Is 8% Next? Why Mortgage Rates Have Surged—and Could Stay Higher for Longer

The reported 30-year fixed average reached 7.40% in October 2026. Eight percent is possible, but the path depends on Treasury yields and mortgage spreads—not just the Fed.

Eight percent is possible, but the latest reported national average does not show that it is imminent. Freddie Mac’s 30-year fixed-rate average was 7.40% for the week reported October 8, 2026, according to the Associated Press. Reaching 8% would require another 0.60 percentage point increase. The direction depends chiefly on long-term Treasury yields and the mortgage spread—not simply on the Federal Reserve’s next policy-rate decision.

What the latest mortgage-rate figures show

The 7.40% figure is a national weekly survey benchmark, not an offer available to every borrower. The Associated Press reported Freddie Mac’s averages for the week of October 8, 2026, as follows:

Fixed-rate loan Reported average Comparison
30-year 7.40% 7.28% the prior week; 6.30% one year earlier
15-year 6.73% Reported for the same week

The 30-year average was the highest since November 16, 2023. The difference between the 30-year and 15-year averages is a national survey comparison, not a promise that choosing a shorter term will produce those exact rates or a lower total cost for a particular borrower.

How mortgage rates are set

A useful first approximation is that a mortgage rate equals the 10-year Treasury yield plus a mortgage spread. The spread is the additional yield investors and lenders require for mortgage-specific risks and costs, including origination and servicing, as well as lender profit. Mortgage-backed securities markets transmit Treasury-market moves into mortgage pricing, though the relationship is not one-for-one.

The spread changes over time. Federal Reserve Bank of Dallas researchers found that, in a model using 20 years of data, about 70% of variation in mortgage spreads over 10-year Treasury yields could be explained by the level of the 10-year rate, the slope between the federal funds rate and the 10-year rate, and implied rate volatility. That is an explanation of historical variation in the researchers’ model, not a forecast for the next rate move.

Why rates have surged

Several forces have pushed longer-term borrowing costs higher; the increase cannot be attributed to one cause alone. The Associated Press reported that the 10-year Treasury yield was 5.29% at midday October 8, 2026, compared with 3.97% before the late-February start of the Iran war. Its coverage connected the latest climb to higher Treasury yields, inflation worries and bond-market volatility, and also cited government-debt concerns.

In a separate October 7 report on minutes from the Federal Reserve’s September 15–16 meeting, the Associated Press cited government borrowing, technology-company borrowing for data centers, rising oil and gas prices, and signs of still-elevated growth and inflation as factors contributing to higher longer-term borrowing costs.

Federal Reserve Board researchers offer a broader explanation for the rise in far-forward Treasury rates: heightened perceived risk of future adverse supply shocks and greater concern about future federal deficits. They reported no evidence that increased far-ahead inflation risk explained that particular rise. The researchers also noted that the 10-year Treasury yield remained somewhat above 4% over the prior year and a half despite 175 basis points of Federal Open Market Committee target-rate cuts during that period. Those findings help explain why long-term yields can resist short-term policy easing; they do not establish a single cause for every mortgage-rate change.

What the Fed can—and cannot—tell you about mortgage rates

The Fed influences expectations for inflation and future short-term rates, and its securities holdings can affect demand for Treasuries and mortgage-backed securities. It does not directly set the 30-year mortgage rate. As the Federal Reserve Bank of St. Louis explains, “The Fed may choose to lower short-term rates using monetary policy tools, but long-term mortgage rates could stay high or even rise.”

The October 7 Associated Press account of the September meeting minutes said most officials thought another policy-rate increase might be needed in 2026 to combat inflation. That was an account of officials’ views in those minutes, not a commitment by the committee to raise rates or a direct forecast for mortgage rates. The same report said the Fed’s recent policy hike likely played only a limited role in the broader jump in longer-term borrowing costs.

Why higher rates can keep housing activity constrained

The Federal Reserve’s July 2026 Monetary Policy Report said that most outstanding mortgages had rates below 4%, while the prevailing 30-year fixed mortgage rate at the time was 6.4%. Those July figures illustrate the rate-lock incentive: an owner with a low-rate mortgage may be reluctant to sell and replace it with a loan at a substantially higher rate. They are not October rate figures.

The same report recorded core goods PCE inflation of 2.4% over the 12 months through May 2026, up from 0.6% over the preceding 12-month period, and said food prices were almost 30% above pre-pandemic levels. These figures provide context for inflation pressures; they do not, on their own, predict where mortgage rates will go.

Could the average reach 8%?

Yes, if long-term Treasury yields rise further, the mortgage spread widens, or both happen. Conversely, stable or falling Treasury yields and a narrower spread could keep the average from reaching that level or pull it lower. The evidence available here does not support a reliable date or probability for 8%.

An older forecast illustrates why dates matter. Fannie Mae’s March 2026 forecast projected annual average 30-year fixed mortgage rates of 5.8% for 2026 and 5.6% for 2027, using mortgage-rate observations through February 27, 2026. Because it predates the later surge, it should not be treated as current guidance for what rates will do next.

How to use a national average when shopping for a loan

A weekly national average helps show the broad market, but your actual offer depends on your circumstances and the loan terms. Compare personalized offers from lenders on the same day, using the same loan type, term, down payment and other assumptions. Look at the quoted rate alongside costs and other terms rather than assuming the survey benchmark is the rate you will receive.
