Northpointe Bancshares (NYSE: NPB) has meaningful exposure to weaker mortgage conditions, but its latest reported results do not show that its mortgage businesses were already contracting. At June 30, 2026, its Mortgage Purchase Program (MPP) had grown and represented 57.98% of total loans. Meanwhile, reported net gain on loan sales for the first half of 2026 was lower year over year, though it increased after excluding specified fair-value changes. The filings identify channels through which weaker demand, loan-sale disruption, or client stress could hurt earnings and liquidity; they do not establish that those risks had all materialized.
How Northpointe’s mortgage exposure works
Northpointe Bancshares is a bank holding company headquartered in Grand Rapids, Michigan. Through Northpointe Bank, it combines residential mortgage origination and servicing with digital banking and a nationwide MPP. The company’s latest filing identified here covers the six months ended June 30, 2026. Northpointe’s second-quarter 2026 Form 10-Q describes the company’s loan mix and interim results; its 2025 Form 10-K sets out broader risk factors.

| Residential mortgage banking | Northpointe originates mortgages, sells a substantial portion, and also services loans. | Fewer borrowers or refinancers can reduce production. Lower volume can make it harder to cover operating costs, while loan-sale pricing, investor demand, and servicing-right values can also change. |
| Mortgage Purchase Program (MPP) | Northpointe provides short-term, floating-rate funding to independent mortgage bankers. Advances are secured by one-to-four-family loans those clients are preparing to deliver to the secondary market; loans generally remain in a client’s facility for less than 30 days. | Lower originator production can reduce demand for MPP funding. Client financial stress, weaker collateral values, or difficulty delivering loans to secondary-market buyers could increase credit and liquidity exposure. |
The distinction matters: mortgage banking earns from originating and selling loans and servicing them, while MPP finances originators as they hold loans awaiting delivery. A downturn can affect both, but through different revenue and credit mechanisms.

What the latest reported figures show
At June 30, 2026, MPP accounted for 57.98% of Northpointe’s total loans, after balances rose $513.0 million from December 31, 2025. That is a substantial concentration, but the reported direction was growth—not contraction. MPP also represented 30.4% of company revenue for the full year ended December 31, 2025; that annual figure should not be read as its share of first-half 2026 revenue.
Residential mortgages were 24.56% of total loans at June 30, 2026, down from 28.05% at December 31, 2025. Northpointe attributed the lower proportion to normal amortization and payoffs while it focused on expanding MPP and All-in-One loans. This change in portfolio mix does not, by itself, establish a decline in mortgage production.

Loan-sale results require a similar distinction. For the six months ended June 30, 2026, reported net gain on loan sales was $4.3 million lower year over year. The 2026 figure included a $564,000 loss from combined fair-value changes in loans held for investment and the lender risk account. Excluding the specified fair-value items, net gain on sale was $34.2 million, up $1.7 million from $32.4 million in the same period of 2025, primarily because of higher saleable residential mortgage rate-lock commitments. The reported decline and the adjusted increase describe different measures; neither alone proves a broad change in production economics.
How a weaker mortgage market could pressure results
Lower rates and higher rates affect different parts of the business
Northpointe’s 2025 Form 10-K says, “Mortgage production, especially refinancing activity, declines in high interest rate environments.” When rates are high, fewer borrowers may refinance, reducing direct mortgage activity and potentially the loan production of independent mortgage bankers that use MPP. Lower rates can revive purchase or refinancing demand, but they can also accelerate prepayments and change the value of mortgage servicing rights. Rate sensitivity therefore does not point in one direction for every revenue stream.

The filing also warns that “Our mortgage banking profitability could significantly decline if we are not able to originate and resell a high volume of mortgage loans.” This is a company-disclosed risk scenario, not an independent forecast that a decline has occurred.
Lower production can leave costs behind
Northpointe says profitability depends in part on originating enough mortgages to aggregate and resell at a gain. If production falls faster than operating expenses can be reduced, revenue may shrink while much of the cost base remains. The same demand decline could also mean less activity among MPP clients, although MPP’s short-term advances and direct mortgage originations have distinct revenue drivers.

Disrupted loan sales can affect funding as well as earnings
Northpointe depends on secondary-market outlets to sell or securitize loans. Delays, reduced investor demand, changes in eligibility, or weaker market liquidity could make exits harder or less attractive. The company warns that an inability to sell loans could constrain funding for new closings and pressure revenue and margins. For MPP, timely delivery of client loans to secondary-market buyers is also central to the short-term financing model.

MPP’s 57.98% share of total loans at June 30, 2026 makes client performance important to the balance sheet. Northpointe notes that MPP clients are mortgage originators exposed to many of the same macroeconomic forces as its own mortgage business. If those firms fail, collateral becomes less valuable or liquid, or competitors and government-sponsored enterprise funding options displace MPP, Northpointe could face lower activity or losses. The company says it has recourse to the originator and to unsold loans in the facility; that is a mitigation, not a guarantee of full recovery.
Funding and collateral are linked considerations
Northpointe reported $2.74 billion of brokered time deposits at June 30, 2026, compared with $2.64 billion at December 31, 2025, and total deposits of $5.23 billion at June 30. It says it monitors brokered-deposit concentrations and considers current levels appropriate given its funding sources, liquidity position, and balance-sheet strategy. These figures identify funding exposures to watch; they are not evidence of a liquidity crisis.

The company also had $1.43 billion of Federal Home Loan Bank advances at June 30, 2026. Those advances were secured by approximately $4.1 billion of mortgage loans, including MPP facilities, and loans held for sale. If loan values or market liquidity weaken, this collateral relationship is relevant to funding risk.
Broader credit exposure also matters. Northpointe’s 2025 Form 10-K said approximately 99% of loans had real estate as a primary or secondary component of collateral at December 31, 2025. That year-end figure is not the June 2026 mortgage portfolio mix. It indicates why weaker real-estate values or liquidity could affect recoveries and credit losses beyond direct mortgage origination.

- MPP balances and concentration: Check whether MPP balances continue to grow or contract, and how their share of total loans changes. Growth supports current activity but does not eliminate concentration risk.
- Loan-sale gains and fair-value effects: Separate reported results from figures excluding specified valuation changes, and compare periods on the same basis.
- Mortgage production and rate-lock commitments: These help show whether borrower demand and saleable pipeline activity are changing.
- Client and collateral performance: Watch disclosures about MPP originators, facility loans, recourse, delinquencies, and recoveries.
- Funding mix and secured borrowing: Track brokered deposits, total deposits, FHLB advances, and the loans pledged as collateral alongside the company’s stated liquidity position.
The filings support a conditional downside case: weaker mortgage demand or disrupted secondary-market exits could pressure Northpointe’s loan-sale earnings, MPP activity, collateral recoveries, and funding flexibility. They also show why the thesis should not be presented as an already-confirmed contraction: MPP balances increased through June 2026, and adjusted net gain on loan sales rose year over year for the first half.
