Mortgage and Refinance Rates Today, October 9, 2026: What the Latest Data Shows

Freddie Mac’s latest weekly U.S. averages rose to 7.40% for 30-year fixed and 6.73% for 15-year fixed. The available daily reading is for October 7, not October 9.

The latest located U.S. benchmark does not confirm a Friday, October 9 decline. Freddie Mac’s weekly survey, released October 8, put the average 30-year fixed mortgage rate at 7.40% and the 15-year fixed rate at 6.73%—both higher than a week earlier. A separate daily index reported a small decline for October 7, but that is not a Friday rate reading.

Mortgage rates today: latest verified figures

The latest located official weekly benchmark is Freddie Mac’s Primary Mortgage Market Survey, released October 8, 2026. It covers U.S. conventional, conforming, fully amortizing home-purchase loans for borrowers with 20% down and excellent credit—not a personalized rate quote or a refinance-specific offer.

Loan type October 8, 2026 One week earlier One year earlier
30-year fixed 7.40% 7.28% 6.30%
15-year fixed 6.73% 6.60% 5.53%

Both weekly averages rose from the previous week and were above their year-earlier levels. The Associated Press said the 30-year figure was the highest in nearly three years; the prior comparable peak was 7.44% on November 16, 2023. The survey had recorded seven consecutive weekly increases. Freddie Mac’s survey is a benchmark; a lender’s offer can vary with credit, loan amount and type, property, discount points, and rate-lock period.

Did mortgage rates fall today?

A verifiable daily rate observation for Friday, October 9, was not located. The closest cited daily reading was an Optimal Blue 30-year rate of 7.43% for October 7, reported by MortgageDaily.com as down two basis points from its preceding observation. That daily index is a different measure from Freddie Mac’s weekly survey, and neither reading establishes the rate for October 9. The Freddie Mac weekly average released October 8, by contrast, increased from the prior week.

So the headline claim that mortgage rates fell and reversed part of the previous day’s rise cannot be confirmed by these figures. Daily indexes and weekly surveys use different methods and dates; state the measure and observation date whenever comparing a move.

What refinance rates today mean for your decision

Freddie Mac’s reported averages describe purchase loans, not refinance rates. Refinance pricing depends on the borrower and transaction, so use quotes prepared for your own circumstances rather than treating a purchase-loan benchmark as an available refinance offer.

A one-day dip by itself does not establish that refinancing will save money. Compare your existing mortgage with a lender’s official Loan Estimate and consider the rate, APR, discount points, lender fees, mortgage insurance, closing costs, and how long you expect to keep the new loan. Also match the comparison to the transaction: rate-and-term and cash-out refinances are not the same scenario, and a 15-year and 30-year term can produce different payments and total costs.

Check the break-even point

For a rough estimate of how long upfront point costs take to recover, divide the cost of the points by the expected monthly savings. Then consider whether you expect to keep the loan beyond that period. This is only one part of the comparison: include other costs and compare Loan Estimates for the same borrower scenario. The CFPB’s examples use lender data dated April 1, 2025, so they should not be read as current October 2026 offers.

Shop comparable offers

The Consumer Financial Protection Bureau recommends comparing Loan Estimates rather than choosing by interest rate alone. Freddie Mac Chief Economist Sam Khater said in the October 8 release that shopping around and getting multiple quotes can “potentially save them thousands over the loan’s lifetime.” Potential savings are not guaranteed; compare the complete offers and their costs.
