More Than 7,000 Acres of Iowa Farmland Sold in December 2025

A December 2025 report counted more than 7,000 Iowa farmland acres sold by December 16, with 926 acres still scheduled for auction and substantial variation among reported sale prices.

More than 7,000 acres of Iowa farmland had sold by December 16, 2025, according to a report by Successful Farming. The report also listed 926 acres scheduled for auction before the end of the year. Its figures describe December 2025—not the current month—and may not include every Iowa farmland sale.

What the December 2025 tally covers

Successful Farming reported that its team and Peoples Co. compiled the sales information. The publication counted 63 December sales and calculated their transaction value at more than $80,535,469. Because some prices were not disclosed, that amount is the publication’s calculated total, not a complete or audited statewide tally. The report cautioned that its auction results may not represent all December farmland sales in Iowa.

The sales covered a wide range of property types and sizes. In the final two weeks covered by the report, examples ran from a 377-acre Union County cropland tract to rural building-site properties of 10 acres or less. The average sale was just under 100 acres. The 926 acres still scheduled for auction before year-end were pending auctions, not completed sales in the December 16 tally.

Three sales that show why per-acre prices differ

The report’s examples span $7,900 to $32,000 per acre. They are not direct comparisons: county, parcel size, land mix, and productivity rating all differ, and the report does not provide a complete dataset or statistical adjustment for those factors.

Union County, December 5 377 acres sold for $2,978,300, or $7,900 per acre. About 130 tillable acres, 200 pasture acres, and 40 timber acres. Average CSR2 was 63; the tillable acres rated 67.8. The report gave the county average as 63.2.
Sioux County, December 1 35.51 acres sold for $1,136,320, or $32,000 per acre—the highest per-acre price in the report. CSR2 was 94.5. The report gave the county average productivity index as 86, citing AcreVision.
Osceola County, December 11 80.16 acres sold for $1,466,928, or $18,300 per acre. CSR2 was 98, the highest among the December sales analyzed in the report; 100 is the maximum. The report gave the county average as 86, citing AcreVision.

The Sioux County sale was described by Successful Farming as a new Iowa farmland price record, surpassing a reported $30,000-per-acre Sioux County record from November 2022. That record characterization is the publication’s, based on the sales it reported; it should not be read as an independently verified or necessarily current statewide record.

The Sioux County sale was handled by Zomer Company Realty & Auction for Audrey J. Gesink. The company’s Facebook post, as quoted in the report, called it “a very active auction of multiple active bidders!” and said the farm “was purchased by a local farmer and will remain as farmland!”

What CSR2 tells a farmland buyer

The Iowa Corn Suitability Rating Index began at Iowa State University in the 1970s and was updated in 2014 as CSR2. Successful Farming describes it as an Iowa-specific relative index of corn productivity that combines historical corn yields with soil characteristics, and as the state’s most widely used soil productivity index.

A higher CSR2 indicates a stronger rating on that productivity index; it is not a dollar valuation or a guaranteed yield forecast. It is one part of understanding a parcel, alongside its tillable share, pasture or timber acreage, location, and other property characteristics. The December examples illustrate why a single per-acre figure or rating cannot explain a sale by itself.
