Mortgage Rate Lock: When to Lock Your Rate and How Long It Lasts

A mortgage rate lock can hold an offered rate through closing, but only within its stated period and conditions. Learn how to choose a term, handle delays, and compare offers.

A mortgage rate lock holds the interest rate your lender offered for a stated period, subject to the lock’s terms and your closing on time with the application unchanged. There is no universally best day to lock: the practical choice is to match the expiration date to a realistic closing timeline, then weigh the price and conditions of that lock against the risk of rates changing. Check the lock status and expiration date on page 1 of your Loan Estimate, and ask the lender for any costs or conditions the estimate does not show.

What a mortgage rate lock does—and what it does not

A rate lock is an agreement with a mortgage lender to hold an offered interest rate for a defined period. The Consumer Financial Protection Bureau (CFPB) describes the protection this way: “A lock-in or rate lock on a mortgage loan means that your interest rate won’t change between the offer and closing, as long as you close within the specified time frame and there are no changes to your application.” The CFPB page containing that guidance was last reviewed May 2, 2023: What’s a lock-in or a rate lock on a mortgage?

As an Amazon Associate I earn from qualifying purchases.

That qualification matters. A lock is not an unconditional promise that the quoted rate will survive any delay or any change to the loan or borrower’s circumstances. It protects the agreed transaction under the lender’s written terms. A closing that slips past the expiration, or material changes to the application, can affect whether the original rate still applies.

A lock also does not necessarily give you a lower rate if market rates fall. Unless the lender’s terms provide a float-down or similar option, you generally remain at the locked rate. A lock therefore trades some exposure to rising rates for less ability to benefit from falling ones.

When should you lock your mortgage rate?

There is no calendar rule in the cited guidance that identifies the best day to lock, and it does not support predicting which way rates will move next. Freddie Mac says the decision depends on current market conditions, how close you are to closing, and your comfort with risk. The CFPB’s practical advice is to make sure the lock lasts long enough to reach closing and to ask whether a longer term is available and what it costs.

Think of the choice as coordinating two things: the timing of the lock and the closing date you can realistically meet. Locking earlier or choosing a longer term can protect you for more of the time before closing, but may affect the offer’s price and can leave you without the benefit of a market-rate decline. Waiting may preserve the possibility of receiving a later offer, but leaves more time for the offered rate to change before you lock. Which trade-off is right depends on your circumstances and the lender’s actual terms; a rate forecast cannot remove that uncertainty.

Before you decide, ask the lender

  • When does the lender normally offer a lock, and can you lock earlier or later?
  • Is the rate already locked, or is the Loan Estimate showing an unlocked rate?
  • What is the exact expiration date, and what closing date does the lender expect?
  • What would a longer lock period cost, and does the price appear as points, lender credits, or another adjustment?
  • What happens if closing is delayed, including the fee, availability, and any limits on an extension?
  • Does the lender offer a float-down option if rates fall, and what are its written conditions?
  • Which changes to the loan or application could alter the rate?

Ask for answers in writing and read the lock agreement rather than relying only on a verbal description. A lock’s status and expiration date are shown near the top of page 1 of the Loan Estimate. The CFPB also cautions that the Loan Estimate itself does not state the cost of extending a lock, the price of the specific lock period, or whether a different duration would cost more or less. Those details need to come directly from the lender. See the CFPB’s guidance on reviewing Loan Estimates.

How long does a mortgage rate lock last?

Lock periods vary by lender and offer. The CFPB says 30, 45, or 60 days are typical, sometimes longer. Freddie Mac lists 30-, 45-, 60-, or 90-day periods and says 30 or 45 days are the most common. These are general descriptions, not a guarantee that a lender will offer every duration or at a particular price. Confirm the available terms for your loan.

Lock period What the cited guidance establishes What to confirm with your lender
30 days Included among typical periods in CFPB guidance and among periods Freddie Mac lists. Whether this period covers your expected closing and what it costs.
45 days Included among typical periods in CFPB guidance; Freddie Mac says 30 or 45 days are most common. Whether the expiration leaves enough time for your closing and what it costs.
60 days Included among typical periods in CFPB guidance and among periods Freddie Mac lists. Whether the lender offers it for your loan and how its price compares with shorter terms.
90 days Listed by Freddie Mac as an available period in its consumer guidance. Whether it is available from this lender for your loan and what it costs.

The descriptions above come from the CFPB’s rate-lock guidance and Freddie Mac’s consumer article about rate locks. Neither source establishes one standard duration, price, or availability across lenders.

Choose a period around a realistic closing date

Start with the closing date the lender currently expects, then ask how much time the proposed lock leaves beyond that date. The key is not to select a duration simply because it is common; it is to understand whether the expiration covers the schedule you are actually working toward. If the timeline is uncertain, ask what a longer lock costs and how the lender handles a delay before choosing.

For example, if the lender’s estimated closing date is near the lock’s expiration, ask whether a longer period is available and compare its price with the shorter term. This is a decision prompt, not a prediction that closing will be delayed or that rates will rise. The lender’s estimate, lock agreement, and extension policy determine what protection the offered period provides.

What happens if closing is delayed and the lock expires?

If you have not closed before the expiration, you may need an extension to keep the locked rate, and the lender may charge a fee. The CFPB says an extension fee may apply even when lender processing caused the delay. Do not assume that an extension is automatic or that it will be offered on the same terms.

Before accepting a lock, ask whether an extension is available, how its cost is calculated, whether the lender can refuse it, and whether you can switch to a longer lock before the current one expires. The CFPB discusses expiration and extension questions in its guidance on how to choose a loan offer. Get the lender’s answers and any applicable terms in writing, and contact the lender promptly if the closing schedule starts to slip rather than waiting until the expiration date.

If mortgage rates fall after you lock

In general, a rate lock does not automatically reset to a lower market rate. Freddie Mac notes that some lenders may offer a float-down option, which may allow a borrower to move to a lower rate under specified conditions. Its availability and terms are lender-specific; the sources do not establish uniform rules for when a float-down is triggered, what it costs, or whether it can be used more than once.

If a lower-rate option matters to you, ask before locking whether one is offered and have the lender explain its eligibility requirements, timing, fees, and limits in writing. Compare those terms with the ordinary lock offer. Do not assume that a casual promise to “revisit” the rate means the locked rate can be lowered.

Why can the rate change even after you lock?

A lock applies to the transaction and application covered by its terms, not automatically to every later version of your loan. The CFPB identifies several changes that may affect the rate even after a lock:

  • Loan type or down payment: Changing either can change the terms used to price the loan.
  • Appraisal: An appraisal value that differs from what was expected may affect the offer.
  • Credit: A credit-score change, including one associated with new debt or missed payments, may affect the rate.
  • Income documentation: If overtime, bonus, or other income cannot be documented as expected, the lender may need to reassess the application.

These examples are reasons to check before making a material change, not a guarantee that every such change will alter every borrower’s rate. Before changing the loan amount, program, down payment, or another important fact, tell the lender and ask how the lock and offer would be affected. The CFPB’s explanation of a lock’s conditions is available in its rate-lock guidance.

How to compare rate locks and Loan Estimates

A lower headline rate is not enough to identify the better offer. Compare Loan Estimates for the same loan type and terms, then consider the rate alongside the costs and lock conditions. If loan amount, down payment, or other assumptions differ, the offers may not be comparable until you ask the lenders to quote on matching details.

  1. Confirm the offers use matching assumptions. Check loan type, down payment, loan amount, and other key details. Ask for a revised estimate if necessary to make the comparison fair.
  2. Check lock status and expiration. Find out whether each rate is locked, the expiration date, and whether the period fits the expected closing schedule.
  3. Ask what the lock period costs. Compare the price of the stated duration with any alternative duration, including how points or lender credits differ. The Loan Estimate alone may not give these specific lock-period prices.
  4. Compare delay terms. Ask whether an extension is available, what it would cost, and whether the lender has discretion to decline it.
  5. Check for a float-down. If offered, compare its written eligibility conditions and limits rather than assuming a lower market rate will be passed through.
  6. Evaluate rate and total loan costs together. Review the full estimates, including points and lender credits, instead of choosing on the interest rate alone.

A Loan Estimate is useful for comparing offers, but it is not final loan approval, and receiving one does not itself commit you to that lender. For the CFPB’s broader comparison guidance, see Review loan estimates and Choose a loan offer.

A short checklist before you lock

  • Verify the rate is actually locked and note the stated expiration date.
  • Check that the lock period matches a realistic closing timeline.
  • Get the price of the chosen period and alternative durations directly from the lender.
  • Understand extension availability, potential fees, and whether an extension could be refused.
  • Confirm how a float-down works if the lender offers one.
  • Ask what application or loan changes may affect the locked rate.
  • Compare complete Loan Estimates based on the same loan terms, not just the quoted rate.
