Mortgage Research reported an average 30-year fixed purchase rate of 6.52% (6.55% APR) and a 15-year fixed purchase rate of 5.48% (5.53% APR) on August 4, 2025. Its average 30-year fixed refinance rate was 6.58% (6.61% APR). These are the publisher’s dated daily averages, not guaranteed offers for individual borrowers.

The table shows Mortgage Research’s daily averages for that date. Rate and APR are distinct: the rate is the loan’s interest rate, while APR expresses borrowing costs more broadly. The report does not provide a uniform fee schedule or personalized borrower assumptions, so the figures are reference points rather than directly comparable loan offers.

Why rates were falling, and what could push them back up
Mortgage Research’s August 4 article said rates had fallen the previous Friday after the July jobs report came in weaker than expected and revisions to earlier months pointed to a softer labor market. It also said tariff announcements had lifted bond yields on Thursday evening amid inflation concerns, potentially limiting further declines. That is the article’s contemporaneous explanation of market movement, not proof that any one release caused a specific change in mortgage rates. Read Mortgage Research’s market context.
Why another rate survey may show a different number
Freddie Mac’s August 7, 2025 Primary Mortgage Market Survey reported a 30-year fixed average of 6.63%, down from 6.72% the prior week, and a 15-year fixed average of 5.75%, down from 5.85%. Those are later weekly figures, not August 4 daily rates. Freddie Mac’s survey focuses on conventional, conforming, fully amortizing home-purchase loans for borrowers with 20% down and excellent credit. There is no single official mortgage rate that applies to every borrower. Mortgage News Daily’s August 28, 2025 methodology commentary describes market rates as estimates of what borrowers may be able to lock or close with particular lenders; surveys and aggregations use different approaches. It characterizes Freddie Mac’s survey as averaging five days and its own index as daily data from multiple lenders. These differences in timing, loan scope, borrower profile, and methodology help explain why published rates do not always match.

A national or publisher average cannot establish the rate you qualify for. The rates available to you depend on the loan and your circumstances, and the August 4 report does not supply a common set of fees or borrower details for all categories.

- Compare the same purpose: purchase offers against purchase offers, and refinance offers against refinance offers.
- Match the term and structure, including 15-year versus 30-year fixed loans and fixed-rate loans versus adjustable-rate mortgages.
- Compare programs only when you qualify for them; FHA, VA, USDA, conventional, and jumbo loans have different eligibility and loan rules.
- Review both the note rate and APR, along with lender fees and points. A lower listed rate alone does not establish the less expensive offer.
- Request personalized quotes from several lenders on comparable terms. Freddie Mac Chief Economist Sam Khater said on August 7 that buyers can save thousands by getting quotes from a few different lenders. Freddie Mac’s release.
The August 4 figures are historical. Mortgage pricing changes, so anyone shopping now should check current lender quotes rather than treat this snapshot as today’s market.
