Viveash recorded the strongest median house sale-price growth among Perth suburbs in calendar 2025, rising 35.0% to $810,000, according to REIWA. The ranking below covers houses sold during 2025; it is not the separate 2025–26 financial-year ranking REIWA published in July 2026.
Which Perth suburbs had the highest house price growth in 2025?
REIWA ranked suburbs by annual growth in their median house sale price. Its 2025 selection included houses on lots under one hectare and required at least 28 sales in both 2024 and 2025. Median selling days are also shown, as reported by REIWA.

Woodlands’ median price is reproduced as REIWA printed it; the source shows “$1,900,00”. Its rank and 31.9% growth figure are legible, but the price should not be silently corrected. REIWA’s calendar-year 2025 ranking provides the underlying figures.
How much did house prices rise in Viveash?
Viveash’s median house sale price rose 35.0% in calendar 2025 to $810,000, the highest percentage increase in REIWA’s qualifying suburb list. That is a change in the suburb’s median sale price, not a promise that any individual home gained 35.0% in value.

REIWA reported Perth’s annual median house sale price at $840,000 at the end of 2025, then a record, and said it had increased 12.0% over the calendar year. Each suburb in the top ten had a higher reported annual growth rate, but the ending medians vary widely—from $730,000 in Bellevue to $2.63 million in Mosman Park. Comparing a suburb’s percentage growth with the citywide figure does not make the properties or their prices directly equivalent.
The list concerns houses only. In the same calendar-year report, REIWA said Perth’s median unit sale price grew 18.0%; Jolimont led the unit ranking at 51.6% growth to $940,000. That separate dwelling-type result is not part of the house ranking.

What median selling days tell you—and what they do not
Reported median selling time ranged from 9 days in Woodlands and Alfred Cove to 21 days in Mosman Park. This describes marketing time for properties in REIWA’s dataset, not a forecast of future demand or a measure of how quickly every property will sell.
How to use the ranking when assessing a property
A suburb-level median is a starting point for comparison, not an investment appraisal. REIWA President Suzanne Brown cautioned that suburb-level figures do not describe individual properties and advised investors to assess potential purchases against their own goals. Capital growth and rental income are different considerations: a growth ranking alone does not establish rental demand, achievable rent or yield.

- Check more than a suburb median before estimating value or likely resale performance.
- For a rental assessment, speak with local property managers about tenant preferences, demand and possible rent; do not infer these from price growth alone.
Later update: the 2025–26 financial-year result
REIWA’s separate report, published on 13 July 2026, again named Viveash as the leading suburb for house median sale-price growth, reporting a 45.5% increase to $855,000 for financial year 2025–26. This is a different reporting period and uses a method REIWA describes as based on pending and settled sales; its calendar-year 2025 report says annual medians are based on settled sales. The figures should not be combined. REIWA said listings increased and demand eased in the June 2026 quarter, and expected growth to slow significantly in 2026–27. Read REIWA’s 2025–26 update.
