In Fortune’s June 9, 2025 report, the average 30-year conventional conforming mortgage rate was 6.813%. That figure came from Optimal Blue data reviewed June 6 and reflected loans locked through June 5—not quotes issued on June 9. These rates are a historical U.S. snapshot, not a guide to rates available today.

Fortune’s June 9 rate report identifies these as current rates in its publication, but the observation date matters: they represent locks through June 5, not a live June 9 lender quote.
How the June 9 figures compare with other reports
Mortgage-rate averages can differ without either source necessarily being wrong. Daily lender-lock datasets and weekly surveys measure different observations and may reflect different borrower profiles or loan assumptions.

Freddie Mac’s weekly survey
Freddie Mac’s Primary Mortgage Market Survey is a weekly benchmark, not a June 9 daily quote. Its June 5, 2025 release reported 6.85% for a 30-year fixed mortgage and 5.99% for a 15-year fixed mortgage; the prior week’s averages were 6.89% and 6.03%. Freddie Mac’s June 5 release describes its survey as covering conventional, conforming, fully amortizing home-purchase loans for borrowers with excellent credit putting 20% down. Freddie Mac subsequently reported 6.84% and 5.97%, respectively, for the week of June 12 in its June 12 release.
Another June 9 daily series
MortgageResearch.com reported 6.9% for a 30-year fixed mortgage, 5.91% for a 15-year fixed mortgage, 6.23% for FHA, and 7.29% for jumbo loans on June 9. It noted that its figures can differ from Mortgage News Daily. This is a separate series from the Optimal Blue data in Fortune’s report, not a same-source check. The MortgageResearch.com rate page is the cited source for those figures.

Why your mortgage offer may be different
Published averages describe a group of loans, not a guaranteed rate for an individual borrower. Your actual offer can vary with credit, loan type, down payment, lender pricing, and whether discount points are included. A quoted interest rate alone also does not show the loan’s full upfront cost.
When comparing lenders, request quotes for the same loan amount, term, loan program, and rate-lock period. Compare points and fees alongside the interest rate; paying more upfront for points can change which offer costs less. Fortune advises comparing personalized offers from multiple lenders rather than assuming any one source will provide the lowest rate.
