Booking.com and data through September 2026. Those are commercial estimates, not suburb-level registration counts, and should not be combined with the official register. What the numbers do—and do not—tell a property owner
A high registration count indicates where registered STRA properties were concentrated in that dated snapshot. It does not establish how many nights those properties booked, their occupancy or nightly rates, or whether a property is profitable. A registration count may also differ from the number of listings currently live on booking platforms.
For another kind of comparison, MadeComfy estimated gross annual short-stay revenue of $82,000 for a professionally managed two-bedroom Scarborough apartment for the year to August 2026, against $39,000 in annualised long-term rent. The figures compare separate property groups, not the same apartment under two rental strategies; they are before owner costs, and the source notes smaller samples in some suburbs. If assessing a property, compare current active supply, location-level demand and performance indicators, property-specific expenses, sample size and applicable planning requirements. A suburb’s position in a registration ranking alone cannot establish that it is a better investment.
Registration and planning rules in Western Australia
The WA government says all STRA providers—whether hosting guests in the same property or letting it unhosted—must register under the Short-Term Rental Accommodation Act 2024. The government has described a Perth metro planning exemption for temporary unhosted letting of up to 90 nights without development approval; registration still applies. Whether approval is needed can depend on the property and local planning rules, so check current requirements for the specific address with the relevant authority. A government release published on 23 July 2025 reported 11,556 registrations statewide, with 46% in Perth metro, 27% in the South West and 6.7% in Peel. That is a later statewide snapshot than PerthNow’s mid-March 2025 figures; it does not update the five-suburb ranking. Government of Western Australia, 23 July 2025.

PerthNow quoted Kath Snell, then CEO of Shelter WA, as saying, “In WA, for every one long-term rental listed, there are three short-term stays.” This is her statement in the April 2025 article, not a current independently verified ratio. The article also quoted Michael Crosby, head of public policy for Airbnb Australia and New Zealand, saying short-term rentals benefit local hospitality, retail and other small businesses.
