Yes—Houston’s single-family housing market still looked relatively balanced in August 2026, despite slower sales and mortgage-rate pressure. The latest full monthly Houston Association of Realtors (HAR) report showed 5.3 months of inventory, a $330,000 median price and an average 54 days on market. Those measures point to more choice and time for buyers without a sharp decline in prices. They do not mean every Houston neighborhood or property type favors buyers.
What the latest Houston housing figures show
HAR’s August 2026 update, published September 9, is the latest full official local report reflected here. Its indicators tell a mixed story: available homes were plentiful by recent standards, but closed sales were down year over year.

The combination matters more than any one number. Inventory gives buyers a wider pool to consider; a longer average selling period can mean less pressure to rush. Meanwhile, a modest year-over-year median-price decline and nearly unchanged active listings do not indicate a broad price collapse. The 11.5% drop in closed sales shows that activity had cooled, though sales alone do not establish why each transaction did not occur.

Why “balanced” is a qualified description
HAR Chair Theresa Hill described balance as the defining characteristic of the August market, pointing to buyers having more options and time while sellers continued to benefit from relatively stable prices. That is an interpretation of several indicators, not a separately published HAR balance score.
A 5.3-month supply is useful context, but it is not proof that buyers hold the upper hand across the whole metro area. Inventory, demand and negotiating leverage can differ by neighborhood, price range and property condition. The reviewed official figures do not provide a complete neighborhood-by-neighborhood comparison, so buyers and sellers should treat the metro-wide average as a starting point rather than a prediction for a specific home.

Higher mortgage rates: keep the dates straight
Mortgage rates affect what a buyer can afford each month, but the rate figure available here is not contemporaneous with HAR’s August closings. Freddie Mac’s national average for a 30-year fixed mortgage was 7.28% for the week reported Thursday, October 1, 2026. Axios reported that this was 0.25 percentage points above the prior week and 0.94 points above a year earlier. It is a national weekly average, not a Houston-specific quote or a rate offered to every borrower. Axios’s October 1 report on Freddie Mac’s rate.
That October figure should not be used to explain August sales as if it were the rate prevailing during that month. It does, however, illustrate why financing costs remain important for buyers assessing a home’s total monthly payment. Actual offers depend on borrower and loan details; the market data here do not establish an individual’s eligibility or quoted rate.

Houston’s August figures differed sharply between detached single-family homes and townhomes or condominiums:

The substantially higher townhome and condominium supply indicates a different market dynamic from single-family homes. The two segments should not be treated as interchangeable when evaluating how much selection buyers have or how quickly listings may move.

HAR reported 40,750 active single-family listings in July 2026, its highest recorded level, with 5.5 months of inventory and a $340,000 median price. In August, active listings were 38,947, inventory was 5.3 months and the median price was $330,000. These adjacent reports show a slight easing in listing counts and supply from July, alongside a lower median price; they do not by themselves establish a continuing trend.

What buyers and sellers should take from the data
For buyers
- Use the added selection and longer average selling time to compare homes carefully rather than assuming a listing requires an immediate offer.
- Evaluate a specific property against comparable homes in its neighborhood and price band; metro-wide figures cannot determine whether that home is fairly priced.
- Work from a payment you can sustain at the rate and loan terms actually available to you. The October national average is context, not a personal quote.
- Compare property types separately. The August supply for townhomes and condos was notably higher than for single-family homes.
For sellers
- Relatively stable metro-wide prices do not guarantee that an individual listing will sell at its asking price or on a particular schedule.
- Account for the average 54 days on market when setting expectations, while recognizing that local conditions and the home itself can differ from the average.
- Monitor competing listings and recent comparable sales in the relevant neighborhood and property category rather than relying only on the citywide median.
