More than 4,800 acres of Iowa farmland were scheduled for auction across 18 counties in February 2025, according to a January 29 report by Successful Farming. The schedule included eight tracts in Hardin County, eight in Guthrie County, and two in Sioux County. These were planned auctions—not confirmed sales—and the report does not establish whether the auctions proceeded or what any land ultimately sold for.
What the February 2025 schedule included
Successful Farming’s team compiled a statewide roundup of farmland auctions planned for the month. It reported at least 20 additional auctions beyond the featured sales, with a majority of the listed activity in western Iowa and five auctions scheduled east of Interstate 35. Sale formats varied, including in-person and online auctions and sealed bids.
The schedule is a snapshot reported at the time, not a record of completed transactions. It gives no final prices for the 2025 auctions and does not confirm that all tracts sold.

The listing details below are the figures reported by Successful Farming; they are not a standardized comparison of land quality. CSR2 ratings are included as parcel descriptors. The article does not explain the rating methodology, so a rating alone should not be treated as a yield or profitability forecast.

How the sales were being marketed
Buyers-choice terms appeared in the Hardin and Guthrie County offerings, allowing bidders to pursue tracts under the sale’s stated terms. Online bidding was available for both. The Sioux County listing was presented through Zomer Company Realty and Auction, but the report did not specify its bidding format. Across the wider statewide schedule, formats ranged from live and online auctions to sealed bids.

What the market commentary does—and does not—show
At the January 2025 Land Expo, Jim Knuth, Senior Vice President of Farm Credit Services of America, said auctions and listings had been sellers’ preferred methods and that private sales had declined over the previous couple of years. He also observed that sellers were taking land to auction or listing it to maximize the value of the asset. These were Knuth’s contemporaneous observations, not a quantified statewide study or proof that every Iowa seller followed the same approach.
Successful Farming reported that a Sioux County farm had sold for $30,000 per acre in November 2022, describing it as a record and attributing the transaction to Zomer Company Realty and Auction. That is the article’s report of a past transaction, not a claim about the price level or record in February 2025.

What a prospective buyer could take from the listings
The roundup offered scheduled dates, tract sizes, selected tillable or cropland acreage, CSR2 ratings, and some sale terms. It did not provide completed auction results, a consistent measure of land quality across the offerings, or enough information to estimate the economics of a purchase. The reported lease and subsidy terms applied to one Sioux County tract as described in the listing; the report does not verify their eventual payment.
For a buyer reviewing a specific auction, the listing and sale documents—not the roundup alone—would be needed to establish bidding rules, parcel boundaries, improvements, lease obligations, and any other conditions. The February schedule itself should be read as planned activity reported on January 29, 2025.
