Perth House Prices Set a New Record: Latest Median Sale Price

REIWA’s latest Perth profile reports a $1,403,500 median house sale price for the 12 months ending September 2026. Here’s how that figure compares with other reported periods and what a city-wide median means.

REIWA’s Perth suburb profile puts the city’s median house sale price at $1,403,500 for the 12 months ending September 2026. The profile was updated on 7 October 2026, and REIWA says figures can be revised as more sales settle. That rolling 12-month figure is different from the separate June-quarter and July-period values reported by REIWA and WA Treasury.

What is Perth’s median house price now?

The latest figure in REIWA’s cited Perth suburb profile is a median house sales price of $1,403,500, covering transactions in the 12 months ending September 2026. The profile was updated on 7 October 2026. REIWA describes the profile as covering the latest completed month and notes that data may be revised as additional transactions settle. This is a rolling 12-month median, not a price tag assigned to every home in Perth or a measure of what each individual property is worth.

Why are other reports showing different prices?

The reports use different dates and reporting windows. Their values should not be treated as interchangeable readings of the same period.

These are all Perth-level figures, but the June result is a quarter-end measure while the other two cover 12-month windows ending in different months. WA Treasury also attributes its July-period price data to REIWA, so that report is not a wholly independent price series.

How much did Perth house prices rise?

REIWA reported that Perth’s median house sale price rose 13.3% during 2025, from $750,000 at the end of 2024 to $850,000 in December 2025. That is a historical year-end comparison, not the growth rate for the 12 months ending September 2026. REIWA’s January 2026 market update

For the more recent June 2026 quarter, REIWA reported preliminary growth of 4.2%, with the median at $938,000 at quarter-end. That quarterly change should not be compared directly with the 2025 annual gain or the September rolling-year median.

What a record median does—and does not—tell you

It describes the homes that sold

REIWA says its annual median sale price is based on pending and settled sales. A median describes the middle of the observed sale prices in the relevant period; it is not an appraisal of every home in the area. If the kinds of homes selling change—for example, if more expensive properties make up a larger share of transactions—the median can move even when individual homes have not all changed in value by the same amount.

It does not mean every suburb rose by the same amount

Perth’s city-wide median can rise while some suburbs have weaker results, stronger results or a different direction of movement. REIWA President Suzanne Brown put it this way: “As market conditions vary from suburb to suburb, a rise or fall in the Perth median does not mean the same will occur everywhere.” REIWA market update

For a property decision, compare the relevant suburb and property type, and check the period covered by the figures. A Perth-wide median is useful market context, but it cannot establish what a particular home is worth or what it will sell for.

How to read a Perth price headline

  • Check the date window: distinguish a quarter-end result from a rolling 12-month figure.
  • Check the measure: look for “median sale price” or “median house price,” rather than assuming a figure is a valuation of all homes.
  • Check the geography and property type: a Perth-wide house figure is not a suburb-level result or a unit-price measure.
  • Check whether the data may change: REIWA says its latest profile data may be revised as sales settle.
