Compare the complete deed and its plan with earlier title documents, official parcel records and a qualified local survey. If your neighbour maintains the claim, get advice from a property lawyer in the relevant jurisdiction before signing an acknowledgment or moving a boundary marker.
Does your sale deed prove where your property boundary is?
It may help establish the land included in the conveyance, but the answer depends on the deed as a whole, the documents and records relevant to the parcel, and local law. A boundary phrase read in isolation may not resolve a disagreement about the land’s position or competing claims to it.

Start with the registered deed, including its schedule, annexures and any attached plan. Check the description against earlier conveyances or title documents, where available. The interpretation and legal weight of these materials depend on the jurisdiction; no single document should be treated as automatically deciding the dispute.

What to compare before responding to the claim
- Your conveyance: Obtain the complete registered sale deed, including every schedule, annexure and plan attached to it.
- Earlier title documents: Look for prior conveyances or other documents that help identify the parcel transferred.
- Official parcel records: For an Indian property, check the relevant state or Union Territory’s Record of Rights and cadastral or parcel map for the exact survey number, subdivision or urban parcel identifier. Names of records and access routes vary by locality.
- Other official entries: Check relevant mutation or registration entries and official survey or demarcation papers if applicable in your area.
- Ground evidence: Ask a qualified local surveyor to compare the deed description and official records with physical features on site. The required credentials and the survey’s evidentiary status depend on local rules.
- Record of the disagreement: Keep dated photographs and a neutral written note of the specific claim. Avoid altering markers or signing an admission before you have obtained advice.
This is a practical checklist, not a list of documents that every jurisdiction requires or makes available. India’s Department of Land Resources describes land records, cadastral maps and related services as state- and Union Territory-based.

What a map or survey can—and cannot—establish
A map or field survey may help locate a parcel or show how official mapping represents it. That is not necessarily the same as deciding ownership when parties rely on conflicting documents or legal claims. In a clarification published by the Press Information Bureau on 20 July 2026, the Department of Land Resources and Government of Goa described the NAKSHA mapping exercise this way: “It simply documents physical land parcels as they currently exist on the field, meaning ongoing legal and boundary disputes will remain unaffected and will continue to be managed by the appropriate judicial and administrative courts.”
The clarification also says that physical presence during the survey does not, by itself, let a neighbour claim land through that exercise. That statement concerns NAKSHA’s mapping context; it should not be read as a complete account of Indian title law or as a decision about any particular property.

Choose the next step by identifying the actual problem
Before approaching an authority or starting a formal process, establish the property’s country and, if it is in India, its state or Union Territory. Land administration and procedures vary; India’s Department of Land Resources identifies land management as a state subject. The appropriate route also depends on whether the disagreement is about locating a boundary, correcting a record, or deciding competing ownership claims.

- Organize the documents. Gather the complete deed and plan, available earlier conveyances, parcel records and relevant official entries.
- Clarify the disputed point. Record which boundary or piece of land the neighbour identifies and how that differs from the documents or features you understand to mark your property.
- Seek a local measurement if needed. Ask a qualified surveyor to compare the documentary description, official spatial records and site features. Verify the surveyor’s credentials and the local authority’s requirements.
- Get local legal advice if the claim continues. A property lawyer can advise whether the issue calls for a record correction, administrative demarcation, negotiation or a process that can determine legal rights. Do not assume one India-wide remedy, deadline or evidentiary rule applies.
India has legal services institutions at national, state, district and taluka levels. NALSA advises readers to check eligibility and available services with the relevant legal services authority; eligibility is not automatic.

How the boundary process differs in England and Wales
This comparison applies only to England and Wales, not India or other jurisdictions. HM Land Registry says there is usually no record of the exact property boundary or ownership of a hedge, wall, tree or fence, and most title plans show only a general boundary. Its guidance says the legal boundary depends on the relevant pre-registration conveyance or transfer as a whole, including its plan. If that plan is unclear, a court may consider other evidence, including physical features as they existed at the time.
For registered land in England and Wales, an application for a determined boundary requires evidence and a plan. HM Land Registry lists certified pre-registration deeds, an expert report or a signed statement as possible supporting evidence, and says a chartered land surveyor can prepare the plan. If a neighbour objects, the application may be referred to a tribunal. The Land Registry page lists a £90 application cost; that is a changeable fee for this specific process and jurisdiction, not a fee that applies elsewhere.
Rank #4
HM Land Registry also distinguishes an agreement that identifies an unclear boundary from a transfer of land. A boundary agreement is not a substitute where the parties are actually transferring land; formal conveyancing may be required.

The Department of Land Resources launched the Digital India Land Records Modernization Programme in 2016. That programme date does not measure how common neighbour boundary disputes are or how often a deed resolves one. The official sources cited here provide no reliable figure for the prevalence of these disputes or the success rate of particular remedies.

Because the property’s location is unspecified, no universal conclusion can be given about who owns a disputed strip, what deadline applies, or which authority or court has jurisdiction. Those questions require the property’s location and an assessment under the applicable local law.
