The figure was the agent’s reported registration count—not a verified tally of people who attended—and the incident is a snapshot of competition at one inspection, not a measure of every Perth rental viewing.
What happened at the Osborne Park rental inspection?
Perth renter Lexi Sargeant posted the TikTok after viewing the villa the previous week. PerthNow reported on 19 August 2025 that the property was advertised at $650 a week and that the agent had confirmed 92 registrations. PerthNow reproduced the video caption as: “The real estate agent confirmed 92 people were registered at this viewing today. The property market is insane,” the video’s caption wrote. That is wording from the caption, not a direct interview quote from the agent. PerthNow’s report said the video had passed three million views at the time; that is an August 2025 snapshot, not a current view count.
The sources reviewed do not independently establish how many people physically attended. One unnamed commenter quoted by PerthNow wrote, “I was there, couldn’t move inside,” while other comments described the rental search as difficult. Those are individual reactions, not a representative survey or verified attendance count.
How the 92 registrations differ from an attendance count
“Registered” describes people recorded by the agent or agency system before or for the viewing; it does not establish that all registered people arrived. It also does not clarify whether each registration represented one person, a couple, a family or another group. The Osborne Park report provides no separate verified headcount of attendees or applicants, so the accurate description is 92 registrations, attributed to the agent’s reported count.

What the viral clip says—and does not say—about Perth rents
The villa’s advertised rent was $650 a week. Separately, PerthNow reported Domain data showing Perth house rents at $700 a week for the quarter ending June 2025, after four consecutive quarters of growth. In that report, Perth was tied with Canberra for the second-highest city figure, behind Sydney. The $700 figure is a historical city-level measure for that quarter; it is not the Osborne Park villa’s rent or a current October 2026 median. PerthNow’s report on the Domain figures is the source for that context. The sources cited here do not establish a current 2026 Perth rent median or vacancy rate.
Yahoo Finance Australia reported that Sargeant had been searching for a rental for several weeks after receiving notice to vacate her existing home. It quoted her describing competition, even at quieter inspections, as stressful and disheartening. That account helps explain her experience, but it is not a market-wide measure. Yahoo Finance Australia’s account provides that additional context.

A second reported queue, with a different count
In September 2025, PerthNow reported a separate inspection for a two-bedroom Victoria Park property advertised at $450 a week. The agency said its system recorded 106 registrations and that it was confident close to 90 groups attended. Those numbers are not directly comparable with Osborne Park’s 92 registrations: the Victoria Park report gives an agency attendance estimate in groups, while the Osborne Park report does not verify attendance. Neither event establishes how common such queues were across Perth. PerthNow’s Victoria Park report describes the separate inspection.

The clip captured a visible point of pressure in the rental search: a large reported registration count for one available home, alongside renters’ accounts of difficulty finding somewhere to live. PerthNow’s report that the video passed three million views shows its reach at that time, but the comments and view count do not measure how many Perth renters faced the same conditions. A member of Western Australia’s Legislative Council referred to seeing the 92-person video in the chamber’s 19 August 2025 record; that confirms the clip entered parliamentary discussion, not that the attendance figure was independently verified. The Legislative Council record documents the reference.
