Larry Ellison’s real estate holdings are best understood as a collection of large, varied assets—not as a verified $1 billion portfolio. The defining holding is his acquisition of most of Lanai, alongside a long-running concentration of reported Malibu properties and reported homes in Florida, Woodside and Newport. Media outlets have published much higher portfolio estimates, but no comprehensive current valuation or parcel-by-parcel inventory is established.

Why the “$1 billion” figure needs context

The title’s $1 billion figure is a framing, not a confirmed current total. Realtor.com put Ellison’s portfolio at an estimated $2.9 billion in a 2026 article, while a September 2026 industry article said a full valuation is difficult because properties are held through private entities and some transaction prices are undisclosed. Neither figure should be treated as an audited balance sheet or a complete accounting of current holdings. Realtor.com’s portfolio estimate and the industry report on valuation limits provide reported estimates, not a verified portfolio-wide value.

Lanai is the portfolio’s defining holding

In June 2012, Castle & Cooke sold its Lanai holdings to Ellison. The County of Maui later described the transferred holdings as approximately 98% of the island. That supports saying Ellison acquired most of Lanai’s privately held land; it does not mean he owns the entire island. Maui County’s fiscal 2012–13 financial document records the approximate share and transfer.

The acquisition’s significance goes beyond acreage. A contemporaneous Lanai Planning Commission record discusses the ownership transition in the context of the island’s resorts, golf courses, residential development and land-management operations. Those county materials establish the scale and setting of the transaction, but do not provide a current independent valuation of the assets. The planning commission record describes that context.

Malibu: a long-running concentration of homes

A 2013 Los Angeles Times report said a PropertyShark search of public records conducted for the newspaper found nearly two dozen Malibu properties purchased by Ellison. That is a historical reported count, not a current ownership tally. The article described buying, keeping, leasing, selling and renovating properties, particularly around Carbon Beach. The Los Angeles Times account also reported a three-structure Carbon Beach compound bought from Terry and Jane Semel for $37 million in 2012 and said many Carbon Beach homes had been acquired in the $10 million-to-$17 million range.

Later reporting adds individual examples rather than a complete property ledger. Realtor.com reported that Ellison’s first Carbon Beach purchase was in 2002 and that he bought producer Joel Silver’s beach house for $38 million in 2018. The same 2025 report estimated Malibu holdings at more than $180 million; that is a secondary-media estimate, not a verified current value. Realtor.com’s Malibu report provides those details.

Florida: reported residence and purchase prices

Realtor.com reported that Ellison bought a 16-acre Manalapan estate in 2022 for $173 million. The outlet also reported an $80 million purchase elsewhere in Palm Beach County in 2021. These are reported transaction prices, not valuations of the properties today.

The same 2026 report says Ellison filed a Declaration of Domicile with Palm Beach County in May 2023, naming the Manalapan residence his predominant and principal home. As reproduced by Realtor.com, the filing states: “I hereby declare that my above-described residence and abode in the State of Florida constitutes my predominant and principal home, and I intend to continue it permanently as such.” This is language from a filing, not an interview statement, and the report does not establish his present-day occupancy. Other reported locations—and what remains unknown

A September 2026 industry magazine also describes holdings or acquisitions in Woodside, Newport and other parts of California, in addition to Lanai and Florida. The sources cited here do not provide a parcel-by-parcel current inventory, so these should be treated as reported locations rather than a definitive list of everything Ellison owns. The industry report likewise notes that private entities and undisclosed prices make a complete valuation difficult.

The available picture is therefore strongest on the scale of the Lanai transaction and on selected reported purchases. It is less conclusive about the current ownership status, market value and complete extent of the portfolio. No comprehensive, independently verified total is established by the cited reporting.
