Short answer: Lock a mortgage rate when the certainty of keeping today’s quote through a realistic closing date is worth the pricing cost and extension risk. Leave it floating when you can tolerate daily changes and want the possibility of a lower rate before you lock. A lock is conditional: it normally holds only for the stated period and only if you close under the application and loan terms described in the agreement. An unlocked rate can change at any time.
This U.S.-focused guide shows how to read the Loan Estimate, match a lock period to your closing schedule, compare lenders on a like-for-like basis, and prepare for delays or falling rates. Your signed lock agreement and current disclosures control your transaction.

What a mortgage rate lock is
A rate lock is a lender’s agreement to honor a specified interest rate for a specified period, subject to stated contingencies. The Consumer Financial Protection Bureau (CFPB) says a locked rate stays unchanged through closing when you close within the lock period and your application does not change. Typical examples are 30, 45, or 60 days, with some lenders offering longer periods; those examples are not a promise that every lender offers each term. Read the written agreement for the exact expiration date, conditions and pricing.

What a lock does not mean
- It does not mean the loan is fully approved. Underwriting, appraisal, title, insurance and other closing requirements still apply.
- It does not guarantee that every loan term is permanent. A change to the loan amount, credit profile, verified income, loan type, down payment, appraisal or income documentation can trigger a review under the lock’s contingencies.
- It does not automatically protect you after expiration. A delayed closing can require an extension, repricing or a new lock.
Regulation Z commentary describes a lock as credit extended at a given rate subject to contingencies in the rate-lock agreement. That definition appears in the CFPB’s official commentary at §1026.37.
What floating a mortgage rate means
When your rate is floating, the lender has not committed to a final rate. The quote can move with market pricing until you lock. If you later lock, the rate is set at that later time, not retroactively at the earlier quote. Floating can preserve access to lower pricing if rates fall, but it leaves your payment and cash-to-close less certain.
Floating is not a forecast that rates will fall. The available consumer guidance does not establish a dependable probability that rates will rise or decline, nor a universal calendar date that is best for every borrower. The decision is a risk choice based on your timeline, budget and tolerance for change.

Lock versus float at a glance
| Decision point | Rate locked | Rate floating |
|---|---|---|
| Rate before closing | Held at the agreed rate during the stated period, subject to the agreement’s conditions. | May change at any time before a later lock. |
| Typical timing examples | Common periods include 30, 45 or 60 days; some lenders offer longer terms. | No fixed protection period until you lock. |
| If market rates rise | The agreed rate can protect you if the file remains within the lock conditions and closes on time. | Your eventual rate can be higher when you lock. |
| If market rates fall | You may not receive the lower market rate unless your lender offers a float-down or another written adjustment. | You may lock the lower rate later, subject to availability and the lender’s pricing. |
| If closing is delayed | An extension, repricing or new lock may be needed; charges and availability are lender-specific. | The rate remains exposed while you wait, then is set when you lock. |
| Application changes | Changes can affect the rate or terms under the lock contingencies. | Changes can affect the eventual offer and pricing as well. |
How to decide: a practical sequence
1. Confirm the current status
Open page 1 of your Loan Estimate. It identifies whether the interest rate is locked and, if so, the date and time the lock expires. If the estimate says the rate is not locked, treat the quoted rate as changeable until you receive a written lock confirmation. The CFPB’s explanation of the Loan Estimate is at Questions about your Loan Estimate?
2. Build a realistic closing timeline
Use the date in the purchase contract or refinance plan, then add time for underwriting conditions, appraisal, title work, document corrections and scheduling. Ask your loan officer how much time the lender normally needs after the file is complete, and identify any step that could push closing beyond the target date. A lock that expires before closing can turn a predictable rate into an extension or repricing problem.
3. Price the available terms
Ask for the rate, points or other pricing adjustment for the term you actually need. Request the price of a shorter and a longer lock, not just the default option. The Loan Estimate may not show every lock-duration price or extension charge, so obtain those figures in writing before choosing.

4. Compare both downside risks
Locking limits the damage from a rise but can leave you above market if rates fall. Floating preserves a chance to benefit from a decline but can increase the rate, payment and cash required at closing. Decide which outcome would be harder for your budget to absorb. Do not treat a market prediction as a certainty; the official guidance does not provide a reliable forecast for an individual borrower.
5. Check the fallback plan
Before locking, learn the lender’s extension policy: the charge, how it is calculated, how long an extension lasts, whether the lender can refuse it, and what happens if the lock expires before an extension is approved. Also ask whether a float-down is available, what event triggers it, and whether it carries a fee or pricing change. These are lender-specific features; rely on the written terms for your loan.
Match the lock period to your closing date
A short lock can have better pricing but gives you less schedule cushion. A longer lock may cost more through a higher rate, additional points or another pricing adjustment, yet reduce the chance of an expiration. The correct comparison is not “short is cheaper” or “long is safer”; it is the total cost of each option against the probability and consequence of a delay.
- Choose a shorter period only when the timeline is well controlled. This may fit a straightforward refinance or a purchase with completed appraisal, title and underwriting work, but confirm the lender’s actual expiration rules.
- Consider a longer period when uncertainty is material. New construction, complex income, condominium reviews, title issues or a chain of dependent transactions can make the closing date less predictable.
- Do not count contract days without checking lender deadlines. A lock may expire at a specific time on a date, and weekends or holidays may affect processing even when the contract date appears to fit.
Ask the lender to state the expiration in calendar terms and explain what must be completed by then. Keep the answer with the lock confirmation and your Loan Estimate.
What can change a locked rate
A lock protects only the transaction described in the agreement. Before you sign, ask the lender to identify every contingency that could change the rate or terms. Common examples named in CFPB guidance include:
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
- an increase or decrease in the loan amount;
- a change in credit score or other credit information;
- income that cannot be verified as originally represented;
- a different loan type, occupancy or down-payment structure;
- an appraisal that changes the value or loan-to-value calculation; and
- missing, changed or insufficient income documentation.
Some changes may require a new approval rather than a simple administrative correction. Ask what documentation the lender needs and whether a revised Loan Estimate or lock confirmation will be issued.

What happens if rates fall after you lock?
Without a written adjustment feature, a lock generally leaves you at the agreed rate even if market pricing improves. Some lenders offer a float-down, but its availability, timing, eligibility, fee and re-lock rules vary. Do not assume a float-down exists because another lender offers one. Ask the lender to describe the trigger, the lowest rate you could receive, whether points change, and what happens to the original lock.
If you are deciding whether to float while waiting for a possible decline, set a personal ceiling for the rate and payment you can accept. A lower future quote is not useful if a sudden increase makes the loan unaffordable or causes you to miss your closing deadline.
How to read the Loan Estimate and lock agreement together
- Check page 1 of the Loan Estimate. Record the interest rate, whether it is locked, and the stated expiration.
- Review the rate-lock confirmation. Match the borrower names, property, loan amount, product, term, points and expiration to the Loan Estimate.
- Find the contingencies. Note which application or property changes permit the lender to reprice.
- Document the extension terms. Write down the charge, payment method, length of the extension and whether approval is discretionary.
- Ask about falling-rate treatment. Obtain the float-down or re-lock rules in writing if offered.
- Save every revision. Keep dated Loan Estimates, lock confirmations and written messages so you can identify what changed and when.

Use these CFPB questions verbatim, then request the answers in writing:
- “What does it mean if I lock my rate today?”
- “What rate lock time frame does this Loan Estimate provide?”
- “Is a shorter or longer rate lock available, and at what cost?”
- “What if my closing is delayed and the rate lock expires?”
- “If I lock my rate, are there any conditions under which my rate could still change?”
- “If I lock my rate, and interest rates go down, what happens?”
Add these transaction-specific questions:
- What is the exact extension charge, and can the lender refuse an extension?
- Is there a separate lock fee or pricing adjustment today?
- What rate and points apply to each available lock duration?
- What events cancel, suspend or reprice the lock?
- Is a float-down available, and what are its written eligibility rules?
- Who must approve a change, and how quickly will a revised disclosure be issued?
Compare multiple lenders on the same basis
Request Loan Estimates from more than one lender and ask each for the same loan type, term, occupancy, down payment, points preference and other features. Otherwise, a lower rate may simply reflect a different product or more upfront points. The CFPB explains this process in Request and review multiple Loan Estimates and Choose a loan offer.
For each offer, place these items side by side:
- locked or floating status;
- rate-lock expiration compared with your expected closing date;
- rate and points for the proposed duration;
- extension fee, length and approval policy;
- float-down or falling-rate treatment, if confirmed; and
- contingencies that could change the rate.
Compare the total structure, not just the headline rate. A slightly different rate may be offset by points, lender credits or an extension risk that matters more to your timeline.

Examples of when each choice may fit
Purchase with a firm, near-term closing
If the appraisal, title work and underwriting are substantially complete and the contract date falls comfortably inside the available lock, certainty may be more valuable than trying to time a market move. Verify the expiration and the lender’s required-clear-to-close timing.
Purchase with uncertain construction or title work
A longer lock or a documented extension plan can reduce the chance of an expiration. Compare its pricing with the potential cost of a re-lock, and ask who pays if the delay is caused by the builder, title issue or another party.
Refinance with flexible timing
If you can postpone closing without contractual penalties and can tolerate payment changes, floating may preserve flexibility. Set a rate target and a deadline so the decision does not drift indefinitely.
Budget with little payment headroom
When a modest rate increase would make the payment unaffordable, the protection of a lock may carry more value than the possibility of a lower quote. Confirm that the locked terms still fit your verified income, assets and loan amount.
Common mistakes and how to avoid them
Assuming a verbal quote is locked
A quote is not the same as a written lock confirmation. Check the Loan Estimate and request the agreement showing the rate, expiration and conditions.
Choosing a term that ends on the closing date
Processing delays can occur even when everyone expects to close on time. Leave practical buffer or understand the extension procedure before committing.

Ignoring pricing differences
Ask how points, lender credits and the rate itself change between lock durations. The cheapest-looking rate may require more cash upfront or a risky short period.
Expecting the lender to honor the old rate after a material change
Report changes in income, credit, loan amount, property value or loan type promptly. Ask how the change affects the lock instead of assuming the original terms survive.
Assuming falling rates automatically trigger a refund
Only written float-down or re-lock terms establish that option. If none exists, the original locked rate generally remains the applicable pricing subject to the agreement.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsComparing unlike offers
Use the same loan features and review each lender’s lock and extension terms. The CFPB’s comparison guidance is at Choose a loan offer.
If your lock is about to expire
- Ask the lender for a written status update and the exact expiration time.
- Identify every outstanding underwriting, appraisal, title or documentation item.
- Request the extension cost, duration and approval decision before the expiration.
- Ask whether a new lock would use current pricing and whether points or credits change.
- Notify the closing agent and other parties if timing must be adjusted.
- Save the revised lock confirmation and Loan Estimate.
Do not wait until expiration day to ask. An extension may require internal approval, and the lender may have limits or discretion to refuse it.
Scope and consumer protections
This explanation is general U.S. consumer guidance. Mortgage rules and disclosure practices apply to most mortgages covered by the CFPB’s Loan Estimate process, but lender policies, fees, lock menus and state requirements vary. Your issued Loan Estimate, signed rate-lock agreement and other closing documents govern your specific transaction. If a lender’s explanation conflicts with the written documents, request clarification before relying on the quote.
