A small daily decline in one mortgage-rate measure on October 8, 2026, did not reverse the broader weekly climb. Freddie Mac’s national weekly survey put the average 30-year fixed rate at 7.40% that day, up from 7.28% the previous week; a separate daily market observation was slightly lower than its prior reading.
What the latest mortgage-rate figures show
The figures describe different measurements, not a single rate moving in opposite directions. Freddie Mac’s Primary Mortgage Market Survey reported a 7.40% average for a 30-year fixed mortgage as of October 8, 2026, compared with 7.28% one week earlier. Its 15-year fixed average was 6.73%. Freddie Mac’s October 8 release provides the weekly figures.

The Associated Press characterized the 30-year Freddie Mac series as having risen for seven consecutive weeks and reaching its highest level since November 2023. That describes the weekly survey’s trend, not every daily rate observation. The AP report was also dated October 8, 2026.

A separate report dated October 9 cited an Optimal Blue 30-year fixed-rate observation of 7.42% for October 8, one basis point below its preceding observation. This is a daily market measure, not Freddie Mac’s weekly national survey, so it does not contradict the weekly increase. Nor does it establish that a particular borrower could obtain a 7.42% offer. MortgageDaily.com’s report identifies the daily observation.

Daily and weekly series can differ because they track rates on different schedules and through different measurement methods. The cited reports establish that the numbers are separate; they do not establish a specific cause for the daily move.
How to use these rates when shopping
National averages are useful context, not personalized quotes. The figures do not determine what a lender will offer you: an actual quote depends on the borrower and loan details. Compare written quotes for the same loan type, term, and assumptions, and check the full cost rather than choosing by the headline rate alone.

Freddie Mac chief economist Sam Khater advised borrowers to get multiple quotes, saying that shopping around “can potentially save them thousands over the loan’s lifetime.” Realtor.com’s October 8 report quoted Khater. The advice is to compare offers; it is not an endorsement of a particular lender or a guarantee of savings.
