That was an exceptional price for these particular farms—not a typical Northwest Iowa price or a current asking price. Their unusually high soil ratings, nearly all-tillable fields, local demand and buyer-specific circumstances help explain why the sale drew attention, but the available reporting does not assign a dollar value to each factor.
What sold for $29,600 per acre?
Zomer Company Realty & Auction sold two tracts totaling 117.41 acres at public auction. The land was west of Newkirk, east of Sioux Center and northeast of Orange City. Auctioneer Mark Zomer said the property had been in the Huisman family for several decades and that the buyers were local family farmers. The sale was reported by Agriculture.com.

The sale report also described both tracts as having half-mile rows. The tax amounts are figures reported at the time of the transaction, not estimates of current taxes. CSR2 is an Iowa soil productivity rating; the reported scores were very high, but they do not by themselves establish a parcel’s value.
Why could these farms command an unusually high price?
High-quality, highly tillable land
The combination of CSR2 scores near 100 and 98.7% tillable acreage distinguishes these tracts from a broad average that includes land with different soils, field layouts and tillable shares. The sale report does not quantify how much those characteristics added to the bid.

Local demand and a buyer’s specific plans
Iowa State University Extension economist Rabail Chandio described the result as “interesting, but not unexpected.” She said a nearby farmer who had watched a particular parcel for years might be willing to pay more when it becomes available. She also pointed to the area’s more concentrated livestock operations and manure-management needs as possible parts of the local context. Those are explanations offered for this transaction, not a formal breakdown of the price.
Chandio also called the result “probably a little higher than normal” and cautioned that a specific parcel and particular local buyers are more likely explanations than a Corn Belt-wide trend. In the report, she said: “When you have your eye on a tract for 20 years, you see it out your window every day on the drive to your own farm, and it comes up, you’re willing to pay anything for it.”

What did the lease and pipeline easements mean?
Both farms were leased for the 2024 crop year. Under the reported sale terms, rent and rent subsidy were due to the buyer at closing, and the buyers were to assume full possession on March 1, 2025. Those terms describe this transaction; they are not a general rule for farmland sales.
Both parcels also had signed Summit Carbon Solutions pipeline easements. Crop-damage payments were due to the buyer at closing. An easement gives someone a specified right to use or cross another person’s land; it becomes part of the land record and can remain in place when ownership changes. The sale report does not provide the full agreements or disclose the payment terms for these tracts.

Jennifer Harrington, a staff attorney at Iowa State University’s Center for Agricultural Law and Taxation, said the agreements were privately negotiated case by case and that terms could vary. She cautioned that recorded land documents might not reveal the complete agreement: “It seems like what got recorded [in the land record] isn’t the complete agreement, so you don’t know what the easement payments are.” The reporting therefore does not establish that the easement raised or lowered the auction price. Its effect depends on how a particular buyer weighs the restrictions and any benefits against their plans for the property.
How does the sale compare with Iowa farmland values?
The $29,600-per-acre auction was near a record, but it was not the state record. The sale report compared it with a 73.19-acre Sioux County tract that sold for $30,000 per acre in November 2022, then described as Iowa’s record.

For broader context, Iowa State University Extension and Outreach’s 2025 survey estimated the Northwest crop-reporting district average at $14,522 per acre, up 2.9%. The statewide average was $11,549 per acre, up 0.7%, or $83. The auction price was roughly twice the Northwest district survey average, but these figures are not a like-for-like comparison: one is an auction result for two specific tracts in 2024, while the other is a broad survey estimate for 2025, not a parcel appraisal. Iowa State’s 2025 farmland value survey drew 463 usable responses from 316 agricultural professionals. Lower commodity prices were the most commonly cited negative factor in the survey; limited land supply was the most commonly cited positive factor.
The 2025 survey also estimated average farmland value in O’Brien County at $16,269 per acre. That county estimate, like the district figure, offers general context rather than a direct valuation of the Sioux County tracts.

What to compare before using this sale as a benchmark
A single headline price is a poor shortcut for estimating another farm’s value. When comparing sales or considering a purchase, check the details that can make parcels and transactions materially different:
- Location and nearby demand: proximity to farms, livestock operations and potential local buyers can matter.
- Soil and usable acreage: compare CSR2 ratings, tillable share, field shape, row length and access—not just gross acres.
- Transaction date and type: distinguish a completed auction price from a survey estimate, appraisal or asking price, and account for changing market conditions.
- Lease and closing terms: find out who receives rent, subsidies or crop-damage payments and when possession transfers.
- Easements and other encumbrances: review the recorded documents and complete agreements; a brief land-record entry may not state all negotiated terms.
Iowa State’s farmland value resources include historical county, district and state values as well as a farmland purchase-analysis tool. They can help frame a comparison, but a broad trend estimate cannot replace parcel-specific due diligence.
