But there is no verified current list showing which Perth suburbs have a latest annual house median at or below $600,000. The named affordable-suburb figures available are historical, based on sales through July 2025—not current 2026 prices.
What is the new first-home buyer stamp duty threshold?
RevenueWA’s 2026 First Home Owner Rate fact sheet sets a no-duty threshold of $600,000 in dutiable value for eligible home-and-land transactions entered into on or after 7 May 2026. The property must also be no more than $800,000 in unencumbered value. For an eligible transaction valued above $600,000 and up to $800,000, RevenueWA states a concessional rate of $16.15 per $100, or part thereof, above $600,000.
The agreement date determines which thresholds apply: RevenueWA says rates apply to the date an agreement is entered into, not the date of settlement. If you are comparing a purchase made under an earlier agreement, the rules differ. For established-home transactions from 21 March 2025 to before 7 May 2026, the no-duty threshold was $500,000, with a concessional threshold of $700,000 in the Metropolitan or Peel regions. Check the rules and your eligibility against the date and type of your transaction.
Vacant land has separate thresholds and conditions. The figures and suburb comparisons below concern house-sale prices; do not apply the home-and-land rules to vacant land without checking RevenueWA’s separate conditions.

Which Perth suburbs have houses below $600,000?
The available suburb ranking does not establish which suburbs currently have annual house medians at or below $600,000. REIWA’s affordable-suburb list reports annual median house-sale prices for sales through July 2025, so it is historical context only—not a current 2026 ranking against the new threshold.

These are REIWA’s historical figures for the year to July 2025. Its list included suburbs with at least 28 sales during that period. The list cannot show whether a suburb’s current median remains below $600,000, and the three suburbs at exactly $600,000 were at the threshold in that historical period—not below it.

Why a suburb median does not tell you whether a purchase qualifies
A median summarizes past sales in a suburb; it is not the price of every home currently for sale, a forecast, or a test of a particular buyer’s eligibility. RevenueWA applies its rules to the individual transaction’s dutiable value and the relevant eligibility conditions. A suburb whose median is under $600,000 can still have homes above that value, while an individual property’s price alone does not establish that its buyer qualifies.
REIWA/Landgate suburb profiles say median-price data are based on sales through the latest completed month and can be revised as more transactions settle. The Perth profile accessed on 7 October 2026 covered the 12 months ending September 2026, but a consolidated current ranking of Perth suburbs at or below $600,000 was not available in the material reviewed. Avoid treating the July 2025 ranking as a substitute for that missing current comparison.

How Perth’s broader market compares
REIWA reported a Perth median house-sale price of $870,000 at the end of February 2026, up 13.7% from a year earlier. For the year to February 2026, it said 5.9% of Perth dwelling sales were below the then-applicable $500,000 duty threshold, and houses made up 12.7% of those below-threshold sales. Those figures describe that period and the old $500,000 threshold; they are not estimates of sales below the new $600,000 threshold or a suburb-by-suburb count.

- Check the agreement date. Use RevenueWA’s current First Home Owner Rate information to identify the thresholds applying when the agreement is entered into, rather than relying on its settlement date.
- Confirm the transaction type. Establish whether the purchase is an established home, home-and-land transaction, or vacant land; vacant land has separate rules.
- Refresh the suburb data. Use the same source and the same completed 12-month period when comparing suburbs. Check the profile’s update date, the number of sales, and that the data refer to established houses rather than units or land.
- Assess the property and your eligibility separately. Compare the particular transaction’s dutiable value and the applicable property-value limit with RevenueWA’s rules, then confirm the buyer’s eligibility. A suburb median cannot answer either question for you.
