The University of Western Australia’s planned Nedlands student complex is a 14-storey development with 847 beds across 671 apartments. UWA said in August 2025 that construction was due to begin the following week and that the first students were expected in Semester 1, 2028. Those are dated forecasts, not independently reconfirmed delivery dates.
What is planned for the UWA student complex?
The project is at the corner of Gordon Street and Hampden Road in Nedlands. UWA’s August 2025 announcement describes a 14-storey building with 847 beds across 671 apartments, in studio, two-bedroom and four-bedroom layouts. UWA’s project announcement identifies Lendlease as the construction partner and The APP Group as project manager.
Planned shared amenities include communal areas, study and recreation spaces, landscaped outdoor areas, and a ground-floor café intended to be open to the community. UWA Director of Campus Management Trevor Humphreys said: “It’s important that we respect the heritage and character of the area while meeting the needs of our growing student population.”
When is it expected to be built and open?
On 28 August 2025, UWA said the construction contract with Lendlease had been signed and work was due to start the following week. Its 2025 annual report later described construction as underway and expected completion by the end of 2027. The August announcement forecast that the first students would arrive in Semester 1, 2028. These are statements and projections published in 2025; they do not confirm construction progress or an opening date in October 2026.

The annual report also said the project was expected to achieve a 5-star Green Star Building rating (Australian Excellence). That is an expected rating, not evidence that certification has been awarded. UWA said the building’s footprint and placement were designed to respect site conditions and culturally significant trees. UWA’s 2025 annual report provides that later project update.
What was approved, and what parking is planned?
PerthNow reported on 7 March 2025 that the Statutory Planning Committee unanimously approved the plans on 27 February, despite the City of Nedlands not supporting the development. The report said the building would have no car parking and 133 bicycle bays. This is the approval and transport account reported in March 2025, not a new confirmation of current planning or construction status. PerthNow’s report covers the committee decision and parking provision.

How does it fit the wider UWA–QEII precinct?
The March 2025 report framed the UWA and QEII Medical Centre area as a planned precinct and said the state government was preparing an improvement plan for community and stakeholder consultation. It also described several other proposals then in the pipeline. Their reported status below is only as of that article, not a statement of where they stand now.
| Proposal described in March 2025 | Scale and location reported | Status reported at the time |
|---|---|---|
| UWA student complex | 847 beds, 14 storeys, Gordon Street and Hampden Road, Nedlands | PerthNow said the committee approved plans on 27 February 2025; UWA later reported construction underway in its 2025 annual report. |
| Student accommodation across from UWA | Nine storeys; bed capacity and transport provision not stated in the PerthNow report. | PerthNow said it received state planning approval in December; the report’s context identifies this as December before publication in March 2025. |
| Student housing application | 19 storeys; location, bed capacity and transport provision not stated in the PerthNow report. | PerthNow said an application had been lodged with state planners. |
| Apartment proposal | Seven storeys, 18 units and two ground-floor commercial tenancies; PerthNow reported a $14.5 million proposal. | PerthNow described it as a proposal; further approval status was not stated in the report. |
The projects have different uses and scopes, so headline dollar figures alone do not make them like-for-like comparisons. The report’s figures describe a development pipeline at that time, not a current register of approvals.

What demand was cited for more student beds?
PerthNow attributed to UWA campus management director Trevor Humphreys a projection from a 2023 demand study: a local shortfall of 1,815 student beds by June 2026, rising to almost twice that by 2032. This is a forecast as reported in March 2025, not a verified count of a current shortage.
